which amount is hereby acknowledged by these presents, do hereby SELL,
CEDE, TRANSFER and CONVEY by way of absolute sale unto the afore-
named _________________, his heirs, administrators, successors and assigns
the above-described parcel of land free from all liens and encumbrances.
The above-described parcel of land, not having been registered under
Act No. 496 nor under the Spanish Mortgage Law, the parties hereto have
agreed to register this instrument under the provisions of Sec. 194 of the
Revised Administrative Code, as amended by Act No. 3344.
