Project Manager

Direct Reports: CEO (precon) & VP of Finance and Operations (operations)

Blue Ox is a full service, design build commercial construction company focusing on local, regional and
national clients operating in retail, medical and office facilities. This role will have immediate involvement in
ongoing preconstruction activities and live projects with flexibility to adapt and grow as the team and pipeline
materializes.
Preconstruction Responsibilities:

Performance, management and reporting of all estimating activities: manage subordinate staff
as applicable.
Close coordination and participation in technical aspects of business development activities.
Solicit subcontractors / vendors to bid on proposed projects.
Maintain i-Square-Foot site for bidding projects, active projects and subcontractor database.
Perform quantity take-offs and develop labor and material costs using historical data as well as
current pricing derived from active solicitation.
Assist in creating or developing bid proposals for projects complete with qualifications.
Assist in scoping bids to ensure proper coverage of scope.
Attend pre-bid and walk-thru meetings (must have own transportation).
Assist in management of bid proposal documentation and submission.
Develop scopes of work for sub-contractors based on contractual documents.
Provide accurate construction takeoff and cost estimates
Able to work multiple projects and deadlines simultaneously
Detailed and accurate in all aspects of the position
Friendly, professional and team work oriented
Accountable for all aspects of developing construction scope and resultant cost
Ability to perform conceptual estimates from concept plans and informal narratives.
Promote a team environment that facilitates creativity, innovation, continuous improvement
and value engineering.


Project Management Responsibilities:

Oversight and management of all assigned projects.


Lead the planning and implementation of the project.
Facilitate the definition of project scope, goals and deliverables
Define project tasks and resource requirements
Assemble and coordinate project staff.
Client negotiations and contract preparation.
Manage project budget and implement buy out.
Manage project resource allocation

Plan and schedule project timelines


Track project deliverables using appropriate tools
Provide direction and support to project team
Quality Assurance
Constantly monitor and report on progress of the project to the executive team and regular
touch points.
Manage all aspects of sub/vendor onboarding, compliance with corporate requirements and
payable coordination.
Management of all client billings and collections pursuant to contract terms.
Present reports defining project progress, problems and solutions
Implement and manage project changes and interventions to achieve project outputs
Project evaluations and assessment of results
Preparation and management of job cost reporting.

Desired Skills and Experience

Relevant work experience in commercial general contracting setting: TI, Commercial Interiors &
Base building
A technical Diploma or relevant University Degree
Exceptional written and oral communication skills
Passion for construction and project management
Recognized analytical and research skills
The ability to handle a heavy workload, multitask and prioritize
A strong work ethic, attention to detail, and excellent organizational skills
The ability to travel throughout the local service area with access to your own vehicle
