NO.13,KALANAGAR,KASABE SOLAUR hereinafter called the MORTGAGOR(S) (which expression shall
mean and include his/her/their heirs, legal representatives, executors, administrators, successors and
assigns) of the ONE PART.IN FAVOR OF :- Vistaar Financial Services Pvt. Ltd. a company registered
under the provisions of the Companies Act, 1956, having its registered office at No.80,M.C.S.H Lay out
5th A Cross, 21stMain, IAS officers Colony, BTM 2nd Stage, Bangalore 560076 represented by its
duly SOLAPUR District SOLAPUR Branch authorized representative MR.DINESH PAWAR. in
hereinafter called the MORTGAGEE/LENDOR/VISTAAR (which expression shall mean and include
legal representatives, executors, administrators, successors and assigns) of the OTHER PART.
WHEREAS:
MR.OMPRAKASH CHANDAN BANSODE hereinafter called the BORROWER(S) (which expression shall
mean and include his/her/their heirs, legal representatives, executors, administrators, successors and
assigns), has/have requested VISTAAR to advance a Loan amount Rs.200000/- ( TWO Lack Only )
Facility for the purpose of business. Relying upon the representation and information provided by the
Borrower(s), VISTAAR has agreed to provide Loan to the Borrower(s) by entering into this Deed of
Memorandum of Deposit of title Deed with the Mortgagor(s) on the terms and conditions hereinafter
appearing.
i)
The Mortgagor(s) has/have handed over and deposited with MR.DINESH PAWAR of and on
behalf of VISTAAR the documents of title evidence deeds and writings more particularly
described in the first schedule hereunder written (hereinafter referred to as The Title Deeds)
in respect of his/her/their immovable property situated at PLOT NO.40, SR.NO.20/1B/1A/1/2

SOLAPUR,DIST:-SOLAPUR
ii)
together with the Land, Buildings, Structures, Fixtures and Fittings, constructed, erected, or
installed thereon for the due payment discharge and redemption by him/her of the loan /
credit facilities granted by VISTAAR to him/her/them as recorded in the master Loan
agreement dated 12/10/2014 (hereinafter referred to as The said Agreement) together with

Whilst making the deposit of title deeds and giving oral consent the Mortgagor(s) stated that
he/she/they did so in his/her/their own capacity with intent to create security on the said
immovable properties as aforesaid.
iv)
The Mortgagor(s) further stated represented declared and assured VISTAAR that the said
Title deeds deposited with VISTAAR as aforesaid were the only title deeds pertaining to the
said Immovable properties and that he/she/they was/were fully seized and possessed of and
well and sufficiently entitled to the said immovable properties and that there is no mortgage
charge, lien, encumbrance or attachment of whatsoever nature on the said immovable
properties or any part or portion thereof and that he/she/they has/have not entered into any
agreement for transfer or alienation of the said immovable properties or part thereof.
