To assist in explaining the process of mold remediation, the simplified chronological steps

below are typically encountered:


1) Mold concern is suspect by building occupants / property owner.
2) Assessment of area of concern by licensed MAC (Mold Assessment Consultant).
3) Documentation of a mold remediation protocol by a licensed MAC.
4) Client use of protocol to obtain bids for mold remediation by a licensed MRC (Mold
Remediation Contractor).
5) Client awarding of remediation work to specific MRC.
6) MRC files notification of work with SDHS (State Department of Health Services) for work
exceeding 25 contiguous square feet of affected building materials.
7) Area to be remediated placed off limits to building occupant usage.
8) MRC sets containment/negative air per protocol to protect adjacent building areas.
9) MRC removes building material areas specified in protocol.
10)If additional building materials are in need of removal due to contamination, the MAC is
contacted for an amendment to the protocol.
11)MAC documents amendment the protocol to specify any additional building materials to
be removal by MRC.
12)MRC removes additional building materials per documented protocol amendment.
13)MRC completes removal of contaminated building materials and starts final cleanup,
wipe-down, and air scrubbing in preparation for clearance by MAC.
14)MAC notified by MRC that project is ready for clearance.
15)MAC conducts clearance (air and surface sampling with visual inspection).
16)If clearance passes, MAC issues passed clearance report, declares remediation
successful and complete, and signs Certificate of Mold Remediation (along with MRC).
The removal of containment can then occur and the rebuilding of the area begin.
17)If clearance fails, MAC issues failed clearance report and states what
corrective/additional actions should be conducted by MRC to achieve a successful
clearance condition.
18)The MAC conducts another clearance and if passes, #15 is conducted, but if fails, #16 is
repeated until passed clearance achieved.

The above are the procedures in Texas in compliance with the Texas Mold Assessment and
Remediation Rules (25 TAC §§295.301-295.338).
