SPECIAL POWER OF ATTORNEY

KNOW ALL MEN THESE PRESENTS:

I, CONSORCIA M. DAGDAGAN, of legal age, do hereby name,

constitute, and appoint MARGARITA DAGDAGAN-DAWAL, to be my
true and lawful attorney-in-fact, to do and or perform any act or deed,
for me and in my name, place and stead, for my interest and benefit,
the following acts, in relation to LRC Case No. Q-33089(12) pending with
Regional Trial Court Branch 96, Quezon City, for Petition for Judicial
Reconstitution of the Original and Owners Duplicate Copy of TCT No.
206531:

1. To attend, testify and/or participate in any manner in, all

proceedings, hearings, or conferences, whether in court or any other
place, including pre-trial, trial, and mediation hearings, and the like,
with the power and authority to enter into amicable settlements,
compromises, or similar agreements, and to accept and/or deliver
monies, properties, or any similar considerations, and/or to cause or
agree to dismissal/s of any, some, or all such cases, pursuant to such
agreements.

2. To execute, enter into, and sign, all deed, documents,

instruments, and pleadings as may be necessary, requisite, or useful,
pursuant to the attainment of the principal or any similar intent,
objective, or purpose of this power of attorney, as expressly stated
herein, or as may be reasonably implicit from the language and tenor
of the same.

3. To do or perform, in my stead and place, and for my interest

and benefit, any acts or deeds, to pursue the case filed as well as such
other matters connected or related thereto, or that may arise
therefrom, in our participation or involvement therein as a party-
litigant, including, but not limited to, the above-mentioned acts, deeds,
or matters, in which our participation and/or presence is required, or
necessary, or beneficial.

4. To do or accomplish any other act necessary, requisite or

useful, pursuant to the attainment of the principal or any other similar
intent, objective, or purpose of this instrument.

HEREBY GIVING AND GRANTING TO THE SAID ATTORNEY-IN-

FACT, all such power and authority, as may be necessary, requisite,
essential, or useful, to implement this instrument, hereby confirming
and approving all acts and deeds performed or to be performed by him,
as if I was present, with the authority to appoint any substitute/s in my
behalf.
