2. PROBLEM DEFINITION SECTION 2.1 Problem Statement

Houses are necessary goods for human. Therefore, as the population grows, the demand for houses will definitely increse(Global Property Guide, 2012). Researches show that there is a 21% rise of the quantity of houses sold from 2007 to 2011 (Meadows, 2013). That means it is getting harder and harder for people to buy a house which can satisfy them. people usually buy houses through visiting houses. However, spending lots of time on visiting open houses does not look like a good idea at all. Also, visiting open houses can only give customers a general idea about the quality and structure of the houses. However, to satisfy customers, there is a lot more information should be provided, such as the lighting conditions of the house, the neighbourhoods and so on. Hembrow (2007) suggests that customers should pay lots attention on invisible issues when they are purchasing houses. As for letting agencies, an annoying thing is paying salaries to employees who show customers open houses and not getting much feedback.

2.3 Justification

Width: This problem is becoming broader because the population of NZ is keeping going up,which means that the demand of houses is increasing (Global Property Guide, 2012). Researches show that there is a 21% rise of the quantity of houses sold from 2007 to 2011 (Meadows, 2013). Therefore, more and more people will find the complicated process of purchasing houses. It wastes a lot of time of them and does not give all the information of houses they need. Depth: People are getting busier and busier recently, as a result, a waste of time will really make them annoyed (Kreider, 2012). Therefore, there should be not much time wasting in the process of purchasing houses, because the satisfaction of customers will directly influence the economy in the industry (Najk, 2011). That is to say, as long as the complicated process of purchasing houses still exists, the house industry is hard to develop a lot.
3. RECOMMENDATION SECTION 3.1.A Potential Solution 1: establishing 3D house model service company

Description: The process to get all of the information of houses is so complicated, therefore, a lot of time will be wasted. While establishing 3D house models by using 3D scanners can definitely save a lot of time for both customers and letting agencies. As long as 3D house models have been established, employees in letting agencies can save lots of time on showing customers opening houses. And customers will no longer spend a lot of time on visiting open houses which can also solve the problems brought by visting open houses, such as traffic jams, the disturbance of people who live in the houses and so on. Also, 3D house models give customers a clear view of house structure, and even some invisible issues existing in the houses. For example, lighting conditions cannot be well shown to customers as well as noise, neighbours and some other factors. Key cause(s) addressed:

Pros: Cons: It takes lots of time and resources to bulid a 3D house modle service company. It may not be secure enough, privacy protect of neighbours may not be done perfectly. Customers will be charged more than what they are paying nowadays. It can simplify the process to get all of the information of houses. It hepls customers to find some invisible problems of houses. It can reduce time and labour waste of letting agencies.

3.1.B Potential Solution 2: taking professional video of house

Description: Letting agencies can provide an additional service about the house by taking professional video of the house. Sometimes, the information of buildings from picture is flat. The professional video show more details than pictures. Customer cannot clearly see the building structure and surroundings from picture. If letting agency providing this video service, customers can get information of the house quickly and comprehensively. And customers do not need to visite the house with letting agent very often, and they can find a favorable house as soon as possible. This solution can enhance the satisfaction of customers. Cons: Letting agencies will spend more time on providing information of houses by taking the video. The cost of customers will increase. The video cannot provide invisible information, such as sunlight of the house, transportation and the environment of the neighbourhood.
3.2 Solution Selection: State The Solution Selected

We have decided that the establishment of 3D house models as stated in solution 1 to be the perfered solution because it satisfies customers better by providing more details of houses than what solution 2 does, and solution 1 also helps to save more time for customers than solution 2. Since watching videos takes quite a lot of time as well, even though it takes less time than visiting open houses. Furthermore, another important reason for us to choose solution 1 rather than solution 2 is that solution 1 is able to provide some invisible issues existing in houses, which is probably the best way to enhance the satisfaction of customers (Hembrow, 2007). Therefore, we decide to establish 3D models for houses rather than taking professional videos of houses.

The range of customers who will be interested in our services is actually quite broad, almost everyone who wants to purchase a house can be our customers. Since the decision of the purchase of houses is important in peoples life, they will be willing to p ay to get more details of the houses. Generally, customers need in this industry is to buy a good house within a small amout of time. However, the problem is to make sure customers can buy houses suit them. Therefore, their need will be the collection of all sorts of information of houses so that they can compare and then choose the house which they think is the best.
4.4 The Product and Service

The products for our company will definitely be those 3D house models. Those 3D house models show almost all details of houses, and it can also indicate some invisible problems that exist inside the houses, such as the lighting conditions, neibourhoods, and so on. The service of our company is to provide all kinds of information of houses to customers and make sure the customers will no longer need to waste a lot of time on visiting open houses because 3D house models can provide similar satisfaction to customers, which will result in an increase in productivity.

4.5 Suppliers and Partners

The manufacturers of 3D projector will be our suppliers. In order to provide our service, every letting agency should set up a professional 3D projector. The manufacturer will produce 3D projectors for our company. In the future, the supplier also should provide maintain service for our customers.

The letting agencies will be our partners. They will provide the resources of houses to us. After that, our company will make professional 3D models of houses. As long as the letting agencies have made a deal successfully with their customers by using 3D house models, we will get a fixed rate of the money they charge from customers.
4.6 Strategy: Differentiation

The strategy for our company is differentiation. In the 3D house modelling industry, we can provide our service to anyone who wants to buy a house. Therefore, our company will be avaliable to a broad market. Our company will focus on high cost, because there are only one company can provide 3D house modelling service in the market. On the other hand, purchasing a house is a very important for customers, so they will be willing to pay for our services. The overall strategy is therefore Differentiation.

Our companys vision is about the detailed information providing to customers, therefore, the department of making the products or services is playing the most significant role in our orgnization. 2. Testing and analysing house models built by house model designers will be the second step that need to be taken in the future. We have to ensure that the house models are accurate enough to provide customers correct information. Changes will be made when there is a difference between house models and real houses.

3. The third step will be making the service become well known. We can built a house model as a sample, and bring that sample to house agencies which have the potential to be our partners.
