Area measuring appx. 250 Sq. Mtr. of carpet with ample parking space
for vehicles are required. Those owners who have ready to move in
premises and can handover premises to NHAI preferable having approval
for commercial use from concerned local authority need only apply.

The offer/ proposal should be in two separate sealed covers consisting


of (1) Technical proposal and (2) Financial proposal. Both these covers
should be super scribed as “Technical Proposal” and “Financial
Proposal” respectively and should be kept in one sealed cover marked
“BIDS FOR PREMISES AT ………………….”.

The last date for submission of offers/proposal in the office of Project


Director, NHAI PIU-Jaipur(South) at the address given above is
01.01.2018. The Technical proposals will be opened on 02.01.2018 (at
12.00 Hrs.).

NHAI reserves its right to reject any or all the proposals without
assigning any reason whatsoever.

TERMS AND CONDITIONS:

1. The premises shall be made available for 03 (three) years certainly from the date of
handing over vacant possession after completion of necessary repairs, renovations,
additions, alterations etc. with a further period of 03 (three) years at your option.

2. You are however at liberty to vacate the premises at any time during the pendency
of lease by giving three month's advance notice in writing, without paying any
compensation for earlier termination.

DECLARATION:

a) The following amenities are available in the premises or I/we agreeable to provide
the following amenities: (Strike out whichever is not applicable).

(i) Separate toilets for officers and staff will be provided. [At least 04 (four)
toilets including 01 (one) attached toilet and 01 (one) for ladies.]

(ii) A gate will be provided for vehicles at the entrance and another at any other
points which gives direct access to outside.

(iii) All windows will be strengthened by grill with glass and mesh doors.

(iv) Stock/stationery/record room will be provided as per the requirement of the


NHAI.

(v) Required power load for the normal functioning of the NHAI and the requisite
electrical wiring / points will be provided. The electric connection will be
provided as commercial connection.
(vi) Continuous water supply will be ensured at all times by providing overhead
tank and necessary taps. Wherever necessary, electric motor of required
capacity will be provided.

(vii) Space for fixing NHAI's signboard will be provided.

(viii) Space for fixing Generator set will be provided.

b) I / We declare that I am/we are the absolute owner of the plot / building offered to
you and having valid marketable title over the above. Copy of valid title deed along
with map and building plan enclosed.

c) If my / our offer is acceptable, I / We will give you possession of the above premises
on dated ………………. With all desired repair, renovation, alteration etc.

e) I/ We further confirm that this offer is irrevocable and shall be open/valid for 60
(sixty) days from date hereof, for acceptance by you.

Rent will be payable from the date of handing over vacant possession of the
premises to NHAI after completion of the necessary, repairs, renovation,
addition and will be payable month after month on or before the 5th of each
month following the month for which the same shall have accrued due.

(b) Lease Period :


Certain period of 03 (three) years from the date of handing over vacant
possession and thereafter Option period of further 03(three) years with
enhancement of rent at ________ %.
(c) Taxes / Rates:
All existing and future / enhanced Municipal Corporation taxes, rates and
cases will be paid by me/us. Fees / Renewal fees towards obtaining NOC
from COMPETENT LOCAL AUTHORITY for commercial use of the premises
will be borne by me/us.
(d) Maintenance / Repairs:
(i) NHAI shall bear actual charges for consumption of electricity and water. I
/ We undertake to provide separate electricity / water meters for this
purpose.
(ii) All repairs including annual / periodical, white washing and periodical
painting will be got done by me / us at my / our cost. In case, the repairs
and / or white / colour washing is / are not done by me / us as agreed
now, you will be liberty to carry out such repairs white / colour washing,
etc. at our cost and deduct all such expenses from the rent payable to
us.

(e) Rental Deposit :


NHAI to give me/us advance rent /rent deposit for ………. months which
will be refunded to the NHAI at the time of vacating the premises or
NHAI will be at liberty to adjust the same from the rent payable.

(f) Lease Deed / Registration Charges:


I / We undertake to execute an agreement to lease / regular lease deed,
in your favour containing the mutually accepted / sanctioned terms of
the lease at an early date. I / We undertake to bear the entire charges
towards stamp duty and registration of the lease deed.

(g) Goods & Service Tax (GST)


Goods & Service Tax (GST) if any, will be paid by me / us.

(h) Annual Increase


No annual increase shall be payable for initial 3 (Three) years. Rent shall
be increased once in every 3 (Three) years, which shall be maximum
upto 15%.

DECLARATION:

a) I / We, am / are aware that, the rent shall be calculated as per the
carpet area which will be measured in the presence of owner/s and
NHAI Officials after completion of the building in all respects as per the
specifications / requirement of the NHAI.
b) The concept carpet area for rental purpose is clearly understood by me
/ us, according to which the carpet area means area of the premises
less toilet, passage, wall / columns, staircases, verandah, lobby,
balcony, kitchen etc. even though the same is given for NHAI's use.
c) The charges / fees towards scrutinizing the title deeds of the property
by the NHAI's approved lawyer, if required will be borne by me / us.
d) I /We further confirm that this offer is irrevocable and shall be
open/valid for 60 (sixty) days from the date thereof, for acceptance by
you.
