he internet has simplified our
daily lives in many ways. Today,
we can pay our bills, check for
instant news updates and even
buy groceries at the click of a button.
Real estate is no different. Informa-
tion that was once proprietary is now
available to consumers at the swipe of a
finger or click of a mouse. Even with the
technology of today, the real estate agent
is still a valuable tool when selling your
home. Here are four reasons why.
online sites cannot assess
home conditions
Internet home valuation sites gener-
ate estimated values based on their own
algorithms or mathematical formula. These
algorithms cannot take into account the
specific condition of your home. A home
valuation site is not going to know if you
have made any updates to your property or
how those updates will influence the value
of your property. Internet sites are not
able to assess your specific neighborhood
and how that may impact your sale. For
instance, if your neighbor does not keep up
with their property, a real estate agent may
be able to offer a strategy to overcome the
issue - the Internet cannot.
local market threats or
conditions
Is there a major employer moving into
your area? Do you live in a neighborhood
where new construction may be a threat to
the sale of your property? Market threats
and conditions exist. These conditions are
specific to a city, and sometimes, even spe-
cific to an area within a city. A skilled real
estate agent is going to look at market op-
portunities and threats that could have an
affect on your sale. A real estate agent will
create a marketing plan that will address
your specific market conditions.
personal situation
A real estate agent will be able to help
you determine the best market strategy
for your home based on your needs. Your
personal circumstances may mean that
you need a specific marketing strategy. A
website cannot help you determine if there
is value in staging your home, or if you
will benefit by completing simple updates.
A real estate agent can tell you where to
price your home if you are working against
a certain timeline, or if your situation has
unique needs.

Slapping a price on a home with medio-
cre marketing will get you mediocre results.
Selling a home is a collective effort of plan-
ning, marketing and good pricing. Buyers
today do not buy only the home. They want
to buy the neighborhood, school district
and lifestyle of the area. An agent skilled in
marketing is going to bring all those great
qualities together to reach the right buyers.
The Internet is a great tool for both buyers
and sellers. It has given consumers infinite
amounts of information at their finger-
tips. Despite that, you cannot replace the
human element of a Realtor transaction.
There is still value in using a real estate
agent to sell your home.

more homes sell in 2016 than in 2015

he 2016 annual statistics show
albuquerque metro areas
housing market performed even
better than the gains of 2015.
Compared to the previous year, the re-
gion saw more homes sold at a higher
average and median price for single-
family detached homes, townhomes
and condos.
detached homes
While the $224,230 average sales
price for detached homes was 4.13
percent higher than the $215,331
of 2015, the median sales price rose
even more. The 2016 median price for
detached homes sold grew by 5.42 per-
cent to $189,755, up from $180,000 in
2015. The median price of townhomes
and condos remained stable with a
slight 0.54 percent increase.
The increase in the average and
median sales is due, in part, to the
shrinking inventory of existing homes
for sale. At the years end, the number
of homes listed for sale was 3,247 rep-
resenting the lowest inventory since
May 2006.

The number of homes sold in 2016
jumped by 7.65 percent compared to
the 10,928 sold in 2015. The 11,764
detached and attached homes sold
in 2016 was the highest annual level
since 2006. Most homes sold last year
were single-family detached, account-
ing for 10,735 of the sales. Town-
homes and condos increased sales by
6.96 percent to 1,029 sales by year-
end in 2016.
The Albuquerque metro areas
housing market was very active in 2016,
said Don Martindell, 2017 President of
the Greater Albuquerque Association of
Realtors. He added,Since more homes
sold at a higher price point, our local
housing market grew to $2.56 billion in
2016. Thats up by more than 11 percent
from a very successful 2015.

in it. They love it so much that they cannot
envision it any other way and expect buyers
will love it just the same. For a profitable
sale, homeowners need to reexamine this love affair.
Planning a move provides the perfect time to
reassess your relationship with your house. To
press forward, first step back and look without the
rose-colored glasses.

As with any relationship, the further you can stand
back, the clearer the picture. Imagine having an out
of body experience when analyzing your residence.
Start by substituting my house instead of saying
my home. Once you are comfortable with that, try,
my property, then the house/property. Eventually
refer to your space by the street name and think of it

It is easier to be objective after you outgrow the

nology. But the viewing of these
evolving screens is only a portion of the
issue when it comes to latest and great-

part of a home theater. They get focused
on the big video source and forget the
audio piece, which is at least 50 percent
of that home theater experience.

When you watch it, you realize how im-
portant audio is. If you like to watch mov-
ies, its the audio. If you like to go to the
movie theater, its the audio piece of it that
gets your goose bumps going and makes
you feel whats going on, he added. Its
an integrated system that actually starts
with the director utilizing the technol-
ogy through the creation of show, Kujath
said. What truly makes it special is the
addition of ceiling speakers to create an
options to enhance your home

way, Kujath said, using his hands to

who believes that sound has evolved, it
really hasnt, he said. Dolby Atmos is

before that. Thats why Atmos is such a
new thing. Thats why movies theaters
are so on board. Theyre going to redesign
theaters to support it. Thats why its a big
deal. Its huge.

Of course, as with any new technol-
ogy making its way to the forefront of
the industry, its going to dent the wallet
because; not only does the system require
9 to 11 speakers, it also necessitates a
specific receiver capable of receiving all the
information and disseminating it properly
to each of the speakers, Jones said. A top-
of-the-line system with large, box speakers
can run between $7,000-$8,000, he said.
Even at the bottom range, its going to
cost more than $5,000, at least until the
technology really takes off and becomes
standard fare, Jones said.
Despite all the advances that have been
made in technology, wired box speakers
still provide the best quality, Kujath said.
Although it may not always be the best
option when considering other factors,
we still sell a lot of box speakers, he said.
Thats where your best sound comes
from. But theres the wife factor that comes
with that though, as wives dont always
like those box speakers. They can take up
some real estate in the living room.

A far more affordable option is build-
ing a hard-wired, 5.1 system that produces
quality surround-sound for about $1,000,
Jones stated, using a receiver, two front
speakers, plus a central control for dia-
logue and two rear speakers. As I always
tell everyone, if you can hardwire speakers
and run wires, its always the better way
to go because speakers want speaker wire
going to them and then you get indepen-
dent control, he said. That being said,
outside of ATMOS, nothing can take the
place of a true 5.1 with speakers that is the
most ideal situation for anyone.

added. We watch something like that
(Game of Thrones) and all I hear are
the big booms. Thats usually because
you dont have a center channel in your
system, or at least the ability to control the
level of the center channel, he said. So
what ends up happening is your wife or
you is raising up the level so you can listen
to them talk and all of a sudden something
happens and youre, ahhh, and somebody
is grabbing the remote. Turn it down. Turn
it down. And were doing this up and
down fight over who is going to control
the remote. That all comes down to the
lack of a center channel and being able to
control it.
A decent one starts around $300 and
provides pretty decent sound capabilities,
he added. For a bit of an upgrade, howev-
er, starting off with a Bose or Sonos sound
bar for about $600 is not a bad option,
Jones mentioned, because the systems can
be slowly enhanced with additional, wire-
less speakers that can eventually grow into
a surround-sound system. Now, theres
no such thing as a true wireless speaker,
because the speakers still need power, he
said. But when someone wants a good
solution, and they dont want to run wires,
this is the way to go.
