This Contract made and entered into ____th day of __________, 2014 at ________ Philippines,
by and between

JOSEPH T. GAW JR. either/or APRIL ANNE S. CORAL, of legal ages, Filipino
citizens and with residence and postal address at Lot___ block ___Phase I Villa Dolina
Township, Marasbaras, Tacloban City (hereinafter referred to as "BUYER")
WITNESSETH
That the SELLER is the absolute and registered owner of the House and Lot forming part
of its residential subdivision known as Villa Dolina Township, situated in Marasbaras, Tacloban
City, particularly described as follows:
TECHNICAL DESCRIPTION

That the SELLER for and in consideration of the payments and other terms and
conditions hereinafter set forth, does hereby agree to SELL, TRANSFER AND CONVEY to the
BUYER, their successors and assigns the above mentioned properties.
That in consideration of the agreement of sale of the above mentioned properties, the
BUYER hereby agrees to the terms and conditions and obliges to comply with all their
obligations as specified hereunder:
1. That the BUYER shall pay the SELLER the sum of EIGHT HUNDRED FIFTY
THOUSAND PESOS (P 850,000.00) Philippine Currency, payable as follows:
3. The BUYER shall occupy or possession of the above stated property after the full
payment will be received by the SELLER.
4. Failure of the BUYER to pay the full amount after two (2) months, the BUYER shall pay
THREE THOUSAND FIVE HUNDRED PESOS (P 3,500.00) as rental for two (2)
months duration only.
4.1. The breach of any of the aforementioned special conditions, terms and stimulation
contained herein by the BUYER shall constitute a sufficient ground for the cancellation
and rescission of this sale upon written notice to the BUYER and without need of any
judicial declaration to that effect and the partial payment of the property shall be
reimbursed to the BUYER by the SELLER minus ten percent (10%) as liquidated
damages, cost and expenses of such rescission.
5. Should the SELLER resort to the Court of Justice in order to eject the BUYER and/or for
the protection of the rights or redress of its grievances under this Agreement, the BUYER
agrees to pay the SELLER, by way of attorney's fees a reasonable sum which in no case
shall be less than ten percent (10%) of the amount involved, and the cost and expenses of
litigation and damages, actual or consequential, to which the SELLER maybe entitled
under the law.
6. The BUYER hereby represents that (i) this Agreement has been read, understood and
accepted by him/her/them. (ii)the obligations of the BUYER hereunder and under the Deed
of Absolute Sale including his/her/their compliance with the Deed of Restrictions; constitutes
legal, valid and binding obligations, fully enforceable against him/her/them; and (iii) the
BUYER has full power, authority and legal right to execute, deliver and perform this
Agreement and the Deed of Sale.

ACKNOWLEDGMENT
BEFORE ME, a notary public, personally appeared below to be the same persons who
executed the foregoing Contract to Sell and they acknowledged to me that the same is their
free and voluntary act, and the free and voluntary act of the corporation they represent.
IN WITNESS WHEREOF, We hereunto set our hand and affix our notarial seal in this
instrument which is composed of four (4) pages, including this page, on the date and at the
place above written.
