January, 2010
What an incredible year this has been! We are celebrating the first anniversary of our business partnership and it has been a
remarkable year for our clients and for us. There is no question that sales in Santa Fe have been depressed in 2009, but take a look
below – real estate is still selling and we’re proud that our clients are a major part of that success story.
Santa Fe has seen a slide in both the number of sales city and county wide as well as in the median price. The number of sales
in the city and county has declined by 8% after a 27% drop from 2007 to 2008. The median price declines 11% from 2008 to 2009
after a decline of 9% from 2007 to 2008. These statistics compare the first 11 months of each year (the data available to us on
December 1st as we write to you). It appears to us that, although we are not out of the woods, we may be working our way toward
some stability in the local market if we are spared another wave of foreclosures or other economic dislocations.
Here’s more good news: We have closed over 20 sales as we write this in early December and have more under contract set to
close in December and January. Sotheby’s International Realty has seen a noticeable increase in sales as well as in properties under
contract during the last quarter of 2009 compared to 2008. In fact, we have closed twice the number of properties in November of
this year compared to last November!
We often hear people say that all you have to do is list your house with whatever broker is close at hand and get it into MLS
and if it’s going to sell, it will sell. We hear people say that any broker will do when you’re looking for a house because they all have
access to MLS. We think our success and the success of Sotheby’s throughout Santa Fe proves otherwise.
Another myth we’d like to dispel – there are no sales made in the winter. Our clients have had exceptional success in the first
quarter of years past. Waiting until spring to buy or list your house isn’t a proven strategy by any means. Mortgage rates are at all
time lows, financing is available and property is selling right now.
Call us and let us know how we can make your real estate needs a reality.

With attractive property values and very low interest rates, it’s a great time to buy in Santa Fe.
January 2010
2009 CLOSED TRANSACTIONS For at least 6 months I have been looking forward to this new year. My desire for 2009 to end wasn’t
1985 Cerros Colorados (S) $1,050,000 really because 2009 was such a bad year. It wasn’t. Challenging, yes. Bad, no. My desire to see 2010
7 Madrona Circle (B) $1,295,000 was more about my curiosity about how ‘09 was going to end. The suspense about the year was due to
the fact that 2009 was really two very different years rolled into one. I wasn’t sure if we would see yet

uncertainty unlike any in the past. Those fortunate with substantial wealth felt an insecurity that they

The election of the Obama administration spread needed hope over the national landscape, but the

4 Encantado Loop (S) $424,500 As we moved into the summer months, something wonderful started to happen. Buyers returned to
4305 Cloud Dance (S) $237,500 Santa Fe, found properties that excited them, found values that emboldened them... and bought homes.
This didn’t happen as frequently as we had seen in past years, but it was happening. Prior to this, buyers

1908 Meadow Court (S) $895,000 A few comments about the Neil Lyon Group. 2009 ended up being a very solid year for us, as you can
see. With 2 truly incredible real estate brokers and dedicated professionals, Vanessa Rios y Valles and

Moore pledged to provide “the bold leadership that will enliven the spirit that has led

are to develop an understanding of the holisitic nature of the profession through active
collaborations with appraisers, builders, bankers, lawyers, landscape architects, zoning

The AIA-Santa Fe gave special recognition to James Horn, Spears Architects, for
his work as originator and 2009 chairman of the organization’s lecture series. Horn

He announced a collaboration with the New Mexico Museum of Art, which will bring

Visitor centers sport Barton designs
By Paul Weideman

W hen the New Mexico Department of Transportation

decided it would build a pair of fine-looking rest-
area visitor centers to rival a number of attractive roadside
facilities in Texas, architect John Barton was brought in.
The two structures, which were completed in 2008, are
located at New Mexico’s two ends of Interstate-40: the Glen
Rio visitor center is on the eastern border with Texas and
the Manuelito facility is on the Arizona border.
“At Manuelito, we really wanted to reflect the traditions
and themes from that part of the state, which is Chaco
Canyon and the Navajo country,” said Barton, an architect
of 27 years’ experience. “That led to the use of stone in the
veneer, and also to the round shape.”
In the center of the steel-framed building is a round
space symbolic of the Pueblo Indian kiva. Above is an
11-sided skylight. “We split 22 in half for that; 22 is the
number of Indian tribes in New Mexico. We have 11
vigas on each side, and the skylight represents the coming PHOTOGRAPHS COURTESY ROBERT RECK

together of all tribes.”

The new I-40 visitor centers at Manuelito (top and
The state also did a big renovation of the whole rest right) and Glen Rio (bottom)
area, including parking areas and recycled graywater for
irrigation. Landscape design here and at Glen Rio is by for film showings by the State Tourism
