3. Develop a project timeline based on the most likely times given in the case.
(a) Can the building be completed on time?
(b) What will be Grotts largest challenges and potential problems? How can these be
overcome?
The largest challenge is that as of September 24, 2009 three main sections of the
property remain unfinished. These are bookstore/caf/chicken, the lobby and the
sanctuary.
To overcome these challenges
Subcontractors have to work overtime
Incentives have to be provided to work fast
No room can be given for any errors or mistakes

Assignment 1

Objectives
Being one of the leading commercial companies and through hard work of 30 years ,
ACI had become a big and strong name in construction market, so in an effort to
uphold the reputation and future opportunities, Grott wanted to ensure that project
gets completed in time.

Despite a struggling market, construction of religious centres had been a booming


industry, with church construction market, estimated at $7.6 billion alone. It was the
highest growing sector as compared to other non-residential sectors and American
Constructors, Inc. wanted to have a strong hold in this portfolio by quality & timely
deliverables

Since there was no room for errors or mistakes, the project planning & scheduling of
the tasks had to be done in the same manner.

Assumptions
Grott predicted that the work already in progress on framing, hanging & finishing the
dry wall would be completed in 21 days (at most 23 days) by the subcontractor
Architectural Millwork was assumed to be completed by Integrity Architectural
Millwork in 15days
Weather dependent task of concrete Layer for carpeting was assumed to be
completed in 7 days
As material was laid with precision, so 3 additional days were not required.
Installation of doors and hardware will take only 5 days in Sanctuary work.
For pleasant weather conditions pouring of staircase would be done in 8 days.

Alternatives

For the pending construction work, we have made our resources work for Saturdays
and Sundays, the alternative option would be to make them work for 10 hours on
weekdays and half day on Saturdays and Sundays.
Other option would be to complete the Cleanup activities of the construction area and
punch list individually for each section - as the Lobby and Kitchen were completed
well in time the cleanup can be done for those areas first. After that when the
Sanctuary would be completed all the resources would work for it to complete it
faster.

Plan of action

As the project has to meet its deadline, it was decided to increase the working days
while keeping no change in per day working hours.
Workers were given incentives for working on weekends .However, it was also
ensured the genuine needs and urgencys leave of labors were satisfied.
While, the alternative of increasing the working hours was equally good but it would
affect the working efficiency of labors or they make felt more fatigued.
