RENTAL AGREEMENT

This agreement of tenancy is made and executed at __________on this 17th day of March 2011

Hereinafter referred to as the "OWNER" (which expression shall, unless it be repugnant to the context or
meaning thereof, include their respective heirs, executors, administrators and assigns) of the ONE PART:

Hereinafter referred to as the "TENANT" (which expression shall, unless it be repugnant to the context or
meaning thereof include his/her heirs, executors and/or administrators and assigns) of the OTHER PART.

Whereas The First Party (i.e M/s ________________ Private Limited) is the Absolute Owner of the
Property Situated at ____________________________, and the owner has decided to let out the
ground floor and Basement to the said tenant under the following terms and conditions.
TERMS AND CONDITIONS:

1) This rental agreement is for a period of 11 Months with effect from 1st April, 201,which can be
extended for a further period of 11 months after the end of this period of 11 months. These
extensions can be continued for a period of four years. Thetenantwould be required after the
four years if both parties agree mutually on fresh terms and conditons.
2) The TENANT has paid a sum of Rs.25,000/- wide cheque no. _________of Punjab National
Bank,Dated 24-03-2017towards security deposit to the OWNER. The security deposit shall not
carry any interest and shall be refunded back to the TENANT at the time of vacating the
scheduled premises after deducting any arrears in rent, electricity bills, breakages, cleaning and
painting charges. This security amount will not be adjusted in the rent.

3) The TENANT further agrees to pay a monthly rent of Rs.24,000/- The rent for each month shall
be paid on or before 5th of eachenglish calender month. There would increase of 5% in the rent
after every renewal of 11 months.

4) In case the TENANT wants to vacate the premises before the period available to them,he should
give six month notice, in writing, or six month rent in lieu of the notice period. The OWNER also
shall give one month notice to the TENANT for terminating the tenancy period.

5) That TENANT shall pay the electricity charges directly to HSEB for the electricity consumed in the
rented premises as per the metre and in case of any damage or meter is burnt it shall be
replaced by the tenant on his expense. At the expiry of the tenancy period, the tenant will clear
all the pending electricity charges.

6) That TENANT shall pay the 50% of total water charges of the building to owner for the water
consumed in the rented premises.

7) The tenant shall not act in such a manner nor do such acts which shall create nuisance or
disturbances to the neighbours.

8) The tenant shall not store any combustible, hazardous material or any material banned by the
authorities in the tenanted premises.

9) The TENANT agrees not to sub-let or under-let the schedule premises in whole or part to any
third person/party. The Tenant shall use the premises to conduct different courses like beatician
to train the students and shall not use it for any offensive or objectionable purpose.

10) The TENANT shall keep and maintain the schedule premises clean and in good condition if any
damage shall be borne by the TENANT.

11) The premises are equipped with electric installation, fittings, fixtures and white wash which are
in perfect working order and in working condition and the tenant shall maintain the same in
working order during his tenure and in case any loss or damage to any fitting, fixtures, white
wash or any installation on the building, tenants shall be responsible for making good the loss to
any fitting and fixtures.

12) The minor day to day repair such as leakage or taps, fuses of bulbs, tubes, failure of electricity
shall be paid by the tenant and shall not ask for the same to owner during his tenure.
13) The OWNER shall have the right to terminate the tenancy if the TENANT fails to pay the rents
regularly for a consecutive period of three months or commits breach of any of the terms herein
and take possession of the scheduled premises.

14) The OWNER has no objection if the TENANT get it registered with Sales Tax Department,
Registrar of Firms or any other Statutory authorities using abovesaid premises as address.

15) The TENANT shall not make any additions or alterations in the said premises under his/her
tenancy without the written permission from the OWNER, and if the TENANT shall do so then
this rent deed shall stand cancelled automatically and the TENANT shall be bound to vacate the
said premises immediately.

16) That the TENANT shall abide by the Bye-laws, rules and regulations of H.U.D.A., M.C.K., N.H.E.B,
other local authorities concernedand tenant shall responsible for any type of accident by his
worker at any time and owner shall not responsible for the same.

17) If any dispute arises between both the parties due to any reason what-so-ever, that will not lead
to the stoppage of rent, and the same will have to be paid regularly without any hesitation and
delay and the dispute will be settled separtely.

18) The contents of this rent agreement has been read over and are admitted to be true by both the
parties.

IN WITNESSES WHEREOF, the partiesOWNER and TENANT have signed this deed of rental agreement on
the day, month and year writtenabove.
