Grid Thickening Requirements for Clay Sites


(Effective 1-1-11 with introduction of new C footing details)
{Revision 1 - 31/05/017}

Where possible, the rules and procedures of AS2870 should be followed and adopted. This
guide is more to allocate what criteria each detail falls within so that the code can be applied
correctly. Footing details for surface movement in the lower to mid ends of each class have
been reduced using interpolation.

Double Brick Homes (C1 C10)

C1-C2 (FM4, CM1)


No Internal Thickenings will be required.

C3-C6 (FM7-FM14, CM2-CM4)


These are predominantly for class S sites and can be designed as such from AS2870. This
includes:

Grid to be at 5.0m centres.


No additional requirement for the end grid to be at 4.0m centres.
No grid of thickenings/footings to garages.

C7-C10 (FM17-FM21, CM5-CM7)


These are predominantly for Class M sites and can be designed as such from AS2870. This
includes:

Grid to be at 4.0m centres.


End grid to be at 4.0m centres (but already covered by the spacing above)
Garages to have a grid (generally the footings of the garage) running through at 4.0m centres.

Brick Veneer Homes (C1BV C8BV)

C1BV C4BV (BV20, MV1)


No Internal Thickening required.

C5BV C6BV
These are predominantly for Class M sites and can be designed as such from AS2870. This
includes:

Grid to be at 5.0m centres.


End grid to be at 4.0m centres.
No grid of thickenings/footings to garages.

C7BV C8BV(BV40, MV2)


These are predominantly for Class M sites and can be designed as such from AS2870. This
includes:

Grid to be at 5.0m centres.


End grid to be at 4.0m centres.
Garages to have a grid (generally the footings of the garage) running through at 5.0m centres.
Framed Homes

F2 20 (FF1)
No Internal Thickening required.

F2 40 (FF2)
This is predominantly for Class M sites and can be designed as such from AS2870. This
includes:

Grid to be at 6.0m centres.


End grid to be at 4.0m centres.
Garages to have a grid running through at 6.0m centres. (Although these will be generally at an
end grid and will need to be at 4.0m centres)

F2 70 (FF3) and F2 - 40D (FF4)


These are for Class H and M-D sites respectively and can be designed as such from AS2870.
This includes:

Grid to be at 5.0m centres.


End grid to be at 4.0m centres.
Garages to have a grid through at 5.0m centres. (Although these will be generally at an end grid
and will need to be at 4.0m centres)

F2 70D (FF5)
This is for Class H-D sites and can be designed as such from AS2870. This includes:

Grid to be at 4.0m centres.


End grid to be at 4.0m centres (As per above spacing)
Garages to have a grid through at 4.0m centres.

General
Where a grid is required (garages included), the continuity of beams as per clause 5.3.8 of
AS2870 will need to be conformed with.

General Grids can be increased in spacing provided the other direction is reduced. Refer to Note
2 in Fig 3.1 in AS2870. This does not apply to the end grid spacing.

Methods described in Figure 5.4 should be used for internal corners less then 1.5m in length.

Isolated footing pads (e.g. at verandah/carport posts and piers) will need to be tied to the grid
for all buildings built on a Class M building platform or higher that require grids to the garages.
Note that this is not what the site classification is as written on the site report, but rather what
would the site classification be if a sand pad or any other improvements and/or
recommendations contained within the site report are completed. The details this will generally
be applicable for are C9 (FM17-FM21, CM5-CM7), C7BV (BV40, MV2) or F2-40 (FF2)
details or higher.
