GREENSHIP New Building Version 1.1 is revised version from GREENSHIP New Building Version 1.0 which is valid from February 23 rd 2012 Tahap penilaian GREENSHIP terdiri dari : 1. Design Recognition (DR), with maximum point 77 2. Final Assessment (FA), with maximum point 101 Level of Design Recognition Achievement Platinum Gold Silver Bronze Minimum percentage is 73% with 56 points Minimum percentage is 57% with 43 points Minimum percentage is 46% with 35 points Minimum percentage is 35% with 27 points Level of Final Assessmnent Achievement Platinum Gold Silver Bronze Minimum percentage 73% with 74 points Minimum percentage 57% with 58 points Minimum percentage 46% with 47 points Minimum percentage 35% with 35 points

Each Category consists of different types of criteria, there are: Pre requisite criteria are available in all GREENSHIP categories and should be fulfilled. If one of pre requisite criteria could not be fulfilled, then the evaluation process also could not be continued. Because these criteria are seen as basic requirement for green building performance, there are no points available. Credit Criteria are also available in all GREENSHIP categories and the fulfillment is voluntary base. The more points are fulfilled the higher GREENSHIP level will be achieved. The sum of criteria credit points will be counted 100%. Bonus criteria are only available on particular category and the fulfillment is voluntary base. Because these criteria are seen difficult to achieved, these criteria are counted as additional points, not included 100% of credit criteria.

or Build in the urban areas having density of <300 persons / ha so that the level of residential density is > 300 persons / ha. Development is located and revitalization is done on brown lands/brown areas, such as landfills, polluted water body, and congested areas having standards of infrastructure and facilities below the minimum standard from benchmark 1. Revitalization in congested areas should be done by completing the minimum infrastructure and facilities based on benchmark 1. Community Accessibility

To encourage development in areas which already have network connectivity and improve the achievement of building usage and making it easier for the public in carrying out daily activities and avoid the use of motor vehicles. Open pedestrian access other than/in addition to the main road outside the site, which connects it to the secondary road and / or area owned by others so that there are at least 3 accesses to public facilities as far as 300 m distance by walk. Provide facilities / access which are safe, convenient, and free from the intersection with motor vehicle access to directly connect the building with other buildings, where there are at least 3 public facilities and / or by mass transportation station. Open building ground floor to the public to be a safe and comfort pedestrian access for a minimum of 10 hours a day. Public Transportation

To encourage the use of bicycles for building users by providing adequate facilities so as to reduce the use of motor vehicle. Benchmark 1 Availability of a secure bicycle parking lot for 1 unit per 20 building users (100 unit maximum) 2 If point 1 above is met and provide showers for 1 unit for every 10 bicycle parking lots. ASD 6 Micro Climate Aim To improve the quality of microclimate around building including human comfort and the habitat within building surroundings. ASD 7 Storm Water Management Aim To reduce the load of environment drainage system from the quantity of rain water runoff with an integrated rain water management system. Benchmark 1A Reduction of rainwater runoff volume into the city drainage network from building site up to 50% of total daily rainfall volume which is calculated according to Centre of Meteorology, Climatology and Geophysics or 1B Reduction of rainwater runoff volume into the city drainage network from building site up to 85% of total daily rainfall volume which is calculated according to Centre of Meteorology, Climatology and Geophysics 2 Show an effort to reduce flooding from outside building area. 3 Use technologies that can reduce rainwater runoff discharge. Energy Efficiency Measure EEC P1 Electrical Sub Metering Aim To monitor electrical usage to be used as the basis of a better energy management implementation. Benchmark Install kWh meter to measure electrical consumption in each group of loads and equipment systems, including: o The air circulation system o Lighting system and plugins o Other load system EEC P2 OTTV Calculation Aim To encourage the socialization of proper building envelope for energy savings. Benchmark Perform calculations of OTTV based on SNI 03-6389-2000 on Building Energy Conservation of Building Envelopes. EEC 1 Energy Efficiency Measure Aim

To encourage savings in energy consumption through the application of energy efficiency measures. Benchmark Energy modelling software Use energy modelling software to calculate baseline and designed energy consumption in building. The difference between designed and baseline is the saving. For each 2.5% of saving, starting from the energy reduction of 10% of the baseline will be given 1 point with a maximum of or GBCI Worksheet Use a worksheet calculation, for every 2% savings of the difference between the baseline and designed will be given 1 point. Saving is calculated from a 10% decrease of the baseline building. Worksheet is provided by GBCI. or Fixed savings for every component Use overall thermal transfer value (OTTV) separately from the building envelope and consider artificial lighting, vertical transportation, and air conditioning systems. 1C-1 OTTV 1 point (up to a maximum of 5 points) is given for every reduction of 3 W/m2 from OTTV value of 45 W/m2 (SNI 03-6389-2000). 1C-2 Artificial Lighting Use lamps with 30% lighting power, which is more efficient than the lighting power listed in SNI 03 61972000. Use 100% high-frequency ballasts (electronic) for working areas (workspace) Implement zoning for lighting for the entire working areas (workspace) and associated with a motion sensor. Placement of the light switch to be located within the achievable distance, to be easily accessed when opening the door. 1C-3 Vertical Transportation Lift using the traffic management system which has passed the traffic analysis or using a regenerative drive system. or Use energy-saving features on the lift, use a motion sensor, or sleep mode at the escalator. 1C-4 Air Conditioning System Using air conditioning equipment with minimum COP 10% larger than the standard as stated in SNI 03-63902000. EEC 2 Natural Lighting Aim To encourage the optimal use of natural lighting to reduce energy consumption and support the building design that allows optimal use of natural lighting. Benchmark Optimize the use of natural lighting so that at least 30% of floor space working areas obtains at least 300 lux of natural light. Calculations can be done manually or by software. For shopping centres, at least 20% of floor space non-service areas to have a minimum of 300 lux natural light. Additional 2 points is given if the first benchmark is met and added with the lux sensors for automation of artificial lighting when natural light intensity is less than 300 lux. Ventilation Aim To encourage the use of efficient ventilation in public areas (non nett lettable area) to reduce energy consumption. Benchmark No air conditioning (AC) within toilets, stairs, corridors, and elevator lobbies; and equip those rooms/areas with natural or mechanical ventilation. Climate Change Impact Aim To provide and increase the knowledge related to the effect of excessive energy consumption towards climate change. Benchmark Submit the calculation of CO2 emission reductions obtained from the difference between the energy needs of designed baseline building using the grid emission factor as stated in the DNA Decree on On Site Renewable Energy Aim To encourage the use of on-site renewable energy sources. Use renewable energy sources. 1 point (up to a maximum of 5 points) is given for every 0.5% of building electrical power substituted by renewable energy sources. Water Conservation WAC P1 Water Metering Aim To monitor the use of water so it can be the basis for better implementation of water management. Benchmark Install water meter (volume meter) placed at specific locations on the water distribution system, as follows: o One volume meter on each output system of clean water sources such PDAM or ground water o One volume meter to monitor recycled water system output o One volume meter installed to measure an additional clean water output when the recycling system is inadequate WAC P2 Water Calculation Aim To understand GBCI worksheet calculations to find out the water use simulation during the operational phase. Benchmark Fill the GBCI standard worksheet forms as provided. Water Use Reduction Aim To increase water use savings in reducing water consumption and waste water output. Benchmark A maximum of 80% water consumption is from primary source without reducing the number of water needs per person according to SNI 03-7065-2005 as table attached. 1 point is given with a maximum value of 7 points for every water consumption reduction from primary sources by 5% according to the reference in point 1. Water Fixtures Aim To encourage water saving by installing high-efficient water fixtures. Water Recycling Aim To provide recycled water from waste water originating from the building to reduce water demand from major sources. Benchmark Installation of recycled water with enough capacity for the entire flushing system, irrigation and cooling tower makeup water (if any). Alternative Water Aim To use processed alternative water sources to produce clean water in reducing water demand from major sources. Benchmark Use one of the three alternatives as follows: AC water condensation, used ablution water, or rain water. or Use more than one of three alternative water sources mentioned above. or Use a technology that utilizes sea water, lake water, or river water for clean water as sanitation, irrigation and other needs. Rainwater Harvesting Aim To encourage the use of rain water or rain water runoff as one of water sources to reduce water demand from major sources.

Material Resources and Cycle MRC P Fundamental Refrigerant Aim To prevent the use of material with high potential of ozone depletion. Benchmark Not using chloro fluoro carbon (CFC) as refrigerants and halon as a fire extinguishing agent. MRC 1 Building and Material Reuse Aim To use waste material from old buildings and / or from other places to reduce the use of new raw material, in reducing waste at the landfill and extend the life of the material. Benchmark Reuse all the material, both from the old building and other places: main structural material, facades, ceilings, floors, partitions, sills, and walls; at least 10% of the total material cost. or Reuse all the material, both from the old building and other places: main structural material, facades, ceilings, floors, partitions, sills, and walls; at least 20% of the total material cost. MRC 2 Environmentally Friendly Material Aim To reduce the ecological footprint from of extraction of raw materials and material production processes. Benchmark Use material which is environmental management system certified within the process of its production, at least 30% of the total material cost. Certification is considered valid if it is still valid within in the span between product purchasing in an ongoing construction work. Use recycled material at least 5% of the total material cost. Use material which mainly sourced from renewable resources with short-term (<10 years) harvesting time duration, at least 2% of the total material cost. MRC 3 Non ODS Usage Aim To use non ozone depletion potential material. Benchmark Not using ozone depleting substances in the entire building cooling system. MRC 4 Certified Wood Aim To use legal woods/timber that can be accounted for their origin to protect forests. Benchmark Use 100% of total material cost of timber for certified wood material in accordance with Government Regulation on the origin of wood/timber (such as FAKO, corporate certificates, etc.) and free from illegal If 30% from the above benchmark use Indonesian Eco labelling Institute (LEI) or Forest Stewardship Council (FSC) certified woods. MRC 5 Prefab Material Aim To improve efficiency in material use and reduce construction waste. Benchmark Design using modular or pre-fabricated material (excluding equipment) of 30% from the total material costs. MRC 6 Regional Material Aim To reduce carbon footprint from transportation for distribution and to improve domestic economic growth Benchmark

Use material which the location of its primary raw material and fabrication within 1000 km radius from the project site, at least 50% of the total material cost. Use material which the location of its primary raw material and fabrication are in the Republic of Indonesia, at least 80% of the total material cost. Indoor Health and Comfort IHC P Outdoor Air Introduction Aim To maintain and improve indoor air quality by introducing outdoor air, in accordance with the ventilation rate requirements for the health of building users. Benchmark Design a room that shows the potential of minimum outdoor air introduction based on ASHRAE Standard 62.1-2007 or ASHRAE Standards latest edition. IHC 1 CO2 Monitoring Aim To monitor the concentration of carbon dioxide (CO2) in controlling the entry of fresh air to maintain the health of building users. Benchmark Rooms with high density, i.e <2.3 m2 per person equipped with a gas sensor installation of carbon dioxide (CO2) which has a mechanism to control the amount of outdoor air ventilation so that the concentration of C02 in the room is no more than 1,000 ppm; the sensor is placed 1.5 m above the floor near the water return grille or return air duct. Environmental Tobacco Smoke Control Aim To reduce the exposure of building users and interior material surface from polluted environment sourced from cigarette smoke so that the health of building users can be maintained. Benchmark Place "No Smoking at All Building Areas" signage and not to provide smoking areas within the building. When available, smoking areas should be located at least 5 m from the building entrance, outdoor air intake, and window openings and located outside the building. Chemical Pollutants Aim To reduce indoor air pollution from building material emissions that can interfere health and comfort of construction workers and building users. Benchmark Use low volatile organic compounds (VOCs) paints and coatings, marked with GBCIs recognized label / certification. Use low formaldehyde composite wood products and agrifiber products, and adhesive laminating, marked with GBCIs recognized label / certification. Use lamp materials that contain the maximum tolerated level of mercury approved by GBC Indonesia and use non-asbestos and styrene materials. Outside View Aim To reduce eye fatigue by providing long-distance views and provide a visual outside view. Benchmark 75% of net lettable areas (NLA) directly face to the outside view which is restricted by transparent openings when it is drawn with a straight line. Visual Comfort Aim To prevent visual impairment due to light level that cannot be accommodated by human eyes. Benchmark Use lightings with room illuminance (light level) in accordance with SNI 03-6197-2000 on Energy Conservation in Lighting Systems. Thermal Comfort Aim To maintain the stabilized room temperature and humidity comfort in increasing building users productivity. Benchmark

To encourage the implementation of simple waste separation to simplify recycling process. Benchmark The availability of installation or facility to sort and collect household waste (Law No. 18 of 2008) based on organic and inorganic type. GP as a Member of Project Team Aim To direct the design steps of a green building from an early stage in achieving design that meets the rating. Benchmark Involve a certified GREENSHIP Professional (GP), to direct the project from design and planning stages prior to the registration of certification. Pollution of Construction Activity Aim To encourage waste reduction taken to landfills and to reduce construction waste. Benchmark Plan for a construction waste management, including: Solid waste: provide a collection area, separation, and recording system. Record the amount of every solid waste disposed in to landfill, reused waste, and recycled waste by a third party. Liquid waste: maintain the quality of water effluent water arising from construction activities to not contaminate the city drainage. Advanced Waste Management Aim To encourage integrated waste management in reducing waste landfill. Benchmark The availability of an onsite organic waste treatment plant or a statement and a plan an agreement for organic waste management with a third party outside the waste urban network systems. Provide a statement and a plan of an agreement for inorganic waste management with a third party outside the waste urban network systems. Proper Commissioning Aim To perform a proper building commissioning to ensure the resulting performances are in accordance with the initial planning. Benchmark Conduct a testing-commissioning in accordance with GBC Indonesia guidelines, including training related to the suitability of functional optimization and system performance with its planning and references. Ensure all measuring adjusting instruments have been installed at construction phase and ensure the suitability of proper commissioning components between design and technical specifications. Submission Green Building Data Aim To complete the database for standards and research in green building implementation. Benchmark Submit green building implementation data based on forms by GBC Indonesia. Declare and provide a statement that the building owner will submit the green building implementation data from the building within 12 months after certification date to GBC of Indonesia and an Indonesia Energy Data Centre which will be determined later. Fit Out Agreement Aim To implement green building principles during building fitting-out. Benchmark For leased building, to have a letter of agreement with building tenants; while for privately-owned building to have a Standard Operating Procedures (SOP), which consists of: o Use certified wood for fit-out material o Implementation of training conducted by the building management o Implementation of indoor air quality management after fit-out construction. Implementation in the form of Lease Agreement or SOP. Occupant Survey Aim To measure building user comfort on design and building operation system influence through a standardized survey.
