N
EXPERIE

At 11 stories and 136,000 square feet, 1050 K is

a boutique building, ideal for the unique small and
mid-sized firm in search of large company-caliber
amenities and attention.

You become inexorably engaged by the sublime balance

of environments. By a seamless transition between
interior and exterior spaces. By a building destined to
become Washington’s next great architectural landmark.

Indeed, to engage with 1050 K is to experience the

edge of elegance.
SOPHISTICATED WELCOME
The Lenkin Company and The Tower Companies call 1050 K Street
the most sophisticated building they’ve ever designed. It does not
take long to discover why this will be the capital’s next great business
destination. The experience begins with the elegant stone walkway
that extends from the sidewalk and beckons you inside. The lobby’s
rustic Jerusalem stone and warm English oak within a glass enclosure
invite you into the work world as you begin your day.

STUNNING ARCHITECTURAL ANGULARITY

The soaring angles of the rising roof line make the building taller than
its neighbors. The glass façade and outdoor landscaping create a clear
path from exterior to interior, blurring the line between the building’s
beginning and end. Step back a moment, and you’ll see why this space
is designed to be the center of new life in downtown’s East End.
ENVIRONMENTAL HARMONY
Natural elements of air, water, earth and light combine to create
an entirely liveable indoor environment. 1050 K Street is registered
LEED™ Gold, featuring the latest techniques in green design—efficient
water use, fresh indoor air, power from wind energy and maximized
use of daylight.

ARTFUL SPACES
Note the lobby’s custom, private gallery, where the light and colors of
the city contrast with museum-quality black-and-white photographs
of venues that artfully merge architecture and nature. The artful
experience extends to a second gallery on the penthouse level,
displaying photographs carefully spaced among glass panels.
BAMBOO WITH A VIEW
The penthouse gallery leads outside to a serene, haiku-inspired rooftop
garden of natural bamboo and grasses. Offering breathtaking views
of the Washington skyline, including the Washington Monument, this
area is an exquisite locale for hosting events for up to 150 guests.
At 1050 K Street, green building design has

eleven s
evolved. It combines 11 stories of spectacular
architectural design with customized
art galleries, elements from the natural

tories o
environment and a rooftop garden to create
something entirely different in downtown
Washington. The end result is a truly
inspirational space that speaks volumes about

f INSPIR
the companies that choose to make
it their home.

ATION
1 THE (LEED -CERTIFIED) GOLD STANDARD

FPO
1050 K has registered for the prestigious LEED™ Gold Certification,
an independent, third-party benchmark verifying that a building is
an environmentally responsible, profitable and healthy workplace.
LEED™ promotes a whole-building approach to sustainability by
recognizing performance in five key areas of human and environmental
health: sustainable site development, water savings, energy efficiency,
materials selection and indoor environmental quality.

2 DAYLIGHT DIVIDENDS
Full-length 9 1/2 -foot floor-to-floor windows bring natural daylight and
expansive views to all employees. That can increase productivity by up
to 16%.* The windows employ a frit to maximize inside-out visibility
while maintaining outside-in privacy.

*According to a study by the Lighting Research Center.

3 A BREATH OF FRESH AIR
You don’t have to step outside 1050 K to breathe clean air. The air
inside the building is completely replaced every 55 minutes. And the
fresh incoming air is “triple scrubbed” to remove 85% of airborne
toxins, which means that the air in here is cleaner than the air
out there.

4 A MIGHTY WIND
By employing wind energy credits, 1050 K completely offsets CO2
emissions from its electrical energy use and significantly reduces its
carbon footprint. Energy-efficient features also reduce the need for
energy by 26%. Combining the purchase of wind energy credits and
energy-efficient systems, the carbon offset is equal to removing 362
cars from the road every year.

5 HARD-WORKING WATER
The efficiency of 1050 K also extends to water usage. The building is
designed especially for conservation, with water efficiency approaching
52%, for a savings of nearly 2 million gallons per year.
6 MINDING THE METER
Studies show that “smarter energy use” occurs when businesses
pay for and realize their own utility expense. Leases at
1050 K Street will be structured on a NNN basis, with tenants paying
only their pro rata share of consumption. In addition, energy efficiency
from high-performance mechanical systems will enable tenants to
realize significant savings due to our combined water and power
efficiency measures that reduce consumption by up to 40%.

7 RETURN ON RENT
When the multiple benefits of green building design are combined
and totaled, rent expense can actually transition from an obligation
of your company to an investment in your business that generates
quantifiable returns in real dollars and human capital. (For
details, visit www.1050Kstreet.com and click on “Brokers” and
“Green Building.”)

8 CITIZEN K
1050 K tenants demonstrate corporate citizenship and responsibility
that burnish brands and build business. Your reputation depends
on your image, and your image depends on your company’s
relationship with the community. Today’s corporate commitment to
environmental responsibility lays a solid foundation for tomorrow’s
economic development.
9 WALKING THE TALK
For 1050 K tenants, “the health and wellness of our people” is not just
a corporate promise, but a real, provable commitment. By providing
a truly employee-friendly workplace, you reap the benefits of higher
productivity while being regarded as a caring employer.

10 TLC FOR 1050 K

Green buildings require unique supervision. Our staff is specially
trained to operate and maintain a harmonious, self-sufficient,
high-performance property. They continually focus on ensuring the
comfort of all tenants.

11 THE LONG HAUL

you can rest assured that the developers of 1050 K have an infinite
ownership horizon. We have a long tradition of sponsoring properties
in the local Washington area. We’ll be here, accountable to you,
fastidiously maintaining our property to the highest standards of our
