Consulting Civil, Structural & Environmental Engineers

PROJECT: Geotechnics Consultants for the Office Complex at Plot 1413A, Adeyemo Alakija
Street, Victoria Island, Lagos (Report 24th January 3rd February, 2017).
CLIENT: IBETO Group
CONTRACTOR: Elbuns Engineering Construction Limited.
LOCATION: Victoria Island, Lagos State.

Project Description The contractor is required to carry out geotechnical investigation for the
proposed 20 floors building which includes 5 Nos DCPT using 10 Ton capacity
penetrometer, 2 Nos Boreholes to 40m depth with SPT at 1m intervals & Pile
integrity test on all 199 existing piles and Static axial compressive pile load
Test on 2 of the existing 199 piles.

Project Commencement Date Project commencement date is 19/01/2017 and proposed completion date is
02/03/17.

Reporting Date 3rd February, 2017

Project Reporting Week Week 2 &3 of 7

Remaining Duration 4 weeks

Project Status Done before we arrive site on 24/01/2017 are:

Excavation and exposure of some few piles for pile integrity test;
other piles could not be exposed in order not to hinder movement on
site during other operations (Borehole drilling and pile load test)
Casting of 2 Nos pile caps in preparation for pile load test; we
gathered that the pile caps were cast on 20/01/2017 and 21/01/2017
5 Nos DCP Test; Information gathered from the contractors
representative on site is that the range of depth probed for the DCPT is
7m to 8.4m.
1st Borehole has been drilled to 8m depth with SPT taken at 3m and
6m depth.

In the last 2 weeks contactor was able to:

drill the 1st borehole to 25m depth, 2nd borehole to 29m depth with
SPT taken in both holes and disturbed samples recovered at 0.75m
intervals; Recovered from the holes is medium to fine grained sand with
1st Borehole having denser sand than 2 nd Borehole. Groundwater was
encountered at 1.8m and 1.5m depths in 1st and 2nd Borehole
respectively. Noticed by taste is salt of low concentration in the sand
recovered from the 2 nd Borehole at 29m depth which indicates Salt
water intrusion at that depth.
Sample underground water in both holes for laboratory chemical
analysis
Terminate 1st and 2nd Borehole at 25m and 29m depths respectively
and pulled out the casings on the account that the casings could no
longer go further due to high density of sand and high pore-
water/overburden pressure in 1 st and 2nd Borehole respectively.
Cure regularly the pile cap cast
Key Reasons for Delays Regular breakdown in the equipment (drilling rig)
/Constraints Inadequate application of Chemicals (Bentonite & antisol) during
drilling to free the casings regularly.
Lack of proper coordination and poor attitude to work on the
Contractors team.

Critical Success Factors The contractor needs to drill 3rd Borehole to compensate for not
being able to drill to 40m as agreed in the 2 Boreholes drilled. They need to
employ better drilling rig or/and review their drilling strategy to be able to
drill to 30m depth in the 3rd Borehole. By drilling 3rd Borehole, we will be able
to judge the disparity that exists between 1st and 2nd Borehole in term of the
density of their sand.
The contractor need to review their program of works as they were
ahead of their schedules before we got to site and behind their
schedules when we were on site. (Check the program of work issued
by the contractor as attached)

Others On Thursday 26/01/2017; the MD of PACS Associates (Architect Etteh) and a

representative of IBETO Group (Mr. Ngini) visited us on site.
