Any major alteration / change / additional works other than those in the Work Specifications
will be charged extra, or if any such alteration / changes result in a cost reduction then the same will
be reduced. Such additions to, or reductions from, the Contract Price will be decided by mutual
consent between the Owners and the Builder.
PERIOD
The work will be completed with in 18 months Ideal condition from the date of
commencement.
The basic rate for the materials was taken from the existing market rates. The builder will
take responsibilities up to 5% from the existing market rates.
Municipal works, Electricity board works and water providing is all are owners scope.

WORK SPECIFICATIONS
ALL WORK INCLUDING MATERIALS, LABOUR, LEADS AND LIFTS ETC.
1. Throughout the building the Builder will use Dalmia cement or ICL Branded ( Sankar &
Coromondal ) super grade cement or equivalent to that for all works.

2. Throughout the building the Builder will use ISI TMT steel bars.
3. Throughout the building the Builder will use Karur or Tiruchy River sand for construction.
4. Throughout the building the Builder will use

The sizes including frame. Frame size of windows is 4x 3. Shutter frames will be 3x2

Rs;2000) and two tap points (cost Rs;250)
21. Also we will provide Brick work sump of size 8-0x 5-0x 5-0 capacity 6000 litres and septic
tank of size 12-6 x 66x 7-6 capacity 8000 litres.
22. The Sanitary Plumbing works will be made by good quality Pvc pipes. The Rain water drain
pipe and Toilet to Septic tank plumbing work will be provided.
Drainage for Sink, Wash basin and Bath room waste water line will be laid up to 50
distance apart from the building from provided areas.
23. Electrification with Kundan or finolex ISI marked wires and Kundan or Anchor switches with
necessary points as per Electrical Layout. PVC conduit pipes and wooden boxes will be used for
wiring.
Telephone socket and TV cable sockets also provided in both hall and master bedroom.
Home theatre provisions will be provided.
All the works will be done up to the Meter box only.
From the meter box area to the main Post service connection all the works will be owners
scope and those connection works are not included in this rate
24. Inner walls will be finished with one coat of POP putty and two coats primer.
25. Lofts will be provided as per working drawing.
26. Kitchen and Utility will contain Black granite on table top. Above table top up to 4-0 height
wall tiles will be fixed. (The tiles cost is Rs.20.00 per sft)
27. Wall tiles will be fixed for 7 feet ht from floor in all toilets. (The cost of tile is Rs. 20.00 /sft)
28. Staircase will be provided out side the building. Brick steps will be provided with top plastering.
Any designing work for steps will be charged etc.
29. Painting out side walls with two coat of Birla white cement .
Any other unspecified specifications will be followed as per Detailed and Abstract estimate
PAYMENT DETAILS
The payments has to made when the stages starts. The dates given are approximate, and these
may vary.
The estimate valid according to the current prices. If the material price varies above 5%, the
estimate has to re-arrive by mutual consent.
The material Prices discussed in estimate copy.
This Agreement is made in TWO ORIGINALS. OWNERS retain one and BUILDER retains
the other.
STAGES OF PAYMENTS
15 % Advance or the estimate value up to basement stage shall be released to begin the work.
