Helppeople Mentorship Program


Summary
PURPOSE: The purpose of the Helppeople Mentorship program is to help young people
who may be enduring hardship and negative self-worth. It is one of our goals to help
them become productive, successful individuals by being firmly established in a career
in real estate and learning biblical principles. By doing this, we are helping meet a
tangible need and renewing their minds. The strategies in this program are designed to
encourage our teenagers & young adults to see beyond the hardship and any negative self
worth. We have designed a program that is not based on educational background or
where a person may be in life. It is designed to meet a tangible need and supply
substance to an individual's life. We have designed proven modules in real estate,
marketing, negotiations, credit, financing, inspections, basic computer skills,
communication skills, basic web design, furthering real estate education, commodities
and last but not least, biblical principles. With the right resources we can have an
individual's perception focused and heading in the right direction in 90-120days.
PROJECT SETTING AND TARGET POPULATIONS: Helppeople Mentorship
program will be based in Michigan. We are targeting teens & young adults between the
ages of 12-25 years old. The mentorship program is not based on educational
background, ethnic, racial, economic, or social background. According to research, we
have found that it is at this age that most young people lose focus on the most important
aspects of their lives. Some give up on school, get distracted from the goals they would
have set, if any, there is also a lot of teen pregnancies, they lose hope, engage in a high
level of criminal activity, and this is also the age that will determine if an individual will
be a benefit to the society or not.
STRATEGIES: 5 or more individuals will be selected using a screening process. The 5
or more individuals will be trained in the modules that best fit their personalities. The
individual (mentee) will work with the mentor for a period of 3months. During the three
months, mentees will attend mandatory meetings, training seminars and workshops, and
will have the opportunity to start and complete a deal under the module they are working
in. The individuals will also learn how to renew their minds through the teaching of Jesus
Christ. Expected outcomes of this program are to have real estate entrepreneurs, positive
self-worth, financial stability, mature spiritual life, good strong relationships formed, and
confidence. Exportable products will include fliers, brochures, and newsletters with
program information.

Budget Narrative
Introduction
The budget was developed by David Willis.
The basis for estimation of the costs is solely based on personnel salaries i.e. the
Administration Clerk and the mentors, equipment purchase i.e. computers, calculators,
internet and phone services, staff training, appraisal costs, property purchase, remodeling
costs, materials and supplies, consultants and other projected expenditures.
Personnel- Mentoring programs of this nature do require extensive amount of work and
time invested.
The Project Director will allocate 50% of his time for the general administrative
oversight of this program.
The Administrative Clerk will allocate a minimum of 25 hours per week to assist in data
entry, answering phones, taking messages, scheduling appointments, typing and
formatting fliers, and brochures. The administrative clerk will also be responsible for any
inventory and making orders as needed and paying any bills incurred.
Staff Training- the mentors will attend different real estate training sessions and this is
mostly for training in any module updates. Both the mentors and mentees will attend at
least two real estate seminars during the 3months learning period.
Transportation- Not everyone has their own means of transportation, as a result any
mentor who uses their vehicle for the program excluding their own trip to and from work,
will be paid $.35 to $1.00 per mile at the end of each week. Trips for the program will
include, picking up mentees and driving to training seminars.
Supplies- Purchase of general office supplies to be used for the efficient management of
the program. At least 3computers will be purchased for the program. These computers
will be used to locate properties, effective communication, file storage and management,
basic web design and matching information.
Consultants- Professional speakers, seasoned investors, will be used for extensive
training for the mentors and mentees. Financial advisors will also be included to help
mentees with budgeting and any financial advice needed. There will also be a Pastor or
Minister who will assist with the Biblical principles classes.

Property Purchase, property remodeling- these properties will be purchased during the
training of the mentees, and the properties will be fixed, then resold.

Appraisals- these would be for properties being acquired during the program.
Other- Funds in this category will be used for the purchase of certificates given to the
mentees at the accomplishment of the program, for the graduation dinner, for Pizza Day
and prize winnings for different competitions. Postage expenses will also be covered.

Need for the Program


A lot of our young adults get lost between the ages of 15 to 25 years, so God has placed it
on my heart to start this program which is designed to take an individual and have them
make money in Real Estate regardless of where they are in life, and renew their minds
through the teaching on Jesus Christ.

In determining the need for the program, we considered the following factors:

1. Disowned young adults having negative behavior


It has been my observation that some of our young adults turn to negative behavior to get
attention because they are not getting the attention and/or support they need at home. In
most cases they end up turning to crime, and drugs. Once they start turning to these
avenues most parents decide to turn a deaf ear towards them because they do not know
how to deal with the situation. Because of this lack of communication, we have young
adults who do not make good decisions when it comes to their future. Their grades in
school drop and they lose hope in trying harder or looking for help because everyone else
around them has lost hope in them. Helppeople Mentorship program will be in place as a
place to give hope in such situations. We have mentors in place to work with individuals
to stir their lives in a positive direction. A comfortable environment will be presented to
help our mentees to have sense of belonging, because no one is focusing on what they do
not have but on what they can have and how they can achieve greater.
2. High Unemployment rates
There is no doubt that the high unemployment rate can be discouraging to our upcoming
generations and to those who have a decent educational background or those with no
GED. Unemployment raises so many questions as to where the money will come from to
pay for housing, education, food, to name a few. There is so much competition for all

jobs that are available, and the unemployment benefits can only pay for so much, but are
not enough to sustain a family of at least 3people. Helppeople Mentorship program will
be there to present an opportunity to build ones own career. A very promising career and
opportunity to create jobs not only for oneself but for others too. This will be an
opportunity to guarantee job security for ones family because for as long as we live,
people will always need homes.
3. Educational Budget cuts
Due to the United States being in a recession, our schools have been affected and
hence the funds to keep most after school activities going have been cut. Some
schools have been closed and this led to students transferring to other schools,
increasing the number of students-to-teacher ratio. Because there are so many
students to a teacher, not all the students can get the help they need during class. So
many activities that were aiding our children in receiving good quality education have
been taken away. It is in this environment that most students lose interest in school,
and this leads to high student drop outs.
4. Single family homes with absentee fathers or mothers
I have noticed that in families where there is only one parent in the home, and in most
cases where the father is absent, children find it difficult to get the help and attention
they need because the one parent is juggling two to three jobs in order to provide for
the family and we have found when mother's are absent the child is a emotional
wreck. This program is here to help our single parents with a way to work one job, set
ones working hours, have the opportunity to spend quality time with the family, have
the chance to attend most or all the childrens school functions, and even be a coach
or volunteer.
5. Low self-esteem in young adults
There are so many reasons why our young adults have low self-esteem and in most
cases this ends up in suicide. Low self-esteem could be the result of having a negative
body image, poor educational background or loneliness. Helppeople Mentorship
program will also address self images by teaching about Jesus Christ our Lord and
savior. This will feed the spirit and hence help one in renewing their minds on how
they see themselves and forming a good and healthy self-esteem.
6. Free hands-on training to help build productive and successful careers
Through my own personal experience, I have found it difficult to find a personal
mentor to walk me through the journey of being successful in the real estate
investment without having to pay any money. I have had to make mistakes, learn
from them and build a successful career by dedicating a lot of time and work. I know
that so many individuals do want to have their own businesses but in most if not all
cases one needs a substantial amount of money to start. The number of investors who

will invest in an inexperienced entrepreneur have decreased because of the economy


and because of so many cases of fraud. I am making available free step by step
hands-on-training, lifetime consultation, an investment in ones future, to name a few
advantages.

LOGIC MODEL
Mission
Leading people to Christ through real estate. Meeting peoples physical needs by
teaching them to take advantage of the many different revenue streams that come
from knowing real estate, a career not a job and meeting spiritual needs through
ministering to them through the Word of God.
Marketing
We have a variety of marketing strategies, to name a few, connecting with other
organizations that deal with troubled young adults and youth, and word of mouth. It
is our desire to reach out to juvenile detentions. In Michigan, we would make our
mentorship programs known to places like the Boys and Girls Club and the Judicial
systems.
Entry Requirements for Mentors

Must complete an application and pass a background check


Must have extensive knowledge in either real estate or the Word of God

Entry Requirements for the Mentees

The Candidates must be available to work a 40hr work week, unless if they
are in school, then at least 3 days per week is required, if they do have another
job, our schedule is flexible

If you miss work 4days in a space of two weeks without notice or a
reasonable excuse, you will be suspended from the program with the ability to
re-enter at the beginning of the next sessions.

Length of Program and # of Students/Mentees


This program runs for 3months for each group of candidates. The number of
candidates per term will be 5 or more. As the program grows we will take in more
candidates. At the completion of this program we believe that each person would
have most of what they need to continue a career in real estate and they also have an
opportunity to join the mentorship program. We will be there for them to provide
guidance along the way. In addition there will be a second phase to the program that
consists of learning about credit, asset protection, commodities, mortgage notes, and
appreciating and depreciating assets. We are here for the candidates for as long as
they need us.

Program Design
Step One
Prospective individuals will complete an application for entry into the mentorship
program two weeks before the start date. Once the applications have been reviewed,
the applicants will be called in for an interview. This interview is used to find out
where the prospective individual is academic wise, what their goals are, and why they
believe we should consider them for program. We will use a screening process to
select individuals who will enter into the program. If we have too many applicants,
we will put some of them on a waiting list for the following term.
Step Two
We systematically identify and train the mentee in a module that best fits their
personality. The mentee will be matched with the mentor who is leading the
particular real estate module. Training begins.
Step Three
We introduce the teaching on Jesus Christ to help in the renewing of their minds. We
have step by step study lessons that are targeted to helping form spiritual foundations
to build on. After 12weeks of going through christian based leadership courses,
mentees will be ready to further their spirituality and transition to a bible based
church.
Step Four
At the end of the 12 weeks of training, the mentees graduate. At graduation, each
mentee will receive certificates for completion of the program, and any certificates
for any outside training classes completed. We will also hold a graduation dinner for
the mentees. Each graduate will be offered a chance to work in the program as a
trainer or motivational speaker for the upcoming group of mentees. Lifetime
consultation is available for all mentees and there will always be an open line of
communication.

When purchasing a HUD and REO property, the non-profit organizations, first
time home buyers and government agencies are the only ones who can bid on
a property in the first 15days. This allows the non-profit organization to get
better properties at cheaper prices while having less competition.
A non-profit organization gets additional discounts when purchasing
properties.
All HUD properties that do not sell in 120days are sold to the non-profit
organizations at a deeper discount. Properties can be purchased for next to
nothing. This applies to purchasing both residential and commercial
properties.

Exit Strategies
There are many exit strategies that we can use/apply to get back the money used to
purchase, remodel a property for a profit, as long as we purchase the real estate the right
way. We are going to be focusing on two which are

2. Wholesale

1. Fix and Flip


With this strategy, our main focus is first time home buyers, and buyers who are only
looking to purchase ready to move in homes, i.e. they are not looking to do any work to
the home before they move in. We will identify a certain neighborhood that is not driven
by REOs, Bank owned properties and foreclosures. We have proven systems that assist in
identifying these neighborhood and properties. We also have proven formulas to aid in
the calculation of the price we need to purchase a property for. Aggressive cutting edge
negotiation tactics will help in purchasing properties at deeply discounted prices.
The properties we will target are located in upscale neighborhoods where there is low
crime rate, good school districts, and are attractive to the mid to upper scale families. We
would rehab these properties to make them the best homes in the area. Profits from these
properties can range from $25,000 to $75,000. The fix and flip should take 120days to

complete, purchase to sell. This allows us to continue to bring in large sums of


money/profit to continue to help the mentorship program with funding.

2. Wholesale
This strategy targets landlords, home buyers and cash buyers. These properties are
located in the highly populated neighborhoods and the market is driven by REOs, bank
owned properties, and foreclosures. In these areas we are able to purchase properties for
pennies on the dollar and sell them to investors, landlords, home buyers and cash buyers.
By purchasing such properties, and having the opportunity to purchase the properties
with no rehab at deeper discounts, we can turn around and re-sell the properties to
investors and home buyers who are driven on getting a deal. The profits for these
properties can range from $1,200 to $30, 000. We should be able to wholesale every 30
to 60days.

Closing Remarks
As the program grows, we will be able to monopolize the real estate industry because we
will have more people working in the market than other. This will allow us to have more
people marketing, others making phone calls, a fast response in customer relations and at
the same time grounding people in the Word of God. We will be able to duplicate this
program in any state or country.
Can you imagine being a pastor of a church and asking people in your congregation who
do not have a job to stand? Once identified, then you proceed to let them know there is a
window of opportunity available for them to get a career that will leave them financially
stable for the rest of their lives, and they can do this in 90 days, no strings attached. At
the end of the 90 days they will have a career, will have a biblical foundation to build on,
they will be productive, and happy. All that is required from them is their presence, time,
and dedication. You will then proceed to directing them to Helppeople Mentorship
program.
I also believe that the individuals who go through the mentorship program will be faithful
in coming and receiving the total benefit of the program because we are starting off in a
personal setting for those who may not be comfortable with the church setting and those
who may have the wrong feeling about people of God, because we are going to have two
one hour mandatory meetings each week teaching on the word of God and giving
spiritual guidance. The mentees will not have access to any funding resources to fund
their deal. So they have to stay to make money.

Mentees will be paid 10% from the net profit produced by their module. The mentors
will get 15%, Helppeople411 will receive 65% and the funding foundation will receive
10%. We would request that the funding foundation continue to fund the Helppeople
Mentorship program, as well as aiding in acquiring computers and other necessities to be
used during the program as we grow.
When one observes the street mentality, you often hear phrases like buy low, sell high,
or get direct to the source to get the product cheap, or you have the gift of gab it is
these mentalities that create good entrepreneurship qualities. We will be strategically
taking those mentalities and using them to build healthy and legal careers, then taking the
negative mentality and stirring it to a more positive mentality.

The Lord has called me to go to the Youth and Lost and minister to their hearts what
scripture teaches about our Lord and Savior Jesus Christ, GOD and the Holy Spirit. God
has bless me and allowed me to use real estate as one tool to accomplish this purpose.
