SECTION 1
General Requirements
The contractor shall provide all materials, labor, tools plant and equipment necessary for
construction, installation, testing and putting into service the work described herein,
complete in every detail for the purpose designed. The system shall be installed by a
specialized firm having a full engineering staff. Site engineer in charge shall be the approval
of the resident engineer.

Scope of work

The works comprise supply, erection, completion, commissioning and maintenance


of the following:

1. Soil and waste installation including vents and drains. Storm water installation
including vents and drains.
2. Cold water flushing installation including water tanks, booster pump, water supply
from city main service.
3. Hot water installation including water heaters.
4. Sanitary fixtures and fittings.
5. Fire fighting system to Civil Defense requirements.

Instruction

The Contractor shall obtain the necessary information and written instructions for the
execution of the works only from the engineer and not from third parties.

Information

The contractor shall submit all data and information required by the other trades so as
to comply with the time and construction schedule referred to in the conditions of
contract.

Setting-out

a) Generally

The drawings show approximate locations of equipment, fixtures, and main runs of
piping in diagrammatic form. Obtain any information involving accurate
dimensioning in relation to structure, fixture locations, etc. from architectural and
structural drawings or on the site.

Check location and elevation of services before proceeding with the work.
Make, without additional charge to the owner, and necessary changes or additions to
runs of piping, etc. to accommodate structural conditions and headroom. Where
required due to confliction of trades, prepare detail dimension drawings of Engineer’s
approval.

Leave areas clear of piping, ducts, etc. where space in indicated reserved for future
equipment, equipment for other trades, equipment servicing, etc.
b) Dimensions

Thoroughly check the relevant dimensions on the architectural drawings and confirm
by site measurements, which will take precedence over scaled figures.
Make all necessary adjustments in conjunction with the engineer and other trades
before fabrication, check all layouts before and after installation, and be fully
responsible for accuracy leveling and proper placing of the work.

c) Arrangement Erection and Shop Drawings, Wiring Diagram

Submit to the Engineer for examination, five copies of arrangement and erection
drawings of all plant, which will be installed under this contract, and fuel details of
all foundations and bases. Show dimensions and clearances of equipment, loadings,
openings and tolerances, service connections and capacities and all other information
required by the Engineer for checking and coordination with drawings.
Such drawings will be inspected by the Engineer to verify only that they represent the
design intent. The endorsement of such drawings by the Engineer does not relieve the
contractor of his responsibility for detailed checking.

Workmanship and materials

All work under this section should be executed by a reputed contractor having
experienced staff and site engineers of minimum 7 years experience. All the
contractor staff shall get the approval of the engineer before starting the work.

All materials shall be new and in immaculate condition. Both workmanship and
materials shall comply with the relevant current British Standards or the approval of
the Engineer.

All materials shall bear the manufacture Kite Mark. Remove all rejected item from
the Site within 48 hours of written notice from the Engineer. If this is not done, the
Engineer may have such items removed by other and deduct the cost of removal from
money due to the contractor.

Should the contractor wish to use material, equipment, apparatus or methods other
than those specified, the Engineer may approve such substitutions provided proof is
supplied as to the quality of the proposed substitutions. Substitute nothing without
written approval from the engineer.

Protection

Supply drop sheets of other approved protection for equipment, plant and instruments
throughout the various areas, and be responsible for any damage, which may result
from negligence to provide adequate protection.

Fixing

Wooden plugs will not be permitted as fixings for pipelines or other equipment.
Unless otherwise specified fixings for pipelines, equipment hangers or brackets shall
be approved metal expansion devices, installed in strict accordance with the
manufacture’s recommendations.

Application of explosive type fixing of the power-powered type shall be subject to


approval by the Engineer.

Test of completion of the work

On completion of the works and after doing all preliminary testing and adjusting, the
con-tractor shall give 30 days written notice to the Engineer of tests on completion
and at no expense to the Engineer, carry out such tests to the satisfaction of the
Engineer. During the testing and adjusting period, fully instruct the Employer’s
Engineer in the operation and maintenance of the installation.

On achieving satisfactory tests on completion the Contractor shall supply to the


Engineer test results in duplicate.

Sanitary ware generally

All Masjed Sanitary ware to be within budget will not exceed 120,000 DHS and ( all
above mentioned Budget includes Sanitary ware , mixers, Mirrors and accessories )
excluded only ablution taps which will be Delabie type made in france.
All sanitary ware Gaps will be filled with anti-bacteria sealant to avoid any Fungus
Growing.

Pipe work generally

Installation

Vent pipes shall extend through roof and terminate 1500 mm above it. Vent pipes
passage through the roof shall be made watertight by proper flashing.
All changes of direction, soil/waste/drain water pipe, shall be gradual and not abrupt,
45 degree fittings shall be used wherever possible, and 90 degree fittings shall be of
the long-sweep type with cleanout. All unnecessary turns and off sets shall be
carefully avoided, and run as directly as possible from the sanitary fixtures to the
vertical stacks.

Concealed pipes shall be installed in such a manner as to permit easy accessibility for
maintenance. The applies particularly to valve locations.

All pipes shall be fixed in neatly arranged lines, and adequately pitched horizontal
line to all the system to be properly vented and drained. Air pockets, traps and sags
shall be carefully avoided.

Supports, clamps and hangers shall be made of galvanized steel with PVC coating or
other approved material, fixed with drilled plugs. Cutting and pinning of fixings will
not be permitted.

Cleanouts on Soil Waste Vent and Storm water Installation.


Cleanouts shall be installed at each change of direction of drainage pipes greater than
45 degrees, inside the building, and where indicated on the drawings. Cleans outs
shall be not more than 10m. Apart in horizontal lines. A cleanout shall be provided at
or near the foot of each vertical waste or soil stack and at the connection to each
floor.

Cleanouts on concealed piping shall be extended through and terminate flush with
finished wall or floor. Pits or chases may be left in the wall or floor, provided they
are or sufficient size to permit removal of the cleanout plug and proper cleaning of
the system.
Where it is necessary to conceal a cleanout plug, chrome plated, brass covering plate
shall be provided, which will permit ready access to the plug.

Cleanouts shall be of the same nominal size as the pipes up to 100mm pipe diameter
and not less than 100mm for larger piping.
Cleanouts shall be so installed that there is a clearance of not less than 45cm. For the
purpose of rodding and cleaning.

Valves on Water Supply Pipes


Gate valves shall be provided on all main and branch pipes for isolating sections of
piping for maintenance whether shown or not shown on drawings and of 20-bar
rating.

Each sanitary fixture shall be provided with stop valves(s). the stop valve shall match
the trim provided with fixture.

Global valves, 65mm and smaller, shall be bronze body and trim, screwed
(renewable seat and disc) screwed bonnet, suitable for repacking under pressure 20
bar cold water rating.

Global valves, 80mm and larger , shall be cast iron body, bronze trim, flanged,
outside screw and yoke renewable seat and disc, 20 bar cold water rating, for
repacking under pressure.

Check valves, 80mm and smaller, shall be bronze body trim, screwed, swing, pattern,
and screwed cap 16 bar cold water rating.

All flanged valves shall be faced and drilled to B.S.Standard.

All flanged valves shall have B.S.Standrd Taper Thread.

Valves shall always be installed in accessible locations to permit easy operation and
maintenance.

Special care must be exercised in the installation of screwed valves to avoid straining
their bodies, and preventing the gate or seat from closing tights. The wrench shall
always be applied to the side being attached to the valve. When attaching pipe to a
valve already in place, a second wrench shall be used to hold the valve while the pipe
is being tightened.

Hangers Spacing
Hangers in a plumbing system shall be installed without undue strains and stresses
and provision shall be made for expansion, construction and structural settlement.

Sequent support must be used at centers no to exceed those recommended by the


B.S.S. and the manufacturer.

Supports should be designed and installed to allow free axial movement of the pipe
through the support during the process of expansion and contraction. Support should
not be positioned in close proximity to fitting which would interfere with the nature
movements of the pipe.

Supports should be sufficiently wide to offer adequate bearing surface and should be
installed so as to offer lateral restraint without restricting the axial movement of the
pipe.

Heavier items of equipment, e.g. valves, etc. should be supported independently of the
pipe such that the load and resultant stress imposed by these pieces of equipment is no
transferred to the adjacent pipe work components.

Expansion
Special consideration shall be given to the design and installation of pipe work to
ensure that expansion and contraction arising from extremes of temperature can be
accommodated freely without causing damage to the pipe system or the building.

Plumbing Works
DRAINAGE

DRAINAGE WORKS

General

The plumbing and drainage systems described in this section comprise the soil, waste and
vent installations and related underground drainage.
Installations shall comply the regulations of the local Municipality.

Design and Equipment Selections

All equipment shall be selected to meet the required duties stated in the equipment schedules
and to meet the design criteria set down in Particular Specification.

Pipe work and Fittings

All pipe work, fittings, traps and accessories shall conform to this specification. Above
ground sanitary plumbing pipe work shall be of uPVC to BS 4514 with rubber seal or
solvent welded joints. External pipes shall be class 16 and internal pipes shall be class 10.

Suspended piping shall be supported by adjustable galvanized clevis type rod hangers sized
and spaced as recommended by the piping supplier but not less than the following:

Installation

the roof shall be made watertight by proper flashing. All changes of direction shall be
gradual and not abrupt, 45° fittings shall be used wherever possible, and 90 degree fittings
shall be of the long sweep type. All unnecessary turns and off sets shall be carefully avoided,

and run as directly as possible from the sanitary fixtures to the vertical stacks.
Concealed pipes shall be installed in such a manner as to permit easy accessibility for
maintenance. This applies particularly to valve locations.

All pipes shall be fixed in neatly arranged lines, and adequately pitched horizontal lines to
allow the system to be properly vented and drained. Air pockets, traps and sags shall be
carefully avoided. Supports, clamps and hangers shall be made of galvanized steel, fixed
with drilled plugs. Cutting and pinning of fixings will not be permitted. Run building drains
at a minimum grade of 1% (1:100) pitch unless otherwise noted, downward in the direction
of flow. Pitch branch connections to stacks from fixtures at 2% (1:50) where possible.

Provide all the required appurtenances to make the drainage system complete in compliance
with code requirements including traps, pipe fittings, hangers, and the like. Wherever
possible, vein stack offsets shall be made with 45 degree fittings. Take special care in setting
roof drains to ensure that they are- set at an elevation which will prelude formation of
puddles, specified under civil works, so that the building is adequately protected during
construction from damage by storm water. No short radius Install connections to roof drains
in conjunction with the roofing bends are to be used. Use short "Tee-Wye" fittings in vertical
piping only. Where drainage pipe work crosses fire rated partitions, walls and floors, provide
proprietary fire rated instrument sleeves with a fire rating equal to or greater than the fire
rating of the respective wall or floor.

Cleanouts on soil, waste, vent and storm water installation

Cleanouts shall be installed at each change of direction of drainage pipes, greater than 45
degrees, inside the building, and where indicated on the drawings. Cleanouts shall be not
more than 10m apart in horizontal lines, A cleanout shall be provided at or near the foot of
each vertical waste or soil stack.

Cleanouts on concealed piping shall be extended through and terminate flush with finished
wall or floor. Pits or chases may be left in the wall or floor, provided they are of sufficient
size to permit removal of the cleanout plug and proper cleaning of the system. Final finish
shall be to the approval of the Architect.
Cleanouts shall be of the same nominal size as the pipes up to 100mm pipe diameter and not
less than 100mm for larger piping.
Cleanouts shall be so installed that there is a clearance of not less than 45cm for the purpose
of rodding and cleaning.
Provide cleanouts at foot of all stacks, changes of directions, at the ends of branch runs, in
straight runs as required and where indicated. Terminate as specified under "Cleanouts".

Floor drains

Floor drains unless otherwise indicated shall have HDPE traps of minimum water seal of
7cm, and shall be provided with adjustable and removable strainers. The open area of
strainer shall be at least two thirds of the cross-sectional area of the drain line to which it
connects. Floor drains shall have a 150mm x 150mm heavy duty stainless steel/nickel
chrome removable strainer with a hinged cover plate connected to the trap. Floor drains shall

have a built-in rodding eye. Finish of floor drains shall be to the approval of the Architect.
Rain water outlets shall be selected to suit the type of roof where installed and shall be
provided with a no hub outlet for mechanical jointing to the rain water pipe.

PVC ROOF DRAINS

Supply and install all roof drains wherever shown on the Drawings and as specified
hereinafter.

Each drain shall be of UPVC with no trap, having large sump, integral flange and dome type
UPVC strainer.

BOTTLE TRAP

All Bottle trap for Wash Basin , Bidet and Kitchen sink will be made from stainless steel
grade 316L.

Manholes

All manholes shall be constructed to the requirements of the Town Drainage Department.
Internal manhole covers shall be bolt down airtight double seal recessed covers. Covers are
to be in-situ concrete filled, with surface finish to match surrounding, floor. All covers are to
be medium duty, locking and sealed, with a clear opening of 600mm x 600mm.

Covers for external manholes subject to vehicular traffic shall be kite marked, heavy ductile
iron single seal, non rock heavy duty with square push fit seal plate. Covers to be complete
with lifting key-holes, and generally constructed in accordance with BS. 497:76 and shall
have a clear openings of 600x600mm unless otherwise indicated. Double seal covers shall
be provided where indicated on drawings. Covers on pavement shall be medium duty. All
covers shall be of ductile iron and shall be black bitumen coated.

WATER DISTRIBUTION

TECHNICAL SPECIFICATIONS

Water Pumps

Pump sets for the boosting of water pressure for domestic services or transferring water
shall be packaged factory assembled and of multi-pump configuration. Pumps shall be
either single stage centrifugal with gunmetal / stainless steel impellers or vertical pattern
multistage stainless steel type arranged for parallel/cascade operation, complete with
hydraulic accumulator diaphragm vessel, automatic controls, pipe work, valves, fittings
and gauges. Pumps shall be driven by means of electric motors of the totally enclosed
fan cooled, IP 55, Class "F"' type insulation, operating at 1450 rpm for single stage
pumps or 2900 rpm for multi stage pumps. Diaphragm vessels shall be of pressed steel
welded shell construction with non-toxic internal coating and renewable flexible

impermeable diaphragm membrane. An instantaneous coupling shall be provided for


pre-charge pressure adjustment and the vessel shall be installed with isolating valves and
drain cocks for ease of maintenance.
Suction and discharge manifolds shall be constructed in the same material as the
water service and shall be complete with bronze isolating valves and non-return valves
to the standards detailed elsewhere in this specification.

Control panels shall comply with electrical sections of this specification.

Enclosures shall incorporate the following components:

1.2 Door interlocked mains isolator.


1.3 Individual motor starters with thermal overload relays incorporating
single phasing protection (direct on line up to 7.5 kW, Star-Delta above
7.5 kW).
1.4 Individual pump and control fuses (HRC) in fully shrouded fuse holders.
Hand-off auto switches for each pump. Duty pump/lead pump selector
switches.
1.5 Indicator lamps for mains on pump run and pump trip for each pump.
1.6 Minimum run timers for each pump.

The control circuitry shall provide for the connection of float switch controls for the
protection of the pump set against dry running.
All components shall be pre-wired factory assembled on a common base plate
constructed from heavy gauge zinc plated steel or painted heavy gauge rolled steel
section. All pump sets shall have flexible connections on the suction and discharge
connections. Pump sets installed externally shall be provided with a sunshade and all
components shall be IP65.

Specification of Transfer Pump Set

To provide, install and commission a two pump automatic transfer set to transfer water
from ground tank to roof tank. Each pump should deliver as indicated on drawing. The
pumps shall operate on 1 duty and 1 standby basis.

The pump shall be vertical multi stage constant speed stainless steel body ,water contact
parts including suction / discharge chamber, stainless steel impeller, stainless steel shaft,
mechanical seal, 3 Phase / 415 Volts / 50 Hz / IP56 / Class ‘F’/ 2900 RPM.

The pumps shall be interconnected as per in the drawing The pump Duty / Standby
control panel enclosure should be IP 55 and shall incorporate ELCB, pump starters,
hand-off-auto switch, duty selector switch, pump run/trip lamps, low voltage control
circuit (24 volts), cyclic changeover of starting sequence, operation of pumps on
duty/standby basis. Terminals should be provided for float switch connection. All the
above items should be mounted on a common steel base plate.

2 Nos. float switches with 5 meter cable and PVC coated counter weight shall be
provided – one for ground water tank for dry run protection and one for roof tank for

controlling the pump operation. The complete pump set should be assembled, supplied
& guaranteed by the authorized local pump agent.

Specification of Booster Pump Set

To provide and install adjacent to Over Head Water tank, twin pump automatic Booster
Set. Each pump should deliver As indicated on the drawing.
The pump shall be horizontal, centrifugal type having Noryl casing, glass filled
polycarbonate impeller, stainless steel shaft, mechanical seal, 1 Phase / 240 Volts / 50
Hz / IP56 / Class ‘F’/ 2900 RPM.

The pumps shall be interconnected by copper pipe work 1 ½” x 1 ½” incorporating gate


valves on inlet and outlet of each pump, non-return valve on the outlet of each pump,
Non corrosive pressure vessel made of composite material suitable for 8 bar working
pressure, and 2 Nos. pressure switches & 1 No. pressure gauge.

The pump Duty / Standby / Assist control panel enclosure should be IP 55 and shall
incorporate ELCB, hand-off-auto switch, duty selector switch, pump run/trip lamps, low
voltage control circuit (24 volts), timer, cyclic changeover of starting sequence, min run
timer, operation of pumps on duty/standby/assist basis. Terminals should be provided
for float switch connection. All the above items should be mounted on a common steel
base plate.

1 No. float switch with 5 meter cable PVC coated counter weight shall be provided in
the suction tank for dry run protection.

The complete pump set should be supplied & guaranteed by the authorized local pump
agent.

PIPES AND FITTINGS

Pipes and fittings for conveying water for both hot and cold water services shall be Poly-
Propylene Random (PPR) Pipes and Fittings.

The Materials should have excellent chemical and physical properties, resistant to external
and internal corrosion from ions in water and chemicals on the building site.

Should have secure joint technology, which requires no additional materials. Should be
approved for contact with portable water and should conform to hygiene regulations.

PROPERTIES

 Should be high strength materials, resistant to impact at 5 Deg. C


 Should be PN20 for Hot Water up to 80 Deg.C and up to 6 bar operating pressure.
 PN20 for Cold Water up to 25 Deg.C to 20 bar operating pressure.
 All molded fittings should be manufactured from the same materials as the pipes.
 The pipes should be joined using the following techniques:
D20 – 110 : Fusion Welding
D110 – 160 : Butt Welding
 The Welding tools should be specifically designed for the pipe system and guarantee
a secure weld.
 For long run of pipes special aluminum layered pipes bonded to PPR Pipes should be
use as it reduces the linear expansion of the pipe at almost ⅓rd of the normal PPR
Pipe.
 
SPECIFICATIONS FOR SOLAR WATER HEATING SYSTEM 
 
COLLECTOR  
 

The collector size shall be a minimum of 194cm x 94 cm x 10 cm with a minimum working


pressure 6 bar, Shall be selectively coated with tempered glass of atleast 4 mm and rockwool
insulation of at least 50mm.
MANIFOLD
The copper manifold and pipes are to be of minimum Ø 8mm/Ø 18mm which will be Laser

Welded.

TANK
The Tank will be of Jacketed type , and will be of stainless steel sus 304/ enamelled steel.The
tank shall have a electric back up of 3 KW. The tank will be indirect system with minimum of 6
bar working pressure. Cathodic protection shall be with magnesium anodeof at least 1 mm.
Insulation shall be of PUF (CFC free) of at least 50 mm. The stand for the collectors and tank to
be telescopic type and are to be coated with electrostatic powder paint.

RECIRCULATION PUMPSET

The re-circulation pumpset shall be included with the solar heating system which will consist
of a duty and standy pumpset with timer controlled control panel. The pump flow rate shall
be designed in such a way that the temperature drop shall not be more that 5 degree.
Mains MCB's & Control MCB, interlock isolator. Run, trip, power on indicator lights and all
pre wired in an IP55 enclosure for wall mounting installation.

Note: The contractor shall submit the final design from the supplier for the approval from
Consultant / Client

Electrical Water Heater (if Applicable).

Supply and install central electric water heaters system as shown on the drawings of
capacities as indicated on the Drawings.

Each electric water heater shall be of the Horizontal cylindrical storage type constructed of
6mm heavy gauge steel with white enamel finish externally and glass lining from inside,
min. 400 microns.
Heater shall have polyurethane foam insulation wall between the outer casing and the glass
lining all around top and bottom of cylinder. Heater shall be suitable for a working pressure
of 100 psi (690 Kpa) and shall be certified by UL or equivalent European organization.

Each electric water heater shall be complete with the following:

- Fast acting surface mounted thermostat for automatic temperature control.

- Factory installed sensitive high limit energy cut-off( for safety to prevent overheating)
preset at 194 °F (90 °C ) and shall be listed and labeled by UL or AGA.

- Electric element of 3000 watt capacity and smaller as indicated on the drawings.
Element shall be constructed of highest quality resistance wire sheathed in mineral
filling and the whole encased in a copper tube and subjected to a high voltage test.

- A non return valve at the cold water inlet to the heater.

- Pressure relief valve installed between heater and non return valve and shall be listed by
AGA and shall be labeled by AGA or ASME.

- Chrome plated gate valves and rigid chrome plated copper pipes at inlet and outlet of
heater for connection.

- Wall fixing brackets and support.

- Five years guarantee against manufacturing defects shall be submitted with each water
heater.

Drinking Water Approval

Test should be carried out on the chemical composition of the raw material. The
organoleptic behavior (smell, taste, emission of utilizable carbon compounds, toxicity)

Water Meter

Installed by the Contractor. The water meter shall be a disk positive displacement type and
shall be furnished with a straight reading dial and shall have a rated maximum delivery of
not less than twice the flowing 55 GPM (l/s).
The water meter shall be constructed in a R.C. chamber with remote reading facilities
as per ADDC requirements.

INSULATION:

 Special insulation materials from supplier to be used for pipes and fitting to ensure
Noise reduction of water hammer and insulation against heat loss for hot and cold
water pipes.
 The insulation should provide the benefits of Electronic detection of pipe with
insulation within the wall using special hand held sensing equipment to avoid nails,
screw and drilling works for damaging the insulation while additional works are
carried out in the bathrooms.

 All exposed (above false ceiling and on roof ) water supply pipes will be insulated
with fiberglass insulation 24kg/m3 with thickness 1 1/2" or rubber insulation with
thickness 19mm then will be covered by anti bacteria painting and foster.

Testing Pipes & Fittings

Pipes and fittings should be tested upon completion of installation by the application of
hydraulic pressure. Under no circumstance, should compressed air be used in testing.

The pipe system should be visually being inspected before testing to ensure adequate
support, anchoring and restraint of the system.

Testing, Balancing and Adjusting.

General Requirements

The Contractor shall perform all tests and shall balance and adjust all systems as described
herein under including but not necessarily limited to the following:

 Testing of drainage and vent pipe systems to ensure their tightness.

 Hydrolytic testing of water piping systems to ensure their tightness under the
prescribed test pressures.

 Testing of equipment for performance to demonstrate conformance with


design requirement and proper functioning.

 Additional tests as may be directed by the engineer.

No part of any piping system shall be painted, covered or enclosed until has been tested,
inspected and accepted.

All tests shall be conducted in the presence of the Engineer, as directed by him and to his
entire satisfaction.

The Contractor shall provide all labor, equipment, material, instruments, power and
connections required to execute all testing, balancing and adjusting as directed.
All expenses incurred by the testing shall be borne by the Contractor including the cost of
power, water and chemicals cost of repair or replacement or defective work, cost of
restoring, repairing or replacing damaged work resulting from the tests and the cost of
replacing defective or inadequate equipment and material all as directed by the Engineer.

Testing of Drainage and Vent Pipe System

Before the sanitary fixtures are installed, drainage and vent pipe systems shall be subjected
to w water pressure test to ensure and prove their tightness and to a flow test to ensure their
freedom from obstructions.

The water pressure test shall be applied to the system in its entirely or in sections. All
openings in the piping shall be tightly closed with special pipe plugs or other suitable means
and the system filled with water to the point of overflow from the highest opening. The plugs
shall be temporarily opened to make sure that all air has been vented and that water has
reached all parts of the system.

Also section shall be tested to less than a 3 meter head of water. In testing successive
sections least the upper 3 meter of the next preceding section shall be tested so that no joint
or pipe, except the uppermost 3 meter of the whole system. shall have been subjected to al
test of less than a 3 meter head of water .

The water shall be dip in the system or in the portion under test for at least 4 hours before
inspection starts. While the system is under pressure, a careful inspection shall be made of
all pipes and joints and if any leaks in joints or evidence of defective pipe or fitting is closed
the defective work shall be corrected immediately by replacing defective parts with new
joints and materials. No make shift repairs or application of any repairs compound will be
permitted.

After the correction is made the pressure test shall be repeated until the system is proved
right.

Under ground drainage pipes shall be tested by plugging the end of the pipe and filling with
water to a minimum head of 3 meter. The test pressure shall be maintained for 24 hours
pipes and joints shall be inspected and approved before backfilling to trench.

All drainage pipes shall be tested for proper flow to ensure their freedom from any
obstruction. The Contractor shall disassemble, clear, repair and reassemble obstructed piping
at his own expense. After reassembly the piping shall again be subjected to the pressure test.

Rejection of Equipment

Equipment shall rejected if :


 It has a capacity less than specified.
 Its electric motor is overloaded.
 It causes objectionable noise or vibration.

Testing and Adjusting of Controls

All controls and instruments shall be porated simultaneously with the equipment or system
that they control and tested for proper, accurate and dependable functioning and operation.

All controls and instruments shall be calibrated and adjusted to the satisfaction of the
engineer.

Government and local authorities

Perform at appropriate times during the currency of site work, all tests required by
Government and local Authorities who may from time to time have jurisdiction over the

work, and obtain the necessary certificate of approval. local regulations shall be strictly
followed.

Quantification and labeling

All exposed pipes and pipes passing in false ceiling shall have pipe identification to
the relevant standard, identification labels shall be spaced at a maximum distance of 20m
then they are fully secured and shall be at every portioned area. Pipes run under ground shall
be identified by installing approved plastic tape of 15cm. Wide above the pipe by 15cm for
protection during any future excavation and should bear clear identification of the device
pipe in Arabic and English language.

All equipment and the like shall be labeled by using approved plate size showing
equipment name & equipment number.

Testing of drainage and vent pipe systems.

Underground drainage pipes shall be tested by plugging the end of the pipe and filling with
water to a minimum head of 3 meters. The test- pressure shall be maintained for 24 hours.
Pipes and joints shall be inspected and approved before backfilling the trench. All drainage
systems shall be tested for proper flow to ensure their freedom from any obstruction.

The Contractor shall dismantle, clear, repair and re-assemble obstructed piping at his own
expense. After re-assembly the piping shall again be subjected to the pressure test.

SECTION 3
FIRE FIGHTING WORKS

FIRE FIGHTING SYSTEM

GENERAL DESCRIPTION

- Supply and install, wherever shown on the Drawings, a complete fire fighting system of
extinguishers.

AUTOMATIC HOSE REELS

Each hose reel shall be of recessed, swinging pattern with automatic operation
after unwinding a short length of hose. The hose should be of 25mm internal diameter
rubber fire hose reinforced with double braiding and 30.0 M long. The nozzle shall be
of high impact nylon, twist operated with jet/spray/off settings. Brief operating
instructions should be clearly displayed on or by each hose reel eg.

"TO OPERATE (1) RUN OUT HOSE (2) TURN ON COCK AT NOZZLE". The hose
reels shall be suitable for working pressures of up to 10 bar (150 lb/in2). The hose reels
shall be installed on a swinging arm within the recessed cabinet all in accordance with
the manufacturer's instructions. Each hose reel shall be connected with a 28mm supply
and stop valve to BS 1010, strapped and locked in the open position or of lock shield
pattern. Hose reel pipe work shall be galvanized steel complying with BS 1387 medium
weight with screwed joints. Fittings shall be galvanized malleable iron or wrought iron.
Where indicated on drawings, hose reels shall be housed within cabinets of minimum
size 775mm x 775mm x 325mm. Finish of cabinet shall match those of landing valve
cabinets.

PORTABLE FIRE EXTINGUISHERS

- Supply and install wherever shown on the drawings portable fire extinguishers of the
capacities and ratings indicated on the drawings.

- Extinguisher shall be rechargeable multipurpose ABC dry chemical type or CO2 type as
shown on drawings.

- Each dry chemical unit shall be complete with a frame for hanging, to the wall, 36 cm.
long hose, discharge valve and pressure gauge. Extinguishers shall be tested to BS 5423
and approved by F.O.C. or equivalent.

- CO2 extinguishers shall be light weight aluminum construction to BS 5423 and


approved by F.O.C. or equivalent. Extinguishers shall have permanent leak proof shut-
off safety disc, non metallic horn, flexible hose and wall hooks.

- Maintenance schedules shall be provided with each type of extinguisher. The schedules
shall be in protective covers and shall detail all aspects of maintenance of extinguishers
including details of weight checks, pressure test, discharge tests, internal and external
visual checks, time periods for checks and action to be taken on finding a fault. The
schedules will also contain full details for repairing, recharging and resetting
extinguisher contents and re-ordering instructions.

PACKAGED FIRE PUMP SET

Electric Pump

Type – The pump shall be UL listed, FM approved in compliance with NFPA-20.


Pump shall be of the vertical turbine type with suction case, intermediate bowls,
top bowl and discharge case made of cast iron, free of foundry imperfections and
other detrimental defects.
Impellers shall be of bronze, of the enclosed type, statically balanced. They shall
be adjustable vertically by means of an adjustable nut located on top of the driver.
Pump shaft shall be of polished stainless steel and shall be supported by
bearings above and below each impeller. The suction case bearing shall be of
bronze, grease packaged and protected against entrance of sand and other
abrasive.
Column pipe size shall be such that the friction loss shall not exceed 5 ft./100 ft.
of column. The pipe shall be furnished in interchangeable sections having a
nominal length not exceed 3 meters.
A thrust bearings of ample capacity to carry the weight of the rotating parts plus
the hydraulic thrust shall be incorporated as an integral part of the driver. The
bearing shall have an average life rating of not less than 5 years continuous
operation.
Motor – shall be drip proof, 2900 RPM and shall be especially selected for quiet
operation. The horse power of the motor shall be of such a size as to insure non
overloading of the motor through the capacity range of the pump.
Installation – A concrete base 8 inches higher than the surrounding floor shall be
provided. Construct base and install as shown by the detail of the drawings.
Provide a minimum of four ½” anchor bolts from concrete to pump base.
Controls – The pump shall be controlled by a combined manual and automatic
across the line type fire pump control panel. The control panel shall have an
externally operated circuit breaker, a pilot light to indicate when power is on,
switches or push button for manual or automatic operation, a pressure switch
control for automatic operation and a remote alarm signal when pump is
operating. The entire control panel shall be factory assembled in a steel cabinet.
The panel shall have provision for connection to the BMS. Controllers to have
auto-program for start/stop for future periodic maintenance.

Jockey Pump

Type – The jockey pump shall be submersible type, especially designed and
constructed for quiet operation.
Motor – Shall be drip proof, 2900 RPM and shall be especially selected for quiet
operation. The horse-power of the motor shall be of such a size as to insure
non-overloading of the motor throughout the capacity range of the pump.
Controls – The jockey pump shall have a relief valve set for the proper pressure
and a pressure switch for automatic operation. There shall be a magnetic
across-the-line start with ”Hand –Off-Automatic” selector switch in cover
provided to start and stop the pump. Provision for connection to BMS shall be
provided.
Diesel Driven Pump
Fire pump shall constitute a diesel engine and fire pump of vertical turbine
design. Pump specification shall be as mentioned above under item 6.1 except
for pump speed which shall be accordingly to the choice of the diesel engine
speed.
Rating of diesel engine shall be chosen at the prevailing conditions at U.A.E., i.e.
ambient temperature of 120 deg F. and a humidity ratin of more than 90%.
Automatically Controlled Diesel Engine
The diesel engine for driving the fire pump shall be specifically designed for fire
pump service. It shall develop sufficient horse power to drive the pump and shall
have bare engine brake horse power not less than 20 percent greater than the
maximum horsepower required to drive the pump at its rated RPM.
The engine shall be an open type self contained power unit including the following
accessories :-
(a) Stub shaft.
(b) Fuel pumps and filters.

(c) Air Cleaner.


(d) Adjustable governor capable of regulating engine speed within a range of
10 percent between shut-off and maximum load conditions. The governor
shall be set to maintain rated pump speed at maximum pump load.
(e) Lube oil pump.

(f) Lube oil filter.


(g) Overspeed shut down device arranged to shut down engine at a speed
approximately 20 percent above rated engine speed and with manual
reset. The overspeed shut down device shall be so supervised that the
automatic engine controller will continue to show an overspeed trouble
signal until the device is manually reset to normal operating position.
(h) Electric Starter, generator or alternator and voltage regulator.

(i) Dual storage battery units. Each unit shall have capacity to maintain
cranking speed through a 6 minute cycle (15 seconds cranking and 15
seconds rest, in 12 consecutive cycles). Provide certification that the
battery unit complies with this requirement. Batteries shall be furnished in
a dry charge condition, with electrolyte liquid in a separate container.

Electrolyte shall be added at the time the engine is put in service, and the
battery is given a conditioning charge.
(j) Dual battery chargers, automatically controlled.

Chargers shall be specifically designed for fire pump service.


The rectifier shall be a semiconductor type.

The charger for a lead acid battery shall be a type which automatically
reduces the charging rate to less than 500 millimeter when the battery
reaches a full charge condition.

The control equipment incorporated in an "off-on" type of charger for a


lead acid battery shall start the rectifier hourly. It shall shut off
automatically when the battery has been fully charged.

The battery charger at its rated voltage shall be capable of so delivering


energy into a full discharged battery in such a manner that it will not
damage the battery. It shall restore to the battery 100 percent of the
battery's ampere hour rating within 24 hours.

An ammeter with an accuracy of five percent of the normal charging rate


shall be furnished to indicate the operation of the charger.

The charger shall be designed so that it will not be damaged or blow


fuses during the cranking cycle of the engine when operated by an
automatic or manual controller.

A manual charge switch with indicator light shall be provided or, in lieu
thereof, the charger shall automatically charge at the maximum rate
whenever required by the state of charge of the battery.

When not connected through a control panel it shall be arranged to


indicate loss of current output on the load side of the d-c over-current
protective device.

(k) Engine cooling system.

Cooling water shall be from the discharge of the pump, taken off prior to
the pump discharge valve. Threaded rigid pipe shall be used for this
connection. The pipe shall include a manual shut-off valve, flushing type
strainer, pressure regulating valve, automatic electric solenoid valve and a
second manual shut-off valve. A bypass line with manual shut-off valve

shall be installed around the manual shut-off valves, strainer, pressure


regulator and solenoid valve.

(l) Engine jacket temperature regulating device.

(m) Engine jacket water pump.

(n) Instrument panel with water temperature gauge, oil pressure gauge,
ammeter, tachometer of the totalizing type or an hour meter.

(o) Exhaust mufflers and flexible connectors, stainless steel non-sparking.

(p) The engine shall be arranged for automatic operation with all wiring
terminating in a junction box suitable for field hook-up.

(q) Exhaust piping from flexible connection at engine to muffler and from
muffler to point of discharge to atmosphere shall be schedule 40 black steel
pipe and fittings, welded.

(r) Pump and diesel engine shall be mounted on a common base plate, direct
connected through a flexible coupling, and equipped with a coupling
guard. Coupling shall be a spacer type to permit pump shaft and
impellers to be removed without moving diesel engine or pump bottom
casing.

Automatic Diesel Engine Control Panel

The automatic engine control panel shall be specifically designed for fire pump
service. The panel shall be enclosed in a floor mounted duct and moisture
resistant housing. The controller shall be the combined manual and automatic
type including a "Manual-Off-Automatic selector switch.

A pressure switch and single phase power failure relay with local visual indication
and auxiliary contact for remote indication of 240 volt AC power failure shall be
provided which will, upon drop in system pressure or loss of single phase AC
power, cause the controller to open or close all circuits necessary to
automatically start the engine by performing the following functions :-

(a) Turn on fuel supply.

(b) Open the cooling water solenoid valve.

(c) Crank the engine in a series of crank-rest cycles automatically alternating between the
dual batteries on each cycle.

(d) Disconnect cranking motor upon engine start.

(e) Once the engine is started, it shall remain in operation until shut down manually. A
signal in the Synoptic Panel shall indicate that the Diesel Engine is operating.

(f) If the engine should fail to start after several cranking attempts, the

controller shall disconnect all starting circuits and energize an audible and visual alarm to
indicate "overcrank" in the synoptic panel as well as in the
engine control panel.

Tests

Prior to shipment, the pump and engine shall be thoroughly shop-tested as a unit
by the pump manufacturer. A characteristic curve showing the pump
performance based upon the results of the shop test shall be submitted to the
Engineer prior to shipment, and shall include the performance pump and engine
at the set-governor's speed. Absence of these test reports, indicating that the
complete unit has been tested in the factory by the driver, will be ample grounds
for the equipment rejection.
Each control panel shall be fully assembled and factory tested by the control
manufacturer prior to their shipment, and evidence of this test shall be furnished
with the controller.

1.2 The Contactor is deemed to fill - in the blank provided in the following schedule of
Airconditioning units as directed, and to strictly comply with the given technical data,
together with the Drawings,Specifications, Bill of Quantities which are to be
considered
as a whole .

1.3 Any conflict between the aforesaid documents shall be reffered to the Consultant for
clarification, prior to quoting.

1.4. The structures are generally re-inforced concrete frame with re-inforced concrete floor
and internal partitions of hallow concrete blocks.

1.5. The mechanical service installations include for the design supply delivery erection.
putting into operation, testing and commissioning all materials, plant and equipment
necessary for the complete installation including the following services.

a. Packge Unit and Split Unit air-conditioning systems.

b. Air-conditioning distribution equipment and acoustic treatment.

c. Bathrooms, toilets and kitchen ventilation.

d. Electrical services associated with mechanical plant and equipment.

1.6. Mentioned capacities for all types of A/c units are the minimum required and the
contractor should submit the higher standard to consultant’s approval.

1.7. The contractor should upgrade duct size of outlet size if necessary according to selected
equipment.

4.2. The Evaporator Unit basic unit shall consist of cooling coil, one or more centrifugal
fans, electric motor, condensate drain pan, galvanized steel casing panel painted with
enamel finish and electric junction box.

4.3. The centrifugal fans shall be of the forward curved non-overloading type and belt
connected to the fan motor, the fans shall be statically and dynamically balanced and
specially designed for quiet operation. The motor shall be built-in and resiliently
mounted with adjustable mounting and variable pitch pulley or direct driven with 2 or
3 speed minimum.

4.4. The cooling coil shall be suitable for R-410A refrigerant and shall be constructed of
staggered heavy wall seamless copper tubes mechanically bounded to aluminum fins.
The coils to be leak tested at factory at 350-PSI minimum expansion valve/capillary
tube to be provided and installed at the cooling or condensing unit as per manufacturer
recommendations. The condensate drain pan shall be constructed of heavy gauge
galvanized steel and shall projected under the entire length and width of coil including
the headers and return bends. The pan shall be adequately treated against corrosion,
insulated and pitched for positive drainage with the unit-installed level. The basic unit
casing shall be constructed from galvanized steel sheet, enamel finished. It shall be
thermally and acoustically insulated with 1” thick fiberglass fastened with waterproof
adhesive.

5. CONDENSING UNITS

5.1. The condensing units shall be of the air -cooled type, designed for use with refrigerant
R-410A and of capacity as shown of the drawings.

5.2. The condensing unit shall comprise of condenser fans, condenser coils, refrigeration
accessories and safety control all assembled in a common casing, wired and tested at
the factory. The unit shall be supplied from the factory with an operating charge of
refrigerant and dehydrated compressor oil.

5.3. The compressors shall be of the hermetic sealed reciprocating type, mounted on
external spring isolators, provided with crankcase heater, accumulator and muffler and
located in a separate section isolated from the condenser coil and fans.

5.4. The condenser fans shall be of the propeller type, arranged for vertical discharge,
weather proofed, statically and dynamically balanced, direct driven by a totally
enclosed and permanently lubricated resiliently mounted electric motor. Fans shall
have safety guards.

5.5. The condenser coils shall be constructed of heavy gauge seamless copper tubes
mechanically bonded to aluminum plate fins minimum 0.12 ~ 0.14mm thickness with
12 to 14 fins per inch . The coils shall be circuited for subcooling and shall have guard
protection for the condenser fins. Coils to be leak tested at the factory at 450-PSI
minimum The coils shall be treated with herasite or equal paint against saline condition
with 5 years warrantee for the same.

5.6. The casing shall be fully weatherproofed for outdoor installation. It shall be provided
with openings for power and refrigerant connection with removable panels for easy
access to all internal components. A hinged access door shall be provided on the control
panel.
5.7. The unit shall be provided with all necessary refrigeration accessories, which shall
include but not limited to the following:

 Filter drier
 Sight glass
 Suction and discharge shut-off valves.

5.8. The unit shall be provided with all necessary controls such as but not limited to H.P
switches, over current relay, reverse phase, protector, Antishort cycle timer, with
required contactors for fan motors and compressor compatible with single or double
stage room thermostat as per refrigerant circuit to be supplied and fixed on the
locations as shows on the drawings. The thermostat preferably to be from the same Ac
manufacturers with self diagnosis system installed at a high of 1.5 mtr from the
finished floor level along with other lighting switches, temperature sensor must be
removable type to fix near return out path or in room thermostat as per site condition.

5.9 CONTROL WIRES:

Control wires should allow for simple and fool proof connection of each indoor and
remote
Controller. The cable should be either factory supplied or as recommended by the
local suppler/dealer.

6. NOISE AND VIBRATIONS

6.1 All air-conditioning equipment shall be mounted on vibration spring isolators suitably
designed to eliminate any vibrations, which may be transferred to the building structure

6.2. The contractor shall be fully responsible for preventing noise and vibration throughout
each
system and in the environment surrounding the buildings. He shall provide all lining
materials, silencers, and flexible connections and hot gas mufflers for this purpose

6.3. Flexible neoprene connection shall be used in all connections between ducts and all A/c
units.

7. DUCT WORK

7.1. All sheet metal work shown on the drawings shall be a standard construction erected
in a first class workmanship. The ductwork shall be constructed on galvanized sheet
steel. Duct shall conform accurately to the dimension indicated on the drawings and
be straight and smooth on the inside, with joints neatly finished.

7.2. Ducts shall be anchored securely to the building in an approved manner and shall be
insulated as to be completely free from vibration under all conditions of operation.
The sheet metal ducts and stiffeners shall of heating, refrigeration, air-conditioning
Engineer’s guide as regards construction and gauge of material for low pressure
system, except as other specified or indicated.

7.3. All ductwork in the finished areas shall be run parallel to the beam wherever possible.
All outlet openings and open ends shall be kept closed with sheets metal caps during
construction.

7.4. Ducts shall be built with curves and bends, where indicated to effect an easy flow of
air, curved elbow shall have a center line radius at least equal to 75% of width of duct.
All duct curved shall be equipped with single thickness vanes.

7.5. Vertical ducts shall have full size bends where horizontal branches are taken unless
otherwise indicated.

7.6. Hangers and supports shall be fastened to concrete structure in a manner approved by
the Engineer. All fastening to be such as to ensure permanent stability and be capable
of supporting at least three times the applied load.

7.7 Ducts upto 20” in width shall be suspended by means of galvanized iron straps
securely fastened. Straphangers shall be extended along the bottom of the duct and
fastened bottom and side of the duct by bolts or rivets. Straps shall be attached to
anchor screws and heavy iron washers. Straphangers shall support duct at each joint.

7.8 Where horizontal duct is fixed to walls, columns or supported on floor slab, etc.
galvanized angle iron frames or wooden frames are to be fabricated to support
rectangular ductwork and associated equipment from floor slabs or walls.

7.9 For bigger than 20” duct the hanger shall be galvanized rod with angle iron supports
1.5” wide minimum. The angle iron support should be painted with two coats of red-
dioxide paint.

7.10. A rigid insulation of polystyrene or wood or any other approved rigid insulation should
be placed in between the duct and the hanger/support.

7.11. A substantially constructed manual volume damper of butterfly or multiple blade type
(8” maximum blade width) shall be fitted, where shown on the drawings with
galvanized steel interlocking blades, sleeves, bearings or as required for balancing

purposes and galvanized steel frames. Blades to be fabricated from 16-gauge steel
with seamed edge and a maximum length of 48”.

7.12. It should be noted that these dampers should be separate and independent from the
dampers herein after specified to be set behind registers and diffusers.

7.13. Insulate ductwork passing through walls, partitions or slabs, to be provided with 1/2”
wooden frames and wherever necessary to be sealed with adequate sealant around the
insulated duct.

7.14. Contractor is responsible to check duct sizing and upgrade if necessary in order to
ensure noise level as specified.

7.15. G.I. Duct Work shall be constructed in accordance with the following table.

8.1 FLEXIBLE DUCTS

Supply and install flexible ducts where shown on drawings with sizes as shown thereto.

Ducts shall be all metal constructed of heavy gauge corrugated aluminium with water
tight continuous lock seams.

Ducts shall be UL 181 Class 0 non-combustible and complying to NFPA 90A & 90B or
BS 5588 Part -9.

For air-conditioning, flexible ducts shall have 1" thick fibre glass insulation and
sheathed in a durable polymer vapor barrier.

9. GRILLES /DIFFUSERS

9.1 Before being ordered, selection of all supply outlets shall be checked by the
manufacturer for throw, drop and noise with capacities as indicated on the drawings. All
outlets shall specially select for their particular applications and designed for quiet
operation. Selections to be approved by the Engineer. All grilles, registers and diffusers
to be of construction and finish as Engineer Approval and shall be from anodized
extruded aluminum.

9.2 Supply Air Register (SAR)


All side wall supply outlets shall be of the double deflection type, having vertical front
bars and horizontal back bars and fitted with key operated opposed blade dampers.
Gaskets to be fixed between grilles and wooden frame to prevent air leakage.

9.3 Diffusers (return and supply)


The diffusers shall be furnished with supply volume of dampers and equalizing grids
as furnished by the diffusers manufacturer. Volume controls for these outlets shall be
accessible through the outlet from below the ceiling and shall maintain their setting
when adjusted. Each diffuser shall be providing with sponge rubber of felt gasket and
angle ring or frame for securing to duct work. Return diffusers (R.D.) shall be
identical to supply diffusers except that the equalizing grid can be eliminated.
Diffusers to be of the type and shape indicated in the drawings.

9.4 Return Air Grilles (RAG)


Where they are placed in a position such that return and supply grilles can be seen
together then return grilles must match the supply grilles in outside look (double
deflection). Where return grilles are locaed away from the supply grilles, it can be
fixed pattern with horizontal bars.

9.5 Door Grills (D.G.)


Door grilles to be of the inverted V blade and shall not permit vision through the grille.
Minimum free area 60% louvers to be of double frame type with a frame on each side
of the door supplying as indicated on the drawings.

9.6 Volume Control Dampers (VCD)


A substantially constructed manual volume damper of the butterfly or multiple blade
type(20cm maximum blade width)shall be fitted with galvanized steel interlocking
blades, sleeves, bearings or as required for balancing purpose and galvanized steel
frame. Blades shall be fabricated from 16 guage steel with seamed edge and
max.length of 120cm. It should be noted that these dampers shall be separated and
independent from the dampers, hereinafter specified, to be set behind register.

10. AIR DIFFUSERS - SQUARE OR ROUND

- Supply and install diffusers where shown on the Drawings.

- Air diffusers shall be of the diffusion and air mixing type and shall be made of anodized
aluminum.

- Supplied air shall be diffused with no air velocities in excess of 50 fpm. (0.25 m/s) at
1800 mm height or less above the floor line. Room air shall be mixed with the primary
air by induction to effect subsequent uniformity of the room temperature without
stratification.

- Each diffuser shall be provided with an aluminum opposed blade damper.

- Diffuser shall not project appreciably below ceiling or duct.

- The inner assembly of the diffusers shall be attached to the outer assembly by means of
a lock permitting assembly and disassembly without the use of tools.

11. DIFFUSERS - SLIMLINE - CONTINUOUS

- Continuous slimline diffusers shall have extruded white anodized aluminium vanes and
frames, unless otherwise indicated on the Drawings, and shall be designed for surface
mounting on wall, ceiling or sill.

- Diffusers shall be capable of diffusing air in a horizontal or vertical plane, combining


discharge air diffusion, 20% aspiration and secondary air motion causing the discharge
air to be diffused in such a manner that the air is delivered in a multiplicity of high and
low pressure air currents causing turbulent air motion and insuring complete coverage
and temperature uniformity within the space served.

- The diffuser shall be provided with equalizing deflector and damper to accomplish
uniform distribution throughout the length of the outlet.

- The noise level shall be measured at a point 1800 mm below on either side of the
diffuser.

12.DUCT INSULATION

Duct acoustic lining

12.1. Acoustic insulation of glass fiber 1/2” thick 32 kg/m3 and shall be fixed to internal
duct surface of each fan coil or air handling unit discharge duct for a minimum length
of 3 meters from fan outlet.

Duct Insulation

12.2. Thermal indoor duct insulation shall be glass fibber with embossed aluminum foil
factory applied as manufactured, have maximum thermal conductivity of 0.27 w/Mk.
with 2” thick (1.5 pcf) at mean temperature of 75 degree Fahrenheit. Insulation shall be

fixed on ducts as recommended by the insulation manufacturer. All duct insulation to


be protected with 6-oz. canvas 3 coats of foster 30-36.OR EQUIVALENT.

12.3. Outdoor duct insulation to be 2” thick of rigid fiberglass with density of 48kg/m3 with
vapor barrier of aluminum foil, protected by 6 oz. canvas 3 coats of foster 30-36 with
aluminum cladding.

12.4. Duct insulation and lining to be adhered to sheet metal duct by foster adhesive 81-22 or
equivalent approved adhesive to be applied on 50% of ducting area on top side and the
full surface of duct on under sides. Duct insulation will have G1 corner angles with full
length of the duct.

12.5. Round flexible duct to be semi rigid insulated type.

13. DECORATIVE MINI SPLIT UNITS

13.1 GENERAL

The work includes the provision of all Air-conditioning (DX System) Units, labor,
materials, accessories, services and tests necessary to complete and make ready for the
operation as shown on the drawing and hereinafter specified. The installation shall be
completed in a every respect, tested and approved to the satisfaction of the consultant
and in accordance with the local laws governing these installations. The installation
will include, but not limited to the following:

Air-cooled condensing unit with its matching indoor decorative split units
(configurations as shown in the drawings). (One Indoor connected to one Outdoor
unit).

Control wiring.

Control / thermostats with self diagnostic function and 24 Hour timer.


The two parts shall be connected together with insulated dehydrated copper tubes.
All components will be new according to the specifications.

13.2 EQUIPMENT

13.2.1 INDOOR UNIT.

The indoor units shall be exposed decorative type ceiling suspended/ cassette/ wall/
floor mounted, configuration as shown in the drawings. The units shall be fabricated
from galvanized steel sheet and shall be internally insulated. The cabinet shall be pre-
painted with baked enamel paint and provided with adjustable plastic grills. The coil
shall be made from copper tubing with mechanically bonded aluminum fins. The fan
shall be centrifugal, direct driven, doubt inlet type with two impellers.

The impellers and scrolls shall be made in shockproof material to guarantee maximum
stability during transport and installation. The impeller shall be having airfoil blades.

The motor shall be permanent split capacitor type single phase and shall be totally
enclosed. The units shall be complete with remote control kit consisting mainly of
multi speeds & off switch and a thermostat.

13.2.2 OUT DOOR UNIT.

The outdoor condensing units shall be suitable to operate up to 52 C ambient


temperature. Equipment to be located as shown in the drawings and shall have
precharged refrigerant (R-410A) for the complete system with refrigerant line fittings.
Brass service valves shall be located at the exterior of the unit.

The condenser coil shall be constructed of aluminium fins mechanically bonded to


copper tubing.

Condenser fan shall be direct driven propeller type and arranged for either horizontal
or vertical discharge. Fan hub shall be designed to protect motor shaft, bearing and
winding. Fan motor shall be factory lubricated and inherently protected. The whole
units shall be housed in a weatherproof cabinet.

The compressor shall be of the welded hermetic type rotary/scroll with internal
vibration isolators and shall be located in an isolated compartment of the unit to reduce
the noise level. The compressor shall be equipped with safety devices like crank case
heater, thermal and current sensitive overload devices

13.2.3 REFRIGERANT PIPING.

Suction and discharge refrigerant piping shall be from dehydrated refrigeration copper
tubes, insulated and quick connect type. Insulation shall be of closed cell rubber foam
with a minimum thickness of 19mm for suction line and 12mm for liquid line.

Piping penetrating walls shall pass through a PVC sleeve with adequate diameter and
sealed according to general specifications.

Piping penetrating slab roof slab shall pass through PVC sleeve and to be sealed for
waterproofing and the contractor should submit detailed working for the way proposed
for consultant approval.

13.2.4 FINISHING.

All piping shall be insulated as mentioned before and additionally wrapped with
canvas clothing and painted with a weatherproof painting.

13.2.5 RETURN AIR FILTER

Return air filters shall be permanent, washable type of preferably from the same
manufacturer.

13.2.6 TESTING, COMMISSIONING& GURANTEE

The contractor should test and commission the air-conditioning equipments as per the
technical standards.

The contractor shall guarantee all work installed by them shall be free from any defects
in workmanship and materials for a period of one year, for whole system and
additional 4 years for the compressors.

14. VENTILATION AND EXHAUST FANS

Supply and install where shown on the drawings ventilation and exhaust fans having
capacities as shown on the same drawing. Construct all apparatus of materials suitable for
the conditions encountered during operation.

Where corrosion can occur, appropriate corrosion resistant materials and assembly methods
must be used including isolation of dissimilar metals against erosion

Where in contact with the air stream, protect insulation against erosion of flaking by a
factory applied plastic or mat facing.

Locate and arrange motors, filters, and other components and accessories so that they are
accessible for repair, maintenance and replacement.

Mount grease fittings directly on bearings unless the later are not readily accessible. Where
equipment bearings are not visible or are inaccessible provide easily accessible extensions to
bearings lubrication fittings.

Throguh clean the entire system before installting filters or operating the fans.

On systems containing filters, install filters and permanently seal the filter frames airtight
before operating the fans. The Contactor at his own expenses shall replace all dirty filters
before turning over the system to the client.

14.1 ROOF EXTRACT UNITS:

Supply and install where shown on the drawings roof extract fans having capacities as shown
on the drawing. The casings to be manufactured from heavy gauge aluminium alloy and to
house twin fan assembles each comprising double inlet forward curved blades centrifugal
impeller running in individual scroll.

Impellers to be belt driven trhough taper lock pulleys and fittings by motors mounted on unit
base. Entire drive assembly shall be mounted on vibration isolators.

Motors to be manufactured to BS 5000 and to be of TEFV type sealed for life bearings and
single or three phase electric supply.

Unit shall be with automatic changeover switch providing automatic duty sharing through
slector switch incorporating Run/failure indicating lights.

14.2 DUCT IN LINE FANS:

Supply and install Duct -in line Fan capacity as shown in the drawing/schedule.

A centrifugal Fan designed to overcome strong aerodynamic resistance with the ability to be
installed in line with the duct either in a horizontal or vertical position as well as facilitating
installation easy as per site condition.
Fan motor should have built in motor protection with backward curved impellers with low
noise level.

14.3 GLASS / WALL MOUNTED EXHAUST FANS

Supply and instlall glass/wall mounted exhaust fans as shown on the drawings with
capacities as mentioned in the schedules. The fans shall be manufactured from plastic
material with external and internal louvers and auto shutter.

15. REFRIGERANT PIPING

15.1. Suction and discharge refrigerant piping shall be of dehydrated coppertube pre
insulated and quick connect type. Insulation shall be of closed cell rubber foam with a
minimum thickness of 19mm for suction line and 12mm for liquid line if applicable.

15.2. Piping penetrating walls shall pass through a PVC sleeve with adequate diameter
and sealed according to general specifications.

15.3. Piping penetrating roof slab shall pass through PVC sleeve and to be sealed for
waterproof and the contractor should submit detail-working drawing for the way
proposed for consultant’s approval.

16. SHOP DRAWING/COORDINATION WITH OTHER SERVICES.

Work shop drawing shall be prepared by the AC contractor in 1:50 scale in coordination
with all other services and submitted for approval prior carrying out any work at site
unless and until the consultant/Engineer gives site clearance for the same.

17. COMMISSIONING

17.1 The contractor should test and commission the air conditioning equipment as per
the technical standard. As-built drawings, installation operation and maintenance
manuals, including catalogues shall be submitted before handing over.

18. GUARANTEE

18.1 The contractor shall guarantee that all work installed by him for a period of one
year for the whole system and additional 4 years for compressor shall be free from any
Defects in workmanship & materials. All apparatus will develop the capacities and
characteristics as indicated on the drawings & schedules. During a period of one (1)
year from the date of certificate of completion and acceptance of his work, any such
defects in workmanship, materials or performance appear, he will remedy them
without any cost .

IRRIGATION SYYTEMS

System Description

1. GENERAL

An underground Irrigation tank has been proposed at the basement of one of the building to
store the Grey water. The water is further treated to make it useful for the landscape purpose. A good
filtration system has been proposed inside pumping station to make sure that particles will not enter
into drip lines. The quantity of treated water is sufficient to full fill the landscape requirements of the
project and will help to develop a sustainable, water efficient and environmental friendly project.

Irrigation Strategy

Sub Surface Drip Irrigation (SDI) have been proposed to save water and get maximum
efficiency up to 90%.This technique has been utilized for the entire development.
The Irrigation system has been divided into Hydro Zones. Based on the irrigation demand and
landscape requirement Drip emitter and lateral spacing have been varied to get same duration within
each Zone. The technique used is excellent to avoid extra zones and their subsequent cost.
The recommended Drip line will be integral pressure compensating, continuous self cleaning, anti
siphon, high anti drain mechanism with root guard technique.
Flow meter have been proposed with each Solenoid valve and inside pumping station to determine
the amount of water consume in each zone and discharge from the tank .The flow meter will also be
used to determine any leakage in the Network. Flow meter will be linked with Central Monitoring
system and be able to measure and record all type of varied flow.
Air valve have been proposed between each Supply and Flush Header. Flush points has also been
proposed at each flush point
Specifications for Drip lines have provided as an Appendix A.

RELATED DOCUMENTS:
A. Drawings and general provisions of the Contract, including General and
Supplementary Conditions, apply to this Section.

B. Regulations, codes and guidelines required for irrigation systems as prepared by local
governing agencies.

SCOPE OF WORKS:
A. The contract shall include for the complete installation, testing and commissioning of the
Automatic Irrigation System summarized below and as per the Drawings and Specifications.

1. Laying the main, sub main and lateral lines for the Automatic Irrigation System.
2. Laying pipe for mains, sub mains, laterals and control cables under footpaths and Roads
within the site limits.
3. Laying drip systems.
4. Installing valves and relevant accessories
5. Providing Automatic Control System for the irrigation network through satellite

2. PRODUCTS

2.1 GENERAL IRRIGATION REQUIREMENTS.

A. All materials covered by this specification shall be from an approved local


representative in Abu Dhabi qualified to provide the appropriate level of technical
support.

B. All equipment, fittings and accessories shall he suitably rated to comply with the
system design and operating parameters.

2.2 PIPE AND FITTINGS

A. HDPE,PVC and LDPE Pipes and Fittings:


1. All primary distribution pipe work shall be HDPE SDR 11 or approved equal.
2. All secondary distribution pipe work shall be Unplasticized Polyvinyl Chloride
(uPVC) to Class 10 or approved equal.
3. Unplasticized Polyvinyl Chloride Pipes: All pipes shall be manufactured
to SASO 14, Class V or BS 3505, Class E. All couplings and fittings for
uPVC pipes shall be manufactured of materials conforming to BS 4346

B. Polyethylene pipes and fittings:


1. Polyethylene (PE) pipes for drip lines shall be manufactured from low
density polyethylene incorporating a minimum of 2.8% carbon black and shall
have a working pressure of 4 bars.

2. Random samples of drip pipes shall be subjected to the Teepol crack


resistance test.
The samples shall be immersed in a bath containing a solution of 10%
Teepol and 90% water maintained at 50 degrees C. The pipe shall resist the
solution without showing any fatigue or cracking for a period of 150 hours.

3. The test shall be carried out in an independent laboratory within the UAE.
4. All fittings for drip lines shall be compression type. Insert barbed type
fittings secured by plastic ratchet clips shall not be used.

2.3 VALVES & ACCESSORIES

A. All valves and accessories shall be in conformance with the standard


requirements, unless specially mentioned.

2.4 GATE VALVES

A. Gate valves shall be ductile cast iron or material combination of cast iron and
enamel waterworks valve, with wedge type gate wedge fully rubber lined with
EPDM and non-rising stem. Valves shall be manufactured in accordance with
AWWA C550. For ductile cast iron valves, the valves shall be with epoxy resin
coating, internally and externally to average DFT 300 microns for protection
against corrosion. Valves installed below ground shall be provided with stem
cap for key operation. Connections on all sized valves may be flanged PN 16
per BS 4504, or firmly integrated and torsion proof PE pipe ends in SDR 17,
pipe length suitable for 2 weldings.

1. Valves to have non-rising stem of stainless steel, stem nut brass or cast
aluminum bronze with gun metal. Body components shall be Ductile cast
iron SG GGG-50. Stem sealing by elastomer/NBR rubber ‘O’ rings.
2. Up to size DN 400 resilient seated gate valves are preferred with ductile
iron wedge fully covered with special grade elastomer EPDM rubber.
Heavy duty steel keys with head configuration to fit operating nut and
handle length as required for proper above ground operation shall be
provided in numbers specified by the Engineer.
3. Valves above ground shall be provided with hand wheel. Nominal
pressure for the valves shall be 16 bar or more. All bolts and nuts shall be
stainless steel grade A4.

2.5 BALL VALVES

A. For 3” and smaller valves installed in the valve boxes uPVC Ball valves shall be
designed for a working pressure of not less than 16 bar and water operating temperature
of 45°C.
B. Valves shall be the suitable size for the incoming line size with a clear waterway
equal to the full nominal diameter of the valves and shall be opened by turning
counterclockwise.
C. The operating nut or wheel shall have an arrow cast in valve indicating the
direction of opening.

2.6 PE VALVES

A. PE Valves shall be SDR 11 with stem extension. The body and ends shall be
manufactured from polyethylene (PE 100) the ball shall be manufactured from
acetal/polypropylene for strength and thermal resistance

2.8 FLANGE ADAPTOR

A. Flange adapters shall be used on HDPE, GRP, AC, cast and ductile iron and steel
pipes to enable plain-ended pipe to be connected either to flanged pipe or to flanged
valves or other fittings. Flange adaptors shall be provided with flat mating faces,
suitable for bolting to raised faces.

1. Flange adaptors shall be provided with SS 316 nuts and bolts.


2. Flange adaptors to suit pressure rating of the flange PN 16.
3. Flange adapters shall be restrained type for un-anchored pressure lines.

2.9 FLOW METERS

A. Flow meters shall be in conformance with the Estidama requirements and should
be connected with Main control system.
B. Provide hourly, weekly, monthly and annual water consumption for each end use
C. Compare consumption to previous trend analysis
D. Determine out of range values to alert building operator to unusually high
consumption
E. Record Peak water consumption for each end use

2.10 SOLENOID CONTROL VALVES

A. Automatic remote control valves with pressure regulators shall be normally closed
diaphragm type with slow opening and closing action for protection against surge
pressure. Actuation shall be by encapsulated type solenoids and rated min. 24 volts,
50/60Hz cycles, unless otherwise specified. The valve body shall be constructed of glass
filled nylon.

B. Construction shall provide for convenient access to functional parts without removal of
valve from system plumbing. A manual flow control adjustment, with shut-off
capability, shall be furnished on all valves. Bonnet shall have sufficient volume to
ensure proper closing against rated test pressure. Valve pressure rating shall not be less
than 200 PSI (13.7 Bar).

C. The diaphragm shall be composed of EPDM, chlorine and chemical resistant material
and provide for a positive seal between bonnet and body. The solenoid functional parts
shall be of stainless steel for corrosion resistance. The solenoid plunger shall incorporate
a grit filter to prevent plunger hang up. Solenoid valve shall have internal manual bleed.
Valves shall be fabricated from rugged brass construction.

D. Inlet and outlet shall be threaded BSP. The valve shall be capable of working with
treated effluent water conditions. It shall provide full and accurate pressure capabilities

measurement shall be possible via Schrader valve or integral pressure gauge.

2.11 QUICK COUPLING VALVES AND KEYS

A. Quick Coupling Valves (QCV) shall be made from brass material. Cover shall be rubber
covered bronze. The seat disc plunger shall be spring loaded to keep valve closed at zero
inlet pressure. Coupler shall be removable from top while valve is under pressure. Valve
shall be one-piece body design.

B. The valve shall be operated with plug in type special coupler key with single lug. The
key shall be cast bronze. For connection of hose swivel elbow to be used. The keys shall
be from the same manufacturer to ensure compatibility of the connection.

C. The quick coupling valve shall be minimum of 1” diameter.

D. The hose swivel shall be 25mm x 18mm female/male threaded all brass construction
with O ring seal and have 360° swivel action in any direction.

2.12 VALVE CHAMBER

A. Reinforced Concrete Valve Chambers shall comply with the requirements of the typical
drawings and standard specifications.

2.13 VALVE BOXES

A. Air valves (3”or smaller), quick coupling valves, solenoid valves and wire pull boxes
shall to be installed in an access box of sufficient size to permit ready removal of the
valve inner assemblies without removing the box from the ground. Valve names and
numbers must be clearly marked inside and outside of the box with permanent plastic
tags.

B. Covers shall be secured by stainless steel bolts A4-316.

2.14 PRESSURE REGULATOR

A. Pressure regulations shall be factory preset to give an outlet pressure 20 psi ± 15% for
flow rates between 4 gpm and 22 gpm, given a variable inlet pressure of 25 psi to 60 psi.

B. The pressure loss of the fully open valve at a pipeline velocity of 1.5 m/sec shall not
exceed 0.5 bar. Pilot valves shall be brass. Connection piping shall be copper. Stainless
steel strainers shall be provided at all porting points.

2.15 ELECTRICAL EQUIPMENT

A. Electrical equipment shall be in accordance with ABU DHABI Electricity regulations


and the Electrical Specification. Enclosures shall be protected in accordance with IP55
for equipment installed above grade and IP58 for equipment installed below grade.

A. Wiring to and from control panels shall be routed in conduit below the floor. Above
grade conduit shall be liquid tite flex, or galvanised steel and provision shall be made for
inspection tees and ells to facilitate removal in the future.

B. All equipment shall be provided with earth leakage circuit breakers in accordance with
local regulations.

C. Lighting protection shall be provided for all field controls if any.

2.16 CONTROLLERS

A. The controller shall be housed in plastic pedestal cabinet and capable of two-wire
decoder control of minimum of 50 decoder addresses expandable in modules. The
control shall be via a plug-in decoder output module. The decoder output module shall be
field-installable without tools, and only a screwdriver to make the two-wire path
connections.

B. The controller shall be housed in plastic pedestal cabinet and capable of two-wire

extend up to 10,000 ft./3km to the end of the wire run over 14 AWG wire, or 15,000
ft./4.5km over 12 AWG

F. The wire path shall be twisted pair, solid-core, color-coded with each conductor in a
polyethylene jacket suitable for direct burial.

G. The two-wire paths may be spliced, or “teed”, permitting extensions of the path in
multiple directions. In general, the distance from the controller to the end of any one end
of a “tee” or wire run shall not exceed the maximum for the gauge of wire, even if the
total of all wire exceeds that number.

H. The decoder output module shall have a port for programming station addresses directly
into each field decoder, and shall not require the use of serial numbers. Each decoder
shall have one or more (in the case of multiple output decoders) station addresses
programmed at the controller location and the station number shall be noted on the side
of the decoder prior to installing in the valve box.

I. Any single-station decoder output station shall have the optional capability to be
designated as a Pump/Master Valve for programming purposes, and the controller’s
ability to operate two P/MV outputs by station may be divided in any way between direct
P/MV connections from the controller’s Master Module, and designated in-line decoder
outputs.

J. The decoder output module shall feature diagnostic status LEDs indicating line status,
faults, active decoders (stations running) and active communications on the two-wire
paths. The decoder output module shall use the existing controller transformer for power
output, and shall be capable of running minimum of 10 irrigation valves and 1 non
irrigation valves simultaneously. The decoder output module shall include heavy-duty
spark gap surge suppression as a standard feature, with a rating of not less than 90 Volts,
5 kiloAmps (kA).

K. The decoder output module shall require acknowledgement from each decoder when
stations are activated, and shall permit two-way communications on the wire path. Each
decoder shall confirm each station activation, or the controller shall indicate a failure,
whenever a station is turned on.

L. All connections in the two-wire paths (outside the controller enclosure) shall be made
with water proof wire connectors. All connections, tees, and splices shall be positioned in
valve boxes for future location and service.

M. Maximum distance from decoder output to solenoid under normal conditions shall be
100 ft./33m. Wire runs between decoder output and solenoid shall be twisted wire when
in excess of 20 ft./7m, to assist in surge protection.

N. The decoder controller shall be UL listed.

O. The Controller must have the connectivity with rain, moisture sensor,ET System etc

2.17 CENTRAL CONTROL SYSTEM

2.17.1 IRRIGATION CENTRAL CONTROL SOFTWARE

A. The irrigation control software shall be Windows®-based and shall be


compatible with the Windows XP professional operating systems.

B. The software shall ease of programming irrigation systems at a single site to be


accessed. The software shall have the ability to schedule water days, run times,
start times, cyclical schedules, cycle and soak schedules, and event days off at
each of the sites that the central computer controls. It shall also allow for
manual operation of all connected systems and for emergency shutdown
of any or all sites.

C. The irrigation control software shall have the ability to operate the field
controllers from a single computer. It shall permit two-way communications
between the central computer and individual site interfaces via hardwire cable
and/or standard telephone or cellular modems within the same system.

D. The irrigation control software shall be capable of developing reports in both


table and graphical formats providing information on estimated water use,
run times, and water cost units. The irrigation control software shall also
display past, as well as predicted future irrigation events in calendar form.
The calendar shall also feature reminder notes for specific days or patterns
of days to aid in irrigation management. The calendar shall also display any
alarms as reported from the field.

E. The irrigation control software shall download irrigation schedules to the field
controllers through the site interface(s), and shall not be required to be running
on the computer for the normal scheduled irrigation to take place. The
software shall download schedules on operator-initiated command, or
automatically at scheduled intervals ranging from once per hour to once per
day.

F. The irrigation control software shall be capable of monitoring compatible


sensors, including rain, and ET sensors when the sensors are connected to the
site interface. The site interface shall further be able to initiate irrigation
shutdowns of the entire site, or only the directly connected controller.
The site and controller interfaces shall be capable of reporting the time and
date of all alarm events.

G. The software shall interface with compatible decoder controllers through its
connection with a communication unit at the central computer location and
through interface units at each site and controller location. Connection to

H. The master controller shall be connected to the central control unit and to the
field controllers by appropriate cables which shall be 4-conductor, two twisted-
pair 18AWG/1mm dia., foil-shielded with bare ground wire, to a maximum
single distance of 3,000m.

2.17.2 ADDITIONAL SPECIFICATIONS FOR CELLULAR SITE SYSTEMS

A. A remote Site Interface may be connected via an optional cellular modem. The
optional cellular modem kit shall be installed into the site interface and shall be
assigned its own cellular telephone number.

B. The cellular modem kit shall be approved by Etisalat and shall be connected via
an integral 40-pin connector to an existing plug in the Site Interface. The cellular
modem shall be powered at all times by the interface and shall not contain nor
require batteries of any kind. The cellular modem kit shall include an internal
antenna with an optional connection for external antennas if needed.

C. The cellular modem shall be available for existing GSM cellular systems.
D. The cellular modem kit shall be compatible and shall be able to coexist, within
the Site Interface, with hardwire to local Controller Interfaces.

2.18 DECODERS

A. Compatible Irrigation Control Decoders shall available in four different station output
configurations, and shall be selected and placed to minimize the wiring distance from
decoder to solenoid. The maximum distance recommended between individual decoder
outputs, and the solenoids they are to activate, is 100 ft./33m. Shorter runs between
individual decoder outputs and their solenoids reduce susceptibility to lightning damage
in all decoder installations.

B. 12 AWG/1mm dia. wire or larger shall be used for all decoder-to-solenoid connections.
In high lightning areas this wire shall be twisted to maximize surge suppression.

C. Decoders shall be available in one, two, four, or six station decoder units. Each decoder
shall have a single pair of red/blue leads for connection to the two-wire path, and a pair
of black leads for connection to the first solenoid. Multiple station decoders shall have
color-coded outputs for each individual output, which corresponds to the station number
of that output. Decoders with multiple station capability shall activate individual outputs,
independently of each other color-coded output.

D. Each decoder output shall have sufficient capacity to activate two typical 24VAC
irrigation solenoids simultaneously. A “typical” solenoid is assumed to require
approximately 400 mA inrush current with approximately 200 ma holding current. The
decoders shall have a current draw of 3.5 ma standby and 40 ma per active station.

E. Decoders shall be filled with a waterproof polymer compound to protect all circuitry, for
multistation decoders, it shall be installed in round valve boxes to facilitate proper
connections and service.

F. Each decoder shall include an integrated surge suppression circuit with an exposed,
unjacketed ground wire. No additional surge suppression devices shall be required in the
two-wire path.

G. The installer shall provide adequate earth ground (not to exceed 10 Ohms, or in
compliance with practices as defined in American Society of Irrigation Consultants Earth
Grounding Guideline 100-2002) and connect it to one of the decoder ground leads every
1000 ft.(330m), or every 12th decoder module, whichever is shorter. Minimum ground
hardware shall be a 4” x 36” (100 x 915mm) copper plate with at least 10AWG/2.5mm
dia. copper wire. In high lightning areas, grounding may be increased to every 500
ft./150m or 6 decoders.

H. Ground connections from decoder ground lead to grounding hardware shall be made by
joining the 12AWG (2mm dia.) decoder ground wire with a 10AWG (2.5mm dia.) solid
copper lead in an approved wire nut of appropriate size, inserted in a DBR-6 waterproof
direct burial connector, or with an approved wire clamp. Ground hardware shall extend
at right angles from the two-wire red/blue path, and ground hardware shall be located at
least 6ft./2m away from the two-wire path.

I. Each decoder output shall also have thermal, resettable circuit breakers to prevent
overload from solenoid malfunctions.

A. All wire connections at electrical remote control valves and all splices of wire in the field
shall be made using wire connectors. The wire connectors shall be specifically designed
to ensure waterproof underground wire connections. The connectors shall be
Underwriters Laboratories (UL) listed water-resistant wire connectors, rated 600 volts
for uPVC insulated copper wire with insulation temperature rating of 105 degrees C.

1. The connector shall be insulated with color coded, pliable, vinyl skirt. They shall
feature alive spring which assures a tight grip even on small wire combinations.
2. All wire connections to be arranged in plastic pull boxes at fixed internal distances of
max. 80 meters and/or at any change of direction.
3. Surge protection is required every 150m along the two wire path.

2.20 EMITTERS

A. All emitters, dripper lines and their accessories shall be from a pre-approved supplier by
client. Letter of approval shall be submitted with the request for material approval.
B. Pressure Compensating Emitters
C. The drip lines should be integral pressure compensating, continuous self cleaning, anti
siphon, high anti drain mechanism with root guard technique

1. Emitters shall be constructed from durable black-heat resistant plastic. The emitters
shall be of barbed configuration which can be inserted easily in to Polyethylene
tubing. Pressure compensation shall be achieved by a flexible orifice located in
resilient Silicone Elastomeric diaphragms. The orifice should be self-flushing type
and shall clean itself during each irrigation cycle at the start up & the shut down. The
emitters should have manual flushing capability also. The emitter exponent shall be
0.10 or less. The body & the diaphragm should be resistant to high concentration of
Chlorine, fertilizers and pesticides. All emitters shall be provided with bug cap.

D. Dripper lines

1. Irrigation Equipment- Dripper line shall consists of linear low density Polyethylene
tubing. The tubing shall have a minimum outside diameter (O.D.) 16mm and
thickness of 1.1 mm + 0.05mm. Pipes for drip lines shall be manufactured from low
density polyethylene incorporating a minimum of 2.8% carbon black, antioxidants in
an amount not exceeding 0.5% and shall have a nominal pressure PN 4 or more.

2. A random sample of drip pipes shall be subjected to the Teepol crack resistance test.
The samples shall be immersed in a bath containing a solution of 10% Teepol and
90% water maintained at 50 degrees C. The pipe should resist the solution without
showing any fatigue or crack for a period of 150 hours.

3. The tests should be carried out in an independent laboratory within the UAE.

4. The inline drip tube shall be linear low-density tube with built-in pressure
compensating self-flushing drip emitters. The outside diameter of the pipeline shall
be 16mm and wall thickness shall be 1.1mm. The spacing of the emitters shall be as
specified.

5. All fittings for drip line shall be compression type.

6. The emitters must be pressure compensating according to ISO 9260 and emission
rate of the emitter shall remain constant at varying water pressure from 1bar to 4.5
bar. The flow path in emitter must ensure turbulent flow and emitter must confirm to
excellent pressure compensation and self-cleaning/flushing mechanism. The emitter
must be clogging resisting and the filtration requirement not more than 150 mesh.
Coefficient of variation shall be less than 5%. The flow of emitter must remain
same/constant at temperatures varying from 0 to 60º Celsius.

7. The product must have warranty against cracking and performance for 7 Years.

8. Number of drip line risers shall be as per Engineer’s approval. Separate drip line
risers shall be provided for each tree. Drip stakes shall be provided at each point of
change in direction of drip line and spacing between drip stakes shall not be more
than 10.0 meters.

9. The capacity and spacing of the emitter line shall be as specified in the Bill of
Quantities and on the drawing.

2.21 FILTERS

2.21.1 INLINE – Y FILTERS

A. The inline Y filters inside valve boxes at to be suitable for commercial


applications.

B. The filters to be glass filled nylon or polypropylene construction to handle


constant pressure upstream of the control valves. The pressure range is
from 25 to 150 PSI (1.7-10.3 Bar).

C. The filters can be handle flows from 0.25 to 220 GPM (0.016 to 13.87
LPS).

D. The Y-Filter shall be constantly cleaned to avoid clogging. It shall be fitted


with a min. 120mesh filtration.

2.22 SENSORS

2.22.1 ET SYSTEM

A. The control system shall automatically calculate a program and run times for
designated stations based on a local evapo-transpiration sensor, connected to a
compatible automatic irrigation controller via a compatible port interface. The
ET system shall conserve water and promote healthy plants by calculating
climate-based automated irrigation for each zone, using the
Management Allowable Depletion methodology recognized by irrigation
industry professionals.

B. The ET system shall include only local evapo-transpiration data, “local data”

coverage area of the irrigation system, from a sensor dedicated to that purpose.

C. The ET system shall consist of two physical components, including an ET


Sensor mounted in an optimum location for measurement of climatologically
data, and an ET Module, containing station database information which shall be
connected to the irrigation controller’s compatible port.

D. The ET Sensor shall be pole 30m of the irrigation controller. The ET Sensor
shall include individual sensors for solar radiation, relative humidity, moisture
in soil and air temperature, and shall also include a rain gauge reading in
.01”/.254mm increments, and all sensors shall be integrated into a single sensor
array.

E. The ET Sensor shall include a programmable built-in Prevailing Wind


Compensation factor, switch adjustable, allowing automatic adjustment for
average prevailing winds.

F. The ET system shall automatically terminate irrigation when natural rainfall


is sensed, and shall inhibit irrigation in this case.

G. The ET system shall measure rainfall to save automatic irrigation water.

H. The ET system shall be fully functional with 24VAC input or less, with a
max current draw of 20ma, and shall not require a dedicated high-voltage
transformer or connection.

2.22.2 MOISTURE SENSORE:

The Soil Moisture Sensor uses capacitance to measure the water content of
soil. In urban and suburban areas, landscapes and residential lawns are using soil
moisture sensors to interface with an irrigation controller. Connecting a soil
moisture sensor to irrigation controller that prevents an irrigation cycle when the
soil is wet.

3. SOIL AMENDMENT STRATEGY

The product Moisture retention soil additive is a very effective water retaining soil
amendment, consisting of fully natural mineral material, treated with a special natural organic
component.

Its unique features are a very big active surface, high porosity, extremely
good water retention, high Cationic Exchange Capacity (CEC).
Moisture retention soil additive reduces the infiltration speed of the sweet soil by up to 85%! With
the usage of Moisture retention soil additive, peat moss is no longer needed in the soil mix for soil
moisture retention. The compost in the soil mix can easily be reduced by 50% when using Moisture
retention soil additive.

Moisture retention soil additive contains lots of nutrients and has a high CEC (cationic
exchange capacity) and helps the healthy growth of the plants.

3. Component: natural fibre material cellulose, which is used also as a food additive.
The Montmorillonite and the Clinoptilolite components of MOISTURE RETENTION
SOILD ADDITIVE increase the water retention capability of the soil significantly.
The special organic additive makes the soil more absorptive for the water, by forming highly
viscose gel in the pores, sticking and covering the clinoptilolite and montmorillonite grains
and other particles of the soil.

By this effect, the depth of infiltration of the sprinkling water will be reduced, and it will be
kept in the useful layer of the soil - in the root zone.

The "clinoptilolite effect" for the formation of roots is, when formation of new and fine root
fibres are aided very much by contacting the clinoptilolite grains with the roots or seeds. MOISTURE
RETENTION SOILD ADDITIVE has "positive irritating effect" on the covering cell-membrane of
the root that causes the formation of many new fine roots. Those support the general health condition
of the plant, while they can collect more nutrients and moisture from the soil.

If there is insufficiency of humic salts, MOISTURE RETENTION SOILD ADDITIVE takes


over the rule of those, by having similar high ion exchange capacity. The MOISTURE RETENTION
SOILD ADDITIVE grains are charged with a wide scale of nutritive cat ions, which presence was
resulted by volcanic genesis of these minerals.

The inorganic components of MOISTURE RETENTION SOILD ADDITIVE are in calcium-


potassium loaded cationic form. During the irrigation process the calcium, potassium, different trace
elements and other cat ions are released from the mineral in the soil liquid.

Total water holding capacity (W.H.C.) of MOISTURE RETENTION SOILD ADDITIVE is:

The optimum ratio of Moisture retention solid additive should be at 3%


Mixture to the sweet soil at the roots level.

Installation of Moisture retention soil additive for new plantations:

Palm Trees & Trees

Mix Moisture retention soil additive with sweet soil taken out of the tree pit at ratio 3% by
volume. Fill the mix back to the pit at 15 - 30 cm layer; then place the root-ball on this layer and fill
the rest of the Moisture retention soild additive-sweet soil mix around the root-ball until root-ball is
fully covered. Fill the upper pit with normal sweet soil.

Shrubs & Ground cover

Mix Moisture retention soil additive with sweet soil and fill around the roots of the plants
similarly to the application for trees. For planting beds just mix Moisture retention soil additive at 3-4
kg/m2 in the sweet soil at a depth of 15 - 30 cm. Lawns Apply 3 kg/m2 on the sweet soil and rake in
or mix in by rotavator at a depth of 8-10 cm.

After levelling of the Moisture retention soil additive-sweet soil mix, grass can be planted by
stolons or turf.

4. TESTING AND COMMISSIONING

4.1 Pipework and Fittings

All pipes shall be pressure tested within two weeks of installation. Pipes shall be
tested after centre loading and generally with joints exposed. Length of pipe tested at
any time shall not exceed 500 metres and the rate at which pipelines are successfully
tested shall be of the same order of magnitude as the rate of pipe laying. Centre loading
shall be sufficient to prevent buckling or deformation due to application of pressure.

4.1.1 All pipework shall be pressure tested for a minimum of 6 hours. The pressure
variation over the test period shall not exceed 10%

Test pressures shall be as follows:

4.1.2 All mainline fittings shall be left exposed for the purpose of this test and shall be
inspected for evidence of leakage. Any major break in the mainlines requiring shut-down
of the test shall cause the test to be re-run entirely. The ENGINEER’S shall govern the re-
scheduling of the test.

4.2 Electrical tests

4.2.1 Each electrical equipment, cable and complete system shall be thoroughly inspected
and tested before finally placing in service under the full responsibility of the Contractor.
All tests shall be made in compliance with respective regulations, recommendations and
standards.

4.2.2 Any modifications or repairs deemed necessary upon completion of the tests shall
be executed at the Contractor's expenses. Further tests shall be carried out on any
modified or repaired equipment until it is certified trouble free and acceptable for its
intended service. All testing shall be demonstrated to the ENGINEER’S in a manner to
be agreed later.

4.3 Irrigation Systems Tests

4.3.1 After successful pressure test and acceptance thereof by the ENGINEER’S, the
automatic portion of the system including all electric control valves, quick coupling
valves, sprinklers, sprayheads and emitters, shall be activated in a fully automatic manner
and run through a complete cycle. Station timings of the irrigation controller will be
programmed by the ENGINEER’S. Each function shall be demonstrated in accordance
with an approved commissioning procedure developed by the contractor. Failure of any
components to function in accordance with the design will require a complete new start
for a final acceptance test. The ENGINEER’S shall re-schedule the time for re-testing.

4.4 Operation and Maintenance Manuals

4.4.1 The Contractor shall provide three copies of the operation and maintenance manual
for the ENGINEER’S approval prior to issuing of the completion certificate. Manuals
shall contain comprehensive operational schedules, recommended spare parts lists,
manufacturer's operating data, catalogues and exploded parts diagrams, original
guarantees where applicable for the entire irrigation scheme. The material used for the
irrigation system shall be listed in the manual.

Draft, manuals shall be submitted for approval prior to commencement of commissioning


and shall be revised in accordance with ENGINEER’S instructions and reflect and record
the results of the commissioning procedures described above.

One soft copy of the manual on CD shall also be provided.

SECTION 6
LEGIONELLA PREVENTION PLAN
1. Scope

1.1 This policy applies to:


a. Masjid Services
b. Moa’then House
c. Imam House

1.2 Legionella bacteria are found naturally in water sources. They can multiply in
domestic water systems given the right conditions of temperature and nutrients.
Inhalation or ingestion of Legionella bacteria can cause a potentially fatal form of
pneumonia called Legionnaire’s disease, as well as other less serious illnesses.

There are also other contaminants found in water systems that can be a risk to health.
Action to mitigate the risks associated with Legionella will also counter the risks
associated with other contaminants.

This policy covers the management and control of Legionella and other contaminants
in water supply systems in our general needs and supported residential properties &
public areas.

2. Policy Statement

2.1 As Consultant of this project we have a duty of care to ensure that residents and
Prayers can use the relevant Mosque and facilities safely. This extends to ensuring
that residents and Prayers are safe from risks associated with Legionella bacteria and
other contaminants.

2.2 Our design will comply with: The HSE’s Approved Code of Practice and Guidance
L8 “Legionnaires’ disease: the control of legionella bacteria in water systems”

Health and Safety legislation, including the Management of Health and Safety at
Work regulations 2000 and the Workplace (Health, Safety & Welfare) Regulations
1999 (as amended) Control of Substances Hazardous to Health Regulations 2002
(COSHH) and Reporting of Injuries, Diseases and Dangerous Occurrences
Regulations 1995 (RIDDOR).

The Water Supply (Water Fittings) Regulations 1999 and the Notification of Cooling
Towers and Evaporative Condensers Regulations 1992.

3. Policy Legionella bacteria

3.1 Legionella bacteria can multiply in domestic water systems under certain conditions.
In particular, water temperatures in the range 20°C to 45°C favour growth (below
20°C bacteria may remain dormant). The bacteria will not survive temperatures
above 60°C, and for this reason stored water should be kept at this temperature.

3.2 The bacteria also require a supply of nutrients to multiply such as:
- Algae, amoebae and other bacteria within the water itself.
- Sediment, sludge, scale and other material within the water system.

3.3 A reasonably foreseeable risk of exposure to Legionella bacteria exists in:


- Water systems incorporating Hot and cold water systems.
- Other plant and systems containing water which are likely to exceed 20°C
and which may release a cloud of droplets and/or droplet nuclei (the residue
that remains when water has evaporated) during operation or when being
maintained.

3.4 Everyone is potentially susceptible to infection but some people are at higher risk e.g.
those over 45 years of age, smokers and heavy drinkers, those suffering from chronic
respiratory or kidney disease, and people whose immune system is impaired.

3.5 Our project design committed to minimizing the risks associated with legionella
bacteria. In accordance with the requirements of the Approved Code of Practice we
will:
a. Identify and assess the risks.
b. Prevent or control the risk where possible.
c. Appoint responsible people to manage the risks.
d. Keep thorough records.

3.6 We will act differently according to whether the installation is in individual Mosque
facilities areas, and whether the water systems in the Mosque include a storage tank.
The different provisions for each situation are set out in the sections below.

3.7 Although ultimate responsibility for ensuring safety from legionelliosis rests with the
landlord, where hire responsible/specialist Company for risk assessing and
implementing the legionella management plan the whole community. Any failures to
do so will be Up to date records and must be presented as part of the annual self-
certification in the final delivery for the project.

4. Risk Assessments

4.1 Risk assessment plan for the project: individual risk assessments will be for each
area, one risk assessment for the Mosque will be done twice annually.

4.2 All risk assessments will be undertaken by a competent person. Where necessary
Providers will instruct a suitably qualified and experienced company to carry out
further risk assessments to ensure that all relevant stock has been assessed.

4.3 Risk assessments will be reviewed regularly (at least every year), or whenever the
situation may have changed.
4.4 The Facility Management Company will keep a record of the significant findings of
each risk assessment as well as the results of routine monitoring for a minimum of
five years.

4.5 The assessments contain direction as to how the risk is to be eliminated, or where this
is not possible how the risk is to be managed. A professional carry out actions
identified in the risk assessment as set out in Prevention and Control below.

4.6 Where the risk assessment identifies no reasonably foreseeable risk no further
measures are necessary. If the situation should change this position will be re-
assessed.

5. Prevention and Control

5.1 Removing or reducing the risk

a. Wherever practicable the specialist the potential source of future


contamination including the removal of cold water storage tanks and conversion of
blocks to rising mains cold water supplies. Planned improvement programmes will
gradually replace storage tank water systems.

b. Where we have re-lets expected to be over 25 days we will drain down the
water system (some Providers will flush through the system as part of the void
handover instead). Void checks will ensure that the water tank is clean, has a lid and
is adequately supported.

c. When risk assessments identify required works to remove or reduce risks


they will be carried out as responsive repairs or as part of a planned improvement
programme, as appropriate.

5.2 Controlling the risk

a. Where we cannot remove the risk we will control it as far as possible in


line with the Approved Code of Practice by doing the following:
- Ensuring that the release of water spray is properly controlled.
- Avoiding water temperatures and conditions that favor the growth of
Legionella and other micro-organisms.
- Ensuring water cannot stagnate anywhere in the system by keeping
pipe lengths as short as possible or by removing redundant pipe work.
- Avoiding materials that encourage the growth of Legionella in
project specification.
- Keeping the system and the water in it clean.

b. Our preferred means of controlling Legionella in all projects is to keep the


hot water at 60 C and insulate the hot water pipes to keep it in piping at min 50 C.

c. In general needs stock it is impractical for the landlord to carry out the
regular weekly and monthly checks required to ensure safety from legionelliosis.
Instructions will publicize to residents the importance of carrying out such checks
through Water Safety leaflet and other communications.

d. In Mosque/facility will implement regular checks and maintenance in line


with the Approved Code of Practice to ensure systems are correctly used and
maintained through regular documented inspection and cleansing routines. This
includes:
- Recording tank temperatures.
- De-scaling or replacing of flush hose and taps, and general cleaning
of system.
- Annual inspection of water services.

e. These checks will be carried out by a responsible and adequately trained


member of Facility Management staff or by a specialist contractor.

f. In general a carrying out regular water sampling and testing for Legionella
will be done specially where:
- Biocides are used to control Legionella rather than temperature.
- Where temperature is not achieved consistently.
- Where an outbreak is suspected or identified.

Any samples will be taken by an appropriately trained person, and analyzed by a


Proper Specialist laboratory.

5.3 Management of the risk

a. Each Supplier/contractor will appoint a responsible person to ensure that


the commitments in this policy are carried out as well as the actions identified in risk
assessments.

b. 6.13 Where contractors carry out risk assessments, works or checks on our
behalf they will be required to meet our health and safety standards and will be
appropriately qualified and accredited.

c. 6.14 All staff responsible for managing contracts relating to legionella


management and all appointed responsible persons will receive appropriate
externally validated training and refresher training.

d. 6.15 All staff responsible for carrying out ongoing checks of water systems
will be equipped to do so. All customers facing staff will receive basic Legionella
awareness training.

e. 6.16 A record of all training completed will be kept

6.1 Facility Management will monitor the percentage of properties with a risk
assessment, and that the regular tests required by the policy and procedure are carried
out.

6.2 An external competent organisation will be appointed by the central asset


management team to undertake an audit of management processes and the quality of
works every two years. The audit will highlight any shortcomings and recommend
appropriate measures for Circle Anglia to adopt.

6.3 In addition the central asset management team will work with partner providers to
ensure compliance with this policy and procedure. Regular reports will be made to
the group wide safety audit committee by the Responsible Person.
