to go on vacation. We ask ourselves if
we forgot to lock the door, turn off the
lights or if our family, including pets,
are doing okay.
With so much responsibility in our
lives, it can be difficult to constantly
ensure your family and home are safe and
secure. Smart homes offer a range of features, from checking the temperature of
the home to monitoring family members
activities, all at the touch of the button on
your mobile device.
Smart homes come with options for a
home automation controller that allows
the user to control things like door locks,
light switches, thermostats, cameras,
security systems and energy monitoring
solutions from their smartphone or tablet.

All these functions are at the fingertip of


the homeowner, even from hundreds of
miles away.
With the touch of a button homeowners can make sure all doors are locked,
turn on the lights to make it look like
someone is home and adjust the thermostat to make sure the temperature is
appropriate for pets. Elderly family members can be monitored through cameras.
Parents can receive text messages telling
them the exact moment their children
arrive home. Smart homes have security
features that alert the owner when something, or someone, is in trouble.
The smart home industry is growing
right here in Albuquerque. Brian McCarthy, co-owner of Abrazo Homes, has
seen the benefits that smart homes offer
people first hand. Abrazo smart homes
are all inclusive and feature a tutorial that
elderly people love, said McCarthy. Abrazo
Homes was the featured builder in the

2015 Fall Parade of Homes and won the


Avid gold award for best customer service.

the table. Cleaning and
decluttering are necessary, vital
in fact, but only one small step
in properly preparing a property
for sale.
You also need to identify and
correct obstacles in the property.
If not, you are leaving money on
the table. Homes with obstacles
will not capture top dollar or sell
quickly. Buyers are smart, they
will look past pretty furniture and
notice the obstacles. This causes
them to either walk away or take
money off the top- significantly
inflating actual costs for each issue
identified.
If you are waiting to prepare
the property for sale, you are also
leaving money on the table. The
longer you delay the more money
you lose. You will lose even more

equity if you wait until you actually move. With that situation you
are carrying two properties with
all of the related expenses and
stress. When you move and leave
the property vacant, it further
increases your preparation and
insurance costs.
Start early, the moment you
want to sell your house, and place
your property on the market while
you are still living in it. If that is
not convenient, remember that
convenience has a very large price
tag and translates to a loss of
equity.
Sellers must remember that
the house should not just look
pretty. Placement of furniture, art,
lighting and accessories matters;
otherwise you are leaving money
on the table. Showcasing is more
than decorating- it is marketing.
When selling, you should also
test your property. Stand in the

entry and close your eyes. When


you open them, note the first five
things you see. If the houses features are not the focus, you lost the
sale. Its that simple.
Showcasing starts before the
walk through, strategic photos
will entice buyers. Once on site,
buyers are guided from room to
room and encouraged to envision
themselves living there. Make sure
the property also encourages that.
In summary, while pretty,
clean and decluttered are nice,
showcasing sells houses faster.
When faced with obstacles, buyers
will either walk away or reduce
bids. Overcoming obstacles with
creative and cost effective solutions allows properties to sell for
more money. Call an expert to
guide decisions and stay ahead
of buyers objections. Overall,
remember that delay is time and
time is money.

Emergency services need to see your house numbers to
find you. That is why the City of Albuquerque passed an
ordinance requiring all buildings, both residential and commercial, to
have easy-to-find numbers on the property.
If you dont have house numbers on your property, one of the easiest DIY solutions is to paint them on your curb.

for this beginner diy project, you will need:

Painters tape
Number stencils
White spray paint
Black spray paint
Paint brush and paint remover (for touch ups/overspray)

step 1:
Sweep and clean the curb. Once dry, tape off a rectangle at the
same height and slightly wider than your numbers stencils.

step 2:
Spray paint the rectangle white and let dry.

step 3:
Position and tape the stencils over the white rectangle. Be sure to
tape over the width of the white box not covered by stencils to avoid
overspray. If youre feeling especially artistic, you can leave a couple
inches at the end of the numbers for a stenciled or free-hand design.

step 4:
Spray paint the stencils black.

All buildings, both residential and


commercial, are required to have easy-tofind numbers on the property.

If you are a novice, you might need to touch up overspray areas using a small brush and the white spray paint. Clean up any mess with a
paint remover like Goof Off.

with Las Ventanas


Homes, but changes that will
help move the company forward.
When it was originally formed
several years ago, Las Ventanas was a
trio of friends who each brought a little
something different in terms of expertise
to the process. It was supposed to be a
limited-time partnership just to finish
off a couple of developments into which
the company had bought.
Las Ventanas, however, almost
became a victim of its own success as
those projects went so well that more
appeared.
We each have things that we can do
well, Scott Ashcraft said of his partners
Scott Allen and David Kleinfeld. We
came together because we had an opportunity. We made the most of that opportunity but we just kept getting more
opportunities.
As a matter of fact, Las Ventanas
enjoyed such success that in 2014, it was
one of the featured builders for the Home
of late

Mexicos Fall Homes of Enchantment
Parade. Things are going well, Ashcraft
said. Were on track for this to be our
best year yet. Weve really found our niche
and its getting better every year.
Last fall, Ashcraft, who was the true
builder of the group, bought out his
friends and partners so they could both
get back to their primary careers. It was
an amicable transition, he said. The
company had grown and we felt this
was the best way to move it forward.
This is absolutely my passion. Im a
fourth-generation builder and this is
what I love to do.
That allowed Ashcraft to carry on
what has become the Las Ventanas
mission: taking over developments that
for one reason or another, never quite
got completed. Such is the case with the
companys current project, La Luz del
Sol on the Westside.
The 79-lot development sits on the
bluff on the west side of Coors just
south of Montao, and construction first

started in the early 1980s. Its progress


bumped along slowly as it switched
hands several times. Work on the community came to a halt entirely when the
real estate slump settled in 2008, with 29
lots remaining.
The remaining eight acres shifted
hands again before Las Ventanas
bought it in 2014 and already the first
phase of those 29 lots have sold, said
Ashcraft. Work is progressing rapidly
on the final 15 lots, with a model in the
works and several pre-sold homes under construction. Were building new
homes right away, Ashcraft said.
This phase of the development will be
a bit different as homes in the first phase
shared one common wall, with each
having a small side yard on the opposite
side. But the homes in phase two will
have small side yards in addition to backyards where the views are maximized.
The development is an undiscovered
gem with its somewhat hidden perch
on the Westside. The views here are
amazing, he said. There are spots

where the bosque thins out and you can


even see the river.
For Ashcraft, that is important since
he grew up under the Rio Grandes
shadow in the North Valley. He and his
wife even bought a house in Thomas
Village, which his grandfather built.
Thats the great thing about Albuquerque, he said. Its still such a small
town in a lot of ways.
And because of that, Ashcraft said,
its imperative to do the best job possible, using quality products like Bosch
appliances, Kohler plumbing fixtures
and Pella windows all as a standard part
of the package.
We never use off-grade products,
he said. We always use the highest
quality products.
Ashcraft also believes that its important to build as environmentally sound
as possible, so Las Ventanas homes at
least meet silver-level green standards.
Thats an important feature that is
just something included in the way we
build, Ashcraft said.
