Competition Ayala Land is the only full-line real estate developer in the Philippines

with a major presence in almost all sectors of the industry. Ayala Land believes that,
at present, there is no other single property company that has a significant
presence in all sectors of the property market. Ayala Land has different competitors
in each of its principal business lines. With respect to its mall business, Ayala Lands
main competitor is SM Prime whose focus on mall operations gives SM Prime some
edge over the Company in this line of business. Nevertheless, Ayala Land is able to
effectively compete for tenants primarily based on its ability to attract customers
which generally depends on the quality and location of its shopping centers, mix of
tenants, reputation as a developer, rental rates and other charges.
Hotels and Resorts currently operates 1,294 hotel rooms from its internationally
branded segment; Hotel InterContinental Manila, Cebu City Marriott, Fairmont Hotel
and Raffles Residences Makati and Holiday Inn & Suites Makati, 203 island resort
rooms from El Nido Resorts in Lagen, Miniloc, Apulit and Pangulasian Islands in the
province of Palawan and 665 rooms from its Seda Hotels located in Bonifacio Global
City, Centrio Cagayan de Oro, Abreeza Davao which all opened in 2013, and the
Seda Nuvali Hotel which opened in March 2014. Revenues of the Hotels and Resorts
business grew by 40% to P5.62 billion in 2014 from P4.02 billion in 2013, primarily
driven by improved performance of new hotels and resorts. Revenue per Available
Room (REVPAR) for hotels was at P3,831, higher by 26% versus 2013 levels due to
improved occupancy and room rates at Holiday Inn, Fairmont Hotel and Raffles
Residences and the Seda Hotels. REVPAR for resorts improved by 18% year-on-year
to P6,706 owing to improved occupancy across all resorts. EBITDA margins for

Parent Company - represents operations of the Company including, among others,
its financing entities such as ACIFL and AYCFL; plus results of operations of start-up
companies in power generation, transport infrastructure and education.
Real estate and hotels - planning and development of large-scale fully
integrated residential and commercial communities; development and sale
of residential, leisure and commercial lots and the development and
leasing of retail and office space and land in these communities;

administration and estate planning; fully integrated insurance operations, including

Telecommunications - provider of digital wireless communications services,
wireline voice communication services, consumer broadband services, other
wireline communication services, domestic and international long distance
communication or carrier services and mobile commerce services.
Water distribution and wastewater services - contractor to manage, operate,
repair, decommission, and refurbish all fixed and movable assets (except certain
retained assets) required to provide water delivery services and sewerage services,
pipeworks and management service mainly in the East Zone Service area of Metro
Manila and Rizal province. These services expanded to other parts of the country
like Laguna, Boracay, Clark, Cebu and in development stages in Mindanao region. It
also has presence in Vietnam through a leakage reduction project and two bulk

Electronics - electronics manufacturing services provider for original equipment
manufacturers in the computing, communications, consumer, automotive, industrial
and medical electronics markets, service provider for test development and systems
integration and distribution of related products and services. Information
technology and BPO services - venture capital for technology businesses and
emerging markets; provision of value-added content for wireless services, on-line
business-to-business and business-to-consumer services; electronic commerce;
technology infrastructure hardware and software sales and technology services; and
onshore and offshore outsourcing services in the research, analytics, legal,
electronic discovery, document management, finance and accounting, IT support,
graphics, advertising production, marketing and communications, human resources,
sales, retention, technical support and customer care areas.
Automotive - manufacture, distribution and sale of passenger cars and commercial
vehicles including related businesses such as automotive service and repairs; sale
of parts and accessories; and collateral services like vehicle insurance and

AyalaLand Hotels and Resorts Corp. (AHRC) sustained the aggressive build-up
started two years ago towards positioning Ayala Land as a dominant player in the
countrys tourism and hospitality industry. In achieving this vision, the company is
capitalizing on the governments intensified tourism campaign and roll-out of
infrastructure projects across the archipelago. Expansion continued to be brisk in
the hotels segment as AHRC broke ground on two additional sites in Cagayan de Oro
and NUVALI for its first owneroperated urban lifestyle hotel line called Kukun. This
brought to four the number of Kukun Hotels under construction, with its flagship
offering opening this year in Bonifacio Global City (BGC) to serve the strong influx of
business travelers and tourists into the countrys business, shopping and
entertainment hubs. A new branded hotel, Holiday Inn and Suites Makati at the
Ayala Center, is likewise on track to begin operations next year to strengthen
AHRCs hotel portfolio in the Makati CBD area.
