Importance of Construction Documents


- They are a means for the owner, Architect/Engineer(s) and builder(s) to communicate
ideas and related specific directions.
- They complete the process of making decisions about the physical characteristics of the
building.
- Give us the scope of the entire work to be done.
- They help the estimator to calculate accurately the cost of construction.
- They provide the details of size and shape, description of materials to be used, finish
and other special details of construction.

Building Codes & Construction Documents


- Construction documents or blueprints must be complied with the requirements set by
the Zoning Department, Fire Department, Health Department, Planning Department,
and Architecture Committees.
- Building Codes affect building design (construction documents) in a number of ways.
o One way is by limiting the construction type and size for each building use.
o They control materials and methods of construction.
o Building codes are either Descriptive or Performance Oriented
A descriptive (sometimes called Specification or Prescription) type
building code established Construction requirements by reference to a
particular material or method.
A performance type code does not limit the selection of materials and
systems to a single type, but establishes requirements for the
performance of building elements. Ex., engineering criteria without
reference to specific materials or methods of construction.

Permit Requirements
The responsibility of completing the building permit application may fall to the Architect
or Designer However; sometimes it may be the contractor or owner of the projects
responsibility.

Construction Documents
- The following is just a typical list (for commercial building) of the areas involved in a Set
of Construction Documents and the drawings required to make this set.
- (Note: The number of drawings and areas to be covered may vary from job to job and
the type of construction to be built, for instance: a hospital, school, home or prison)
