RENEWAL OF TENANCY AGREEMENT

This Renew Tenancy agreement is made at Karachi, this ______________day of ____________ 20___. In continuation of Agreement of Tenancy, Dated._____________.

BETWEEN
MRS. AQILA WAHID WIFE OF ABDUL WAHID , holding NIC No. 42201-0449303-8, Muslim, adult, resident of House No. C-10, in Block No.2, Gulshan-e-Iqbal, Karachi , hereinafter called Owner / LANDLADY party of the One Part.

AND
Mr. TARIQ SIRAJ son of BASHIR AHMED , holding NIC No. 42201-2384205-3, Muslim, adult, resident of Flat No. 60, Askari-IV, Main Rashid Minhas Road, Karachi, hereinafter called the TENANT / Party of the Other Part: (Both expression shall wherever the context so permits, mean & include their heirs, executors, administrators, successors, and assigns)

WITNESSETH AS UNDER

Whereas the Landlady is the sole and absolute OWNER of Apartment bearing No. 60-A, on Ground Floor, measuring approximately 2300 Sq, Fts., in the project namely Askari-IV, Situated at Rashid Minhas Road, Gulistan-e-Jauhar, Karachi hereinafter called the Said Premises AND WHEREAS the LANDLADY has agreed to let the Said Premises, to the aforesaid TENANT on MONTHLY RENT of Rs. 28,140/- (Rupees Twenty Eight Thousand One Hundred & Forty Only). NOW THEREFORE THIS AGREENENT TERMS AND CONDITIONS HEREINAFTER APPEARING:-

That the TENANT

Deposited a sum of Rs. 44,000/-

(Rupees Forty Four Thousand only), which will be treated as FIXED SECURITY DEPOSIT refundable to the TENANT at the time of entire vacation of the Said Premises (without interest) after deducting dues, damages, charges, if any. 2. That the TENANT has Paid 06 month(s) Advance Rent of the SAID PREMISES to the Owner i.e. Rs.1,68,840/- (Rupees One Lac Sixty Eight Thousand Eight Hundred and Forty Only) , which will be adjustable in monthly rent by the Owner from 01-07-2011 to 31-122011. 3. That the TENANT would pay the Electricity Bill according to on __________ Sui-gas charges, vide its Meter Meter/Sub-Meter reading, Vide its Meter No._____________ reading ______________as No.______________ as on __________, Water/Motor, Water and Sewerage Tax. Water Conservancy charges, Union/Maintenance fee of REC AskariIV, Telephone Bill if any, to the concerned authorities and paid bills to be handed over to the Owner or amount to be paid to the Owner and Owner shall pay all Government Taxes, Property Taxes, Cantonment Board, etc., from his/her own sources and own expenses. 4. That the Owner has handed over the vacant peaceful possession of the SAID PREMISES to the TENANT with all necessary fitting and fixtures, hence this AGREEMENT, shall come into force with effect from the blew mentioned date and shall be valid for eleven (11) months only i.e. effect from 01-07-2011 and expiring on 30-06-2012. 5. That the Tenant shall use the SAID PREMISES for his/ her own [RESIDENTIAL PURPOSE ONLY] and shall not sub-let or re-let the SAID PREMISES or its portion to any other person or person(s) or his/her relatives. 6. That the TENANT will keep the SAID PREMISES, in good and Tenantable condition, all fittings and fixtures are in working order, and he/she will not do any unlawful business or activities in the SAID PREMISES. 7. That the Owner wants to get the SAID PREMISES vacated from the Tenant then he/she will have to give one months notice to the TENANT similarly if the TENANT desire to vacate the SAID PREMISES then he/she will have to give one months notice to the Owner after one tenure.

Page 3 8. That the TENANT shall not make any alteration, addition,

modification etc., of any kind in the SAID PREMISES, or in any fittings and fixtures if any damage to the fitting and fixtures, etc. or in the SAID PREMISES, damages charges would be payable by the TENANT at full cost. 9. That this Tenancy Agreement can be renewed by mutual consent of both the parties for further eleven (11) months period, and 5% Monthly Rent shall be enhanced after every year.
