CONSTRUCTION AGREEMENT

This deed of agreement is entered on

(For convenience herein after will be called as the BUILDER)
PURPOSE
WHEREAS the Owner expressed their needs and conditions for the design and construct a
R.C.C Roof Residential ground and first floor Residence at Site No. ------------------------------------------------ as per plans and Specifications.
WHEREAS the builder have agreed to execute the construction of the said building
according to plans , specifications and as per the Schedule of rates and terms of payment detailed
herein under satisfaction of the owner.
TERMS
The builder shall procure all the necessary building materials, required for the construction
including cement, steel, bricks, sand and jelly etc.,
The builder agrees to provide at his risks all the necessary materials and tools required
including scaffolding shuttering for concrete and any other equipment required for carrying out the
building construction.
In case of any causality at the work site to any of the labourers in relation to the construction,
the builder and owner both are liable to meet all the expenses related to the same.
The proposed construction is agreed to be completed with in 18 calender months from the
date of commencement June 2012 which is July 2012.
The work is to be started in strict occurrence with the specification, curing shall be proper
and the work shall be carried out according to the time schedule given in the agreement.
The Builder may build during night time also, but the Owners will pay no extra wages for
this. The Builder has to do the building in time, by taking all factors into consideration.
The Builder will provide the site work watchman.
The following items are under the Owners' part and the costs for these are not included in the
Contract Price: - Electricity and water supply connections include meter board work, water and
electricity usage for construction, pest control fumigation for termites on earth before flooring
concrete, plan approval and any government charges for the site.

Any major alteration / change / additional works other than those in the Work Specifications
will be charged extra, or if any such alteration / changes result in a cost reduction then the same will
be reduced. Such additions to, or reductions from, the Contract Price will be decided by mutual
consent between the Owners and the Builder.
PERIOD
The work will be completed with in 18 months Ideal condition from the date of
commencement.
The basic rate for the materials was taken from the existing market rates. The builder will
take responsibilities up to 5% from the existing market rates.
Municipal works, Electricity board works and water providing is all are owners scope.

WORK SPECIFICATIONS
ALL WORK INCLUDING MATERIALS, LABOUR, LEADS AND LIFTS ETC.
1. Throughout the building the Builder will use Dalmia cement or ICL Branded ( Sankar &
Coromondal ) super grade cement or equivalent to that for all works.

2. Throughout the building the Builder will use ISI TMT steel bars.
3. Throughout the building the Builder will use Karur or Tiruchy River sand for construction.

12. R.C.C. items such as Grade Beam, Lintels, Sunshades, beams and slabs will be the mix of
1: 2-: 4 (one of cement, two of sand and four of aggregate)
using 3/4 hard blue granite metal. (As per design Nominal Reinforcements)
13. Plastering of inner walls with 1:5mix of cement mortar (one of cement and five of sand) and
outer walls 1:5 mix of cement mortars (one of cement and five of sand) for 12mm thickness.
14. Ceiling plastering, water tank, sump and overhead tank in 1:4 mix and 1:5 of cement mortar for
12mm thickness.
15. Main door will be Padoak wood with panelled carved door and that will be finished by one coat
putty and polished with melamine polish. Main door outer size is 5-0 x 7-0 including full ht
French window on one side (Size of wooden frames- 4x5, for door slab 2 blanks)
16. Inner room Door sizes are 3-0 x 7-0 will be Flush doors and country wood frames, Other
Bathroom doors of 2-6 x 7-0 will be FRP doors. The sizes including frame. Frame size for
doors is 4x 3. It will be finished with putty, one coat wood primer and one coats enamel paint.
17. Outer Door sizes are 3-0x7-0 will be Country wood panelled doors.
18. All windows and ventilators will contain country wood frames and glazed
Shutters with 12mm square polished rod grills.
No of Windows Are as per Plan. Ventilator sizes are 3-0x 2-0.

The sizes including frame. Frame size of windows is 4x 3. Shutter frames will be 3x2
Country wood blanks with 4mm pinhead glasses.
Windows will be finished with putty, one coat wood primer and one coat enamel paint.
19. Supplying and laying of Vetrified tiles (@ Rs-45/sft.) Flooring, for Toilets 10 x 10 ceramic
tiles (@ Rs. 20/sft) And Portico will plastered with cement mortar 1:5 mix over the flooring
metal concrete.
20. The plumbing works with Pvc pipes of 15 kgf pressure from Sump to overhead tank and
overhead tank to all tap points. And all other works in plumbing on owners scope.

Rs;2000) and two tap points (cost Rs;250)
21. Also we will provide Brick work sump of size 8-0x 5-0x 5-0 capacity 6000 litres and septic
tank of size 12-6 x 66x 7-6 capacity 8000 litres.
22. The Sanitary Plumbing works will be made by good quality Pvc pipes. The Rain water drain
pipe and Toilet to Septic tank plumbing work will be provided.
Drainage for Sink, Wash basin and Bath room waste water line will be laid up to 50
distance apart from the building from provided areas.
23. Electrification with Kundan or finolex ISI marked wires and Kundan or Anchor switches with
necessary points as per Electrical Layout. PVC conduit pipes and wooden boxes will be used for
wiring.
Telephone socket and TV cable sockets also provided in both hall and master bedroom.
Home theatre provisions will be provided.
All the works will be done up to the Meter box only.
From the meter box area to the main Post service connection all the works will be owners
scope and those connection works are not included in this rate
24. Inner walls will be finished with one coat of POP putty and two coats primer.
25. Lofts will be provided as per working drawing.
26. Kitchen and Utility will contain Black granite on table top. Above table top up to 4-0 height
wall tiles will be fixed. (The tiles cost is Rs.20.00 per sft)
27. Wall tiles will be fixed for 7 feet ht from floor in all toilets. (The cost of tile is Rs. 20.00 /sft)
28. Staircase will be provided out side the building. Brick steps will be provided with top plastering.
Any designing work for steps will be charged etc.
29. Painting out side walls with two coat of Birla white cement .
Any other unspecified specifications will be followed as per Detailed and Abstract estimate

PAYMENT DETAILS
The payments has to made when the stages starts. The dates given are approximate, and these
may vary.
The estimate valid according to the current prices. If the material price varies above 5%, the
estimate has to re-arrive by mutual consent.
The material Prices discussed in estimate copy.
This Agreement is made in TWO ORIGINALS. OWNERS retain one and BUILDER retains
the other.
STAGES OF PAYMENTS
15 % Advance or the estimate value up to basement stage shall be released to begin the work.
Other Payments as following stages as per the estimate.

NOTE:
We are enclosed item rate quotation towards this agreement.Any additional works and extra
Works other than the above specification, itemwise rate is applicable.
Any Local taxes and other taxes which are liable are of owners scope.
Quality of works, Supervisors, time bound programme will be maintained by the
builder to the entire satisfaction of the owners.
Apart from the other specification of work if any extra works in executed as per the direction
of the owner. It shall be charged separately.
