Mix & Match: building program ideas generated w ith community input


1. Uptown archive, preservation/architecture organization, or museum. Broad focus could include
entertainment h istory and events, architecture, natural and h istoric constructed lakefront, tours

2. Heated s wimming pool (swimming, waves, aquatherapy, rehabilitation). Coordinate with lakefront
programming & education as well as d emonstrated h ealth n eeds in the Uptown and nearby communities
(possible model: Galter Life Center at S wedish Covenant Hospital)

3. Bike center for commuters & recreational cyclists in close proximity to Lakefront Trail and Lincoln Park. Could
include educational component and coordinate with other uses like office and park facilities.

4. Birds Nest for expanded s tudy about and focused access for Montrose Point & Bill Jarvis Bird Sanctuaries

5. Cultural Center with rehearsal and gallery space, indoor-outdoor film screening, meeting rooms, s mall
offices, community caf, after school programming (model: Hyde Park Art Center expanded to park setting)

6. Intergenerational daycare or nursery school, p erhaps with nature/lakefront orientation (European Forest
Kindergartens, Japanese intergenerational facilities)

7. S enior or under-65 housing for those with disabilities, p erhaps with a green/nature focus to help residents
age in place or for those who have served the community (model: CHA's local The Kenmore senior residence)

8. Eco-hotel or hostel to h ighlight great access to lakefront amenities, city center and museums, Uptown
Entertainment District, and family-friendly location. Job training via community colleges like Uptowns Truman
College or through local transition-to-work programs a t Inspiration Caf and S treetwise. Service component
could include h ousing during rehabilitation or treatment as at Ronald McDonald House Charities.

9. Green technology educational facility with job training, courses in engineering/architecture, on-site energy
(models: Chicago Center for Green Technology, Loyola University Institute for Environmental Sustainability)

10. Workplace like Green Exchange to generate local jobs, p erhaps with focus on at-risk teens &/or jobs for
local parents to coordinate with school day (10 schools, preschool through college, within walking distance)

11. Renewable energy power station utilizing local b iomass/biofuel (food waste from nearby hospitals and
nursing homes, d ense adjacent residential, etc.), geothermal, and/or solar, p ossibly contributing power to the
grid via Water Dept. generators on north end of Clarendon Park or d irectly to public park facilities

12. City inpost (vs. outpost) for Forest Preserve District of Cook County from which to connect city residents
to vast natural resources b eyond the city. FPDCC has recognized n eed and expressed willingness to encourage
growth of connections b etween city residents and the Preserves b eyond reach of the public transit n etwork.

13. Culinary arts training center with greenhouse. Center could include professional kitchen rental as well as
on-site indoor farming in greenhouse or local food source from Weiss Urban Rooftop Farm and Market and/or
a comprehensive green roof atop adjacent historic Clarendon Park Community Center.

Goals

A formal, publicly a vailable study carried out b y a respected entity to evaluate the existing sustainable design
features and conditions as well as full adaptive reuse p otential of all Cuneo Hospital s tructures
Documentation and education about s ite and building as well as the Uptown community and its history
Securing a creative model for sustainable community development on the Cuneo Hospital properties
Focus on future: job creation, spectrum of h ousing a nd re-use options, environmental and fiscal stewardship
Enhancement of and congruence with a d eeply diverse, resilient n eighborhood in u nique park setting
Openness to revisiting and reworking old ideas and to h earing/discovering new ones

Guiding ideas

1. Friends of Cuneo encourages creation of a planning concept Uptown Lakefront District to support
Uptowns parks, to consciously reconnect the Uptown neighborhood with its h istoric lakefront, and to ensure a
comprehensive, sensitive approach to both private and public lakefront assets.

2. Equity: affordability of housing and/or workplaces with good transit options; job-training &/or jobs that pay
well, h elp individuals to s ecure future earning power, and offer potential for h igh p ersonal satisfaction

3. Uptown's remarkable capacity for productive, p eaceful interaction and mutual co-existence of diverse
groups across spectrum: age, h eritage, economics, orientation, religion

4. Historic integrity and walkability of Clarendon Ave, which is a s ingle mile lined with h igh-standard buildings
from every era of Chicago's built history (starts pre-1870) and which is Uptowns primary school corridor

5. Focus on advanced sustainable retrofit in keeping with the Uptown communitys sustainable a chievements
to date in order to optimize future funding conditions and set a h igh standard for future d evelopment

6. Creative, high-quality retrofit architecture forged in a competitive context.

Buildings

The Illinois Historic Preservation Agency has confirmed that Cuneo Hospital and S kybridge are eligible for
nomination to the National Register of Historic Places as the work of master architect Edo J. Belli.

Location

Uptowns Lincoln Park and Clarendon Park a ttract thousands of visitors and residents every year. A d iverse,
architecturally rich residential n eighborhood with multiple registered historic districts and individually
recognized buildings, Uptowns Lakefront District is also home to excellent public transit, a hospital, a ccess to a
spectrum of schooling options from preschool to community college, and a large stretch of the Illinois Coastal
Zone that encompasses a community center, gardens, seating areas, p laygrounds; basketball courts, baseball
diamonds, soccer, football fields; a running track; a harbor with fishing areas; a s kate park; lakeside
restaurants; s wimming b eaches with b each house; bike rental facilities; d og parks and b eaches; the Lakefront
Trail as well as running and walking paths. Uptowns Lincoln Park a lso includes reconstructed prairie, migratory
bird sanctuaries, and globally rare panne d une habitat on naturalized land fill.
