ABSTRACT: As time goes on and accompanied by progress times and the technology makes of
developing place to work wider, not just the office which can be used as place to work even
place like home and cafe can become a place to work.Artbox creative and co-working space as
the coworking space would like to invite and offers a new conception of the bekeja.In coworking
space, penggunannya be able to work with the convenience and can berinterasi with many people
from interdisciplinary. Business plan is organized by taking into account the analysis and
evaluation through an environmental standpoint internal and external environment, and using the
concept functional strategy aimed at meet the opportunity to build coworking space yogyakarta
innovative.From the analysis or writer need to prepare business plan coworking space this
structured that it may be reckoned. The preparation of strategic in building and planned to the
business outlined in detail which includes some plan , namely: rencanaan marketing , rencanaan
operational , rencanaan human resources and financial rencanaan .Financial analysis was about
projection of companies that results Net Present Value ( NPV ) Rp 683.380.808 , the Internal
Rate Of Return (IRR) of 39 % and Payback Period (PP) the 2 years 1 month .From the results of
eligibility these investments and business plan to embody coworking space is appropriate to run
or feasible .

INTISARI: Seiring berjalannya zaman dan teknologi membuat sarana tempat bekerja
berkembang semakin luas, bukan hanya kantor yang dapat dijadikan sebagai tempat bekerja
bahkan tempat seperti rumah dan kafé pun bisa dijadikan tempat bekerja. ARTBOX Creative
and Co-Working Space sebagai penyedia coworking space ingin mengajak dan menawarkan
sebuah konsep baru dari tempat bekeja. Di Coworking space, penggunannya bisa bekerja dengan
suasana yang nyaman dan dapat berinterasi dengan banyak orang dari berbagai disiplin ilmu.
Rencana bisnis ini disusun dengan memperhatikan analisis dan evaluasi melalui sudut pandang
lingkungan internal dan lingkungan eksternal, serta menggunakan konsep strategi fungsional
yang bertujuan memenuhi peluang membangun coworking space di Yogyakarta yang inovatif.
Penyusunan strategi dalam membangun dan merencanakan bisnis ini dijabarkan secara rinci
yang meliputi beberapa rencana,yaitu : rencanaan pemasaran, rencanaan operasional, rencanaan
sumber daya manusia dan rencanaan keuangan. Hasil analisis keuangan menunjukkan
perhitungan Net Present Value (NPV) Rp .683.380.808 , the Internal Rate of Return ( IRR ) of
39 % and Payback Period ( PP) selama 2 Tahun 1 Bulan. Menunjukkan bahwa bisnis ini layak
diperhitungkan.
