RENTAL AGREEMENT

This rental agreement is made and executed on this

Hereinafter called as OWNER

AND

Hereinafter called as TENANT


(Hereinafter the expression OWNER and TENANT shall mean and include their
respective heirs, assigns, administrators, legal representative etc.)
Whereas, the property bearing flat no. Bf4, in the building known as SVS SRI
NILAYAM, situation at No.1, Kowdenahalli, K.R.PuramHobli, Bangalore, south

taluk is more fully described in the schedule and is hereinafter referred to as


schedule premises, AND
Whereas the OWNER intends to let the schedule premises on rent, AND
Whereas the TENANT has approached the owner seeking the schedule
premises on rent, AND
Whereas the OWNER and TENANT have agreed on the following terms and
conditions:
The OWNER and TENANT agree as hereunder:
1. DURATION: The period of tenancy is for 11 months. The tenancy is renewable
by mutual consent of owner and tenant.
2. RENT: the tenant shall pay monthly rent of

rent @ 8% every year. The tenant shall be liable to pay maintenance charges as
per actuals to the owner, which is presently Rs 2000 per month.
3. ADVANCE: The tenant shall pay a refundable advance of

which the owner

shall refund at the time of tenant delivering the vacant possession of the
schedule premises to the owner, subject to deduction if any. The refundable
advance amount of shall not carry any interest.
4. USER: The schedule premises shall be used by the tenant only.
5. USAGE: The tenant shall not use or permit the use of the schedule premises
for any unlawful purpose or purposes which are likely to endanger the
schedule premises. The schedule premises shall be used only for residential
purposes.
6. SUB-LETTING: The tenant shall not assign, sub-let or otherwise make available
or use the schedule premises to any other person/s.
7. ELECTRICITY CHARGES: The charges in respect of Electricity consumed by
the tenant shall be paid by the tenant.

8. ADDITIONS AND ALTERATION: The tenant shall not be entitled to make any
additions and alteration to the schedule premises.
9. INSPECTION: The tenant shall permit the owner, his agents or servants, during
reasonable hours in day time, to inspect the schedule premises to satisfy owner
that the tenant is using the schedule premises in terms of the agreement for
the general up keep of the schedule premises.

NUISANCE: the tenant shall not act in any manner which causes any

nuisance, annoyance or obstruction to other tenants or neighbors of the


schedule premises.

PRIOR NOTICE: If either of the parties wishes to terminate the tenancy

the parties shall give two month prior notice in writing.

DELIVERING BACK POSSESSION : on termination of tenancy, either by

efflux of time or otherwise, the tenant shall quit and deliver the vacant
possession of the schedule premises to the owner in the same condition in
which it was let out except for changes caused by natural wear and tear and
irresistible forces. In the event of damage of fixtures, wall, etc., the tenant shall
repair the damages or bear the costs of such repair. At the time of handing over
vacant possession of schedule premises, the tenant shall pain the schedule
premises or bear the costs for the same.

NILAYAM, measuring about 1310 Sq.ft. of super built up area, consisting of 2
Bedrooms, 1 Hall, 1 Kitchen, 2 Toilets etc., with Car Parking, situated at
Kowdenahalli Village, K. R. Puram Hobli, Bangalore East Taluk, Bangalore.
