SCOPE
The intent of this document is to provide a guide to designing and specifying new or
replacement lift services including travelators (moving walk), escalators and associated
structures for application within Australia.
Where the structure and installation is undertaken outside Australia, local codes and
standards will be applicable.
The document outlines the Qantas minimum requirements to ensure equipment specification
and installed product performance is commensurate with the quality expectations of Qantas
Group Property in regard to:

Safety

Availability

Reliability

Passenger comfort

LIFTS

2.1

LIFT SHAFTS
a) In general, the lift shaft shall be of reinforced concrete but in low rise buildings a structure
of concrete block with reinforcing rod and side fill is acceptable provided that sufficient
fastening substrate is available for landing entrances and guide rails. Other construction shall
be subject to the approval of the project manager.
b) The clearance between the lift car and the lift shaft walls shall be in accordance with the
requirements of AS 1735.
c) The presence of any areas in which production of toxic fumes may occur shall be
considered when the location of a lift shaft is to be determined.
d) In general, the lift shaft shall not be pressurised.
e) A ten per cent (10%) Shaft Plan Area ventilation hole shall be provided.
f) The effect on the Building Structure, with respect to component loads and stresses, by the
inclusion of a lift shaft, shall be accurately determined and all possible modes of failure shall
be analysed and the structure modified accordingly.

2.2

LIFT-WELL PITS
Lift pits must always extend to solid earth, in accordance with AS 1735.
Lift pits must be kept dry at all times and a 300mm square sump pit must be supplied in the lift
pit to a depth of 300mm.
For any situation where problems with considerable water seepage and collection occur, the
pit shall be supplied with a pump which shall be located externally to the lift well along with its
associated controls.

LIFT MACHINE ROOMS


The ventilation system of the Lift Machine Room shall conform to AS 1735. The ventilation
shall provide the following maximum temperature limits:

37C for a maximum of 20 days per annum

40C for a maximum of 10 days per annum.


Lift Machine Room doors shall open outward in all cases.
Machine room shall include adequate bunding, tanking and drainage with special emphasis on
bunding of all penetrations in machine room floors to prevent flooding to lower levels.

2.4

LIFT CARS
a) In general, the front of the car shall be of stainless steel construction with a car position
indicator and operating panel on the front wall of the car. Interior finish shall be stainless steel.
Tinted mirror feature panelling is to be fitted to the upper rear walls. A Project Specific Lift Car
Fitout brief will include:

Material finishes

Floor finishes (In some circumstances, carpet mats may be required).

Lift Car Internal Dimensions

Door dimensions clear opening 'x' mm wide x 'y' mm high

Additional protection (In some circumstances, Qantas may require provision for
removable protective covers to the cab interior and may also require such covers to
be provided with the lift).
b) Lifts shall be designed for use by people with disabilities and shall be constructed such
that operating controls etc, are easily accessible in accordance with AS1735/12. Handrails to
be stainless steel sheathed fire retardant timber, bolted (not screwed) to the walls and
removable from within the lift car, on 3 sides of car. Audible floor announcements in
Australian female voice shall be provided to all passenger lifts.
c) All wall panels shall be removable from within the lift car.
d) The following shall be provided for in all lift cars:
Where the lift shaft services three or more floors, the lift shall be deemed to be an
emergency lift and shall have stretcher provision. The lift designer shall first consult
Qantas as to whether a lift servicing less than three floors shall be deemed an
emergency lift.

Adequate quiet exhaust ventilation in accordance with AS 1735.

A lockable access hatch for outside recovery purposes built into the ceiling of the lift.

An appropriate Load Notice displayed on the front wall.

Hands free auto dialing telephone

Alarm button

Illuminated car destination buttons

Door open and door close buttons

Key operated light switch

Independent service key switch

Fan key switch

The intercom shall be connected in accordance with Legislation to both the company
security office and the building site manager.

Stainless steel rubbing rails.

The ceiling of the lift car shall be a drop ceiling type with perimeter recessed
fluorescent lighting.

Emergency lighting shall be in accordance with AS 1735.2.


e) Door Operator Equipment shall be a variable speed, electronically controlled system,
providing fast and efficient operation to operate smoothly and quietly without snatch or bounce
of the car and lobby doors.

The operation of the door drives shall not be affected by variance in lobby to lift shaft
air pressure or windage.

The operation of the lift door equipment shall be inline with the performance and
quality expectations of a quality commercial building.

GENERAL LIFT SAFETY


a) If the velocity of the lift deviates in the down direction by 10% or more from the nominal
contract velocity, the safety gear shall operate for any lift vehicle (apart from an existing direct
acting hydraulic type).
b) The design velocity of hydraulic systems shall be between 0.3-0.5m/s.
c) The system shall comply with all relevant standards in any safety matter.
d) All lifts shall have a spring return type emergency stop button (that can be removed and
blanked off if required) fitted within the car.
e) Safety gear shall be installed on counterweights if access space is provided under the lift
pit.
f) All lifts shall comply with AS 1735 with respect to safety, operational and design
requirements.
g) The lifts shall have a no go situation with doors open when overloaded, and voice to
indicate Overload.

2.7

LIFT HOISTING ROPES


a) All cable must conform to the most recent Australian Standard applicable.
b) The load used for design of lift roping systems shall have a ten percent increase for the
purpose of obtaining the safety factor over the maximum load that will be applied by the lift
and associated load.
c) Each batch of hoist ropes shall be accepted only upon confirmation that the supplier has
established the correct load capabilities of the individual strands of cable and has provided the
appropriate test certificates to the Qantas Group Property for approval.

2.8

FIRE SAFETY
a) All landing doors shall have a minimum fire rating as stipulated in the most recent version
of AS 1735.
b) All lift shafts shall have a minimum fire rating as stipulated in the most recent version of
AS 1735.
c) All ventilation panels on the lift cars shall be of the concealed type and located at the rear
and sides of the car, except in the case where the lift front and rear serve as access points to
the car. Then the ventilation panels shall be at the side of the car.
d) On all floors where indicator panels indicate the status of the lift services, the fire status
shall be installed.
e) The lift is to return to the designated floor in fire mode.

DUPLICATE KEY - DEPOSIT BOX


A Bi-Lock (approved by Qantas Group Property) shall be provided for each lift or bank of lifts,
and mounted (embedded) in the wall, adjacent to the lift / lifts on the floor that is the main
public entrance to the building.
This shall be a receptacle in the form of a chrome plated bronze cylinder, fitted with a
removable face plate and lock, the container shall house duplicate keys to access the lift
motor room and or equipment, the unlocking of the container shall be subject to a
combination key of the respective lift maintenance contractors key series.
This container shall be the property of Qantas Group Property but should not be keyed to the
Qantas Group Property keying system.
A laminated plastic engraved label with the wording "LIFT MOTOR ROOM KEYS" in 6mm
lettering should be mechanically fixed to the wall to identify the container.

ESCALATORS
The following are generic design guidelines for elevators to be supplied to Qantas Group
Property.

The following are generic design guidelines for travelators to be supplied to Qantas Group
Property.
