Key Highlights of Difficulties in

Conversion Project
Prevailing Legislations
Old vs Current Standard
New Provisions for New Use
Site Constraints of Existing Building
Required Upgrading Works Associated to the New Use

19

Major FSI Deficiency of the Building

According to Current FS Legislation
Insufficient EVA Provision (only 10.75% < 25%)

20

Major FSI Deficiency of the Building

According to Current FS Legislation
Perimeter of Building:
= 21.968 + 31.697 + 12.026 + 13.793 + 5.980 + 16.260 + 10.138
= 111.682m
EVA Coverage Percentage:
= 12.026 / 111.682 * 100%
= 10.751%
Due to deficiency of EVA provisions, enhancement works were required:1. The size of water tanks for sprinkler and fire hydrant / hose reel shall be enhanced;
2. Pressurization / natural venting of staircase shall be provided;
3. Fast response type sprinkler heads shall be provided;
4. A direct line to the Fire Services Communication Centre shall be provided.

21

Enhancement works to compensate the

EVA deficiency
1. Enhance the size of water tank for sprinkler and fire hydrant / hose reel
a) F.S. tank (enhance from 18,000 litres to 27,000 litres)

Demolish existing 18,000 litres F.S. tank at

upper roof

Construct new 27,000 litres F.S. tank at

new top roof
22

Enhancement works to compensate the

EVA deficiency
1. Enhance the size of water tank for sprinkler and fire hydrant / hose reel
b) Sprinkler tank (modified from 75,000 litres to 100,000 litres)
New water line
(2,300mm high)

Existing water
