On the instruction of my clint I serve you the following notice:That you the notices have executed an Agreement to- sale in fvour of my clint regaring your plot of lands bearing khet No. 109 min jumla measuring 0.493 hectares 500 sq yards out of which there is khaprel house in 200 sq yards and on the rest 300 sq yards plot and 121 measuring 0.4740 hectares (1/4 th part) and 0.4050 hectares (6/8th part) respectively situated at nagaria kalan tehsil and district bareilly). The boundries of which are mentioned below East :- house of seller West:- Khet Badri North :- Plot of Shayam Lal south :- House of kunwar Sen

1. That the total Sale consideration was fixed ar Rs.3,00,000/- (Rupes three Lacsonly) and the limitation for exciting the sale deed was fixed and the Limitation for executing the sale- deed was fixed for 6 months. 2. That you notice requested that you will execute SALES deed within stipulated time but required some time as such the agreement to sale was executed on 19/12/2012 which was register in bhai I zild 5406 page 213-224 as serial No.14380 on 19-12-2012 for a total sale consideration of Rs. 3,00,000/- (rupes three lacs only) out of which Rs.50,000/- (Fifty thousand rupees only ) was given at the time of execution of this Agreement to sae. 3. That it was settled that the entry and possession shall be handed over to my client at the time of registration. 4. That client has been , and still ready willing specifically to perform the agreement on his part but you the notice has not done so. 5. That you have promised to excute the sale deed on June 18,20 and 21 my clint wated in the sub registrar office on three dates but you did not turn up there my clint has god his presence noted there in. 6. That you the notice did not turnd up to execute the sale-deed your interest has turned fraudulent you want to swallow the money and deceit my clint. 7. That you notices played treachery with my client and divided him on false grounds But now the patience of my client has ended decisively they has got no alternative but to initiate legal procceesings hence this notice 8. That it appears that the intention of the notices from the very beginning was dishonest & that you have never intended to execute the sale deed & deceived my clints by fraud conspiracy misrepresentation & deception Despitre my clints regular warnings, the notices kept on evading the execution of the sale-deed the notices are guilty of criminal intention in the time of execution of the agreement of sale the notices assured my Client that he would comply with the terms and conditions of the agreement to sale. 9. That if the notices have not given the the assurances for complying with the terms and conditions of the agreement to sale my Client would not have entered into the agreement sale nor extended the time limit of the above said agreement to sale. 10. That by this registered and UPC notice the notices hereby called to receive the remaining consideration and execute the sale deed in favour of my clint within one month of the receipt of this notice and a sum of Rs.250/only as expenses of the notice failing which my Client shall be constrained to initiate legal action against the notice under the criminal laws and prosecute the notices fortheir wrong doing and under civil laws to recover the aforesaid ourtstanding sum. The notice shall be liable and responsible to repay the expenses that would be incurred by my Client in respect of the legal proceedings.
