the 1 million mark for the past four years, reports property research

months (up 5% in the last year), with uplift of 22% since 2010. Many of
the most magnificent houses for sale in Primrose Hill can fetch in excess
of 15 million, but Rightmove suggests the average semi-detached
house in the neighbourhood sells for just under 7 million. The average
Primrose Hill flat exchanges hands for just over 900,000, while a

Who's buying in Primrose Hill?
Primrose Hill has always been a magnet for actors, musicians and
models due to its clandestine and discreet vibe. The Primrose Hill set of
the 1990s - including the likes of Davinia Taylor, Jude Law and the
Gallagher brothers - may have stepped out of the spotlight somewhat
but a new breed of celebrity resident has emerged, with DJ Nick
Grimshaw and model Cara Delevingne linked to the neighbourhood. The
area also remains popular with families and frazzled city professionals
looking for a less obtrusive, more tranquil alternative to Camden Town,
Regent's Park, Knightsbridge and Mayfair. Primrose Hill's open spaces
and village feel give the neighbourhood an uncannily pastoral quality for
a central London location.

Property types in Primrose Hill
Property for sale in Primrose Hill is usually snapped up in record
time, as the neighbourhood is actually quite small with a limited
housing stock. Many of the terraced townhouses that were
converted into flats during the 1980s and 1990s are being converted
back into single dwelling, further reducing the number of residences
that come to market. The pastel-rendered faades on Chalcot Square
are probably Primrose Hill's most recognisable properties, although
the smattering of white stucco-fronted Regency townhouses
designed by architect John Nash are also unmistakable.
Most coveted Primrose Hill roads
The Elsworthy Road conservation area, Regent's Park Road, King
Henry's Road, Oppidans Road, Prince Albert Road, Wadham
Gardens and Gloucester Avenue are some of Primrose Hill's most
coveted addresses. Property for sale at the top of the Hill - which sits
about 250 feet above sea level and affords panoramic views over
central London - remain high on house buyers' wish lists.

Primrose Hill area highlights
Primrose Hill is a beacon of retail independence, with a distinct lack of chain shops and High Street
names. The emphasis is on independent stores and family-run businesses, with Primrose Patisserie,
Primrose Hill Books, children's clothing boutique Elias & Grace and the Primrose Hill Bakery just some of
the unique retail options. Primrose Hill also has a booming caf culture, which adds to the
neighbourhood's village vibe. Those that prefer more formal social dining can choose from many gastro
pubs and restaurants, including The Engineer, The Queens and The Lansdowne.
