Engineering Comments:
{B4} Changes in use may require modifications of the existing building to achieve
compliance with the Ohio Building Code. This is to be determined upon review with
the City's Chief Building Official and appropriate modifications included in plans
submitted for permit.
{B6}A Building Permit is required for additions. Plans shall be submitted for permit
review by the Chief Building Official for conformance with the Ohio Building Code
and necessary permits obtained.

Analysis: The applicant proposes to the reimage the faade of the multi-tenant plaza located at 8877
Mentor Avenue. The existing mansard roof on the building will be covered with a
standing seam metal roof and stucco system. A center-located pediment will be
constructed which will provide a focal point for the faade and a location for the business
logo and signage. The pediment will have a shallow curve across its top and extend
approximately 4 ft. above the roofline at its highest point. Two sets of doors will be
eliminated along the faade and filled-in with brick to match the existing. The existing
columns will be wrapped with a PVC material. New business signage will be located
above the main entry and at each end of the plaza. The applicant is advised to bring
building material samples to the meeting for review and approval by the Commission.
The site plan indicates 77 parking spaces with four (4) handicapped accessible spaces.
The medical office use requires a minimum of 27 spaces and maximum of 34 spaces, and
the sit-down restaurant requires a minimum of 25 spaces and maximum of 29 spaces for a
total of a minimum of 52 spaces and a maximum of 63 spaces. The site plan indicates
restriping of parking spaces where required.
A new board-on-board trash enclosure is to be constructed at the rear of the building. The
enclosure will require a solid gate and the height of the fencing is required to be one (1) ft.
higher than the dumpster.

Conditions:
1. The applicant shall provide written confirmation as to the disposition of each of the City Engineer's
comments and shall be included as parts of any building permit application.
2. A solid gate is required to be installed on the board-on-board trash enclosure.
