DEED OF EXTRA-JUDICIAL SETTLEMENT

OF INTESTATE ESTATE WITH WAIVER OF RIGHT

KNOW ALL MEN BY THESE PRESENTS:


This EXTRAJUDICIAL SETTLEMENT, made and entered into by and
among AURORA C. MORALES, widow, of legal age, Filipino with address at
181 Tecson Street, BF Resort Village, Las Pias City and her two sons
MICHAEL C. MORALES of legal age, Australian, with address at 15 Campbell
Street, Parramatta, New South Wales, Australia and JOSEPH C. MORALES
Filipino, of legal age, with address at 64-7B Winding Wood Drive, Sayreville,
New Jersey, USA, both represented by their attorney-in-fact AURORA C.
MORALES:
WITNESSETH THAT:
1. The above named parties are the surviving spouse and sons / sole
heirs of the deceased BENJAMIN L. MORALES, JR., who died on
February 19, 2007 at Las Pias City.
2. To the best knowledge and information of the parties hereto, the
said deceased BENJAMIN L. MORALES, JR., died intestate, without
testament and without leaving any debts whatsoever.
3. The said deceased at the time of his death left a real property which
is conjugal and owned in common with his wife located at Las Pias
City, Metro Manila consisting of 345 square meters covered by
Transfer Certificate of Title No. T-29750, more particularly described
as follows:

4. Pursuant to Section 1 of Rule 74 of the Revised Rules of Court of


the Philippines, the parties being all of legal age and with civil
capacity to contract, have agreed to divide and ADJUDICATE among
themselves the above-described property with MICHAEL C.
MORALES and JOSEPH C. MORALES, WAIVING all their rights,
interest, and participation as heirs of their deceased father,
BENJAMIN L. MORALES, JR., in the above described real property
in favor of their mother, AURORA C. MORALES.

5. AURORA C. MORALES is authorized to sign this instrument for and


in behalf of her sons, MICHAEL C. MORALES and JOSEPH C.
MORALES by virtue of a Special Power of Attorney duly executed by
MICHAEL C. MORALES dated _________ executed before
__________________ and JOSEPH C. MORALES dated __________
executed before __________________ copies of which are hereto
attached as Annexes "A" and "B".

6. By virtue of the express waiver of the sons/ heirs of the deceased


BENJAMIN L. MORALES, JR., in favor of their mother, their share of
the above described property shall now belong to their mother.
Hence,
THE ENTIRE REAL PROPERTY DESCRIBED UNDER
TRANSFER CERTIFICATE OF TITLE No. T-29750
SHALL SOLELY BELONG TO AURORA C. MORALES
7. Parties herein agree that this extrajudicial settlement is the final,
complete and absolute settlement of the subject real property as
heirs of the deceased.
8. A true copy of this extrajudicial settlement shall be published once a
week for three consecutive weeks in a newspaper of general
circulation.
IN WITNESS WHEREOF, the parties hereto have hereunto set their
