SCOPE OF WORKS for PREVENTIVE MAINTENANCE OF ACU

A. SPLIT TYPE
FAN COIL UNIT
1. General cleaning and check-up of unit.
2. Cleaning of return air filters.
3. Cleaning of evaporator coils with the application of coil cleaner.
4. Cleaning of air louvers and grilles.
5. Cleaning of housing, inside and outside.
6. Dismantling and cleaning of blower assembly
7. Cleaning and lubrication of blower motor.
8. Cleaning of PCB module and controls from dust using air blower, brush and cleaning
application of contact cleaner.
9. Cleaning and de-clogging of drain pans, hose and pipelines.
10. Restored frayed, damage unit’s panel and pipe insulation.
11. Submit technical report, and if needed, give recommendations to end user.

AIR COOLED CONDENSING UNIT


1. General cleaning and check-up of unit.
2. Cleaning of condenser coils with application of chemicals.
3. Cleaning and lubrication of fan motor.
4. Cleaning of condenser fan blade.
5. Cleaning of housing inside and outside.
6. Cleaning of control terminal, breaker, contactor, and breaker panel from dust using air
blower, brush and application of contact cleaner.
7. Restored frayed, damage unit’s panel and pipe insulation.
8. Check refrigerant charge and do some charging if necessary.
9. Check the current and operating parameters, adjust for correction if necessary
10. Retighten all electrical terminals.
11. Submission of complete technical report, with recommendation if needed.

B. WINDOW TYPE ACU


1. Remove the outdoor cover from the outside of the unit.
2. To thoroughly check-up the unit, unplug the unit, remove the front access cover and remove
the unit from its mounting frame.
3. Take the unit to the area designated for cleaning purposes, vacuum the condenser coil with
soft brush attachment
4. Cleaning of Condenser coil form inside out using pressurize water, taking care not to get the
electronic components and motor.
5. Check the condenser coil for bent cooling fins. Straightening the fins using a coil fin comb,
with the teeth count corresponding to coil’s per inch.
6. Cleaning to filter mat using soap and water. Replace the mat if it’s already damaged and
ripped.
7. Reinstall the unit back to its frame, and its front cover.
8. Submission of complete technical report, with recommendation if needed.
C. CENTRALIZED AIR-CON
AIR HANDLING UNIT
1. Check Fins condition and clean external
2. Check Belt Condition / alignment & tension.
3. Check pulley & Mounting.
4. Check internal ducting for corrosion / paint as required.
5. Check blower motor bearing for abnormal temperature and vibration.
6. Check blower motor load. ( Amperes)
7. Check child water pump & motor bearing for abnormal temperature and vibration

REFRIGERATION SYSTEM

1. Check oil traps for leakage.


2. Check slight glass for sign of leakages.
3. Check solenoid & expansion valve.
4. Check line, tubing for possible leak.

ELECTRICAL

1. Check electrical switches


2. Check electrical connections
3. Check thermostats
4. Check operating sequence

COMPRESSOR

1. Check compressor suction and discharge pressure for abnormalities


2. Clean compressor oil slight glass and replenish levels desire.
3. Check compressor for sign leak, oil and Freon.
4. Load test compressor motor (Amps)
5. Check motor for abnormal temperature and vibration
6. Check compressor and motor coupling or belt tension.
7. Ensure guard of all moving parts properly secured.
8. Clean external free from oil.
9. Check belt condition/alignment & tension.

CONDENSER

1. Clean tube fins external


2. Check for sign leak & temperature abnormalities

D. VENTILATION BLOWER
1. Pull down & cleaning of air filters
2. Pull up pressure wash hose at 60ft height of ventilation blower
3. Greasing /Oiling of shafting and bearings
4. Tighten of Duct Splitter
5. Submit of checklist report
E. WATER DISPENSER
1. Cleaning of stainless cup
2. Cleaning of drain, filter and faucet
3. Check-up & Cleaning of heater tubing
4. Check-up refrigerant and actual current load.
5. Submit checklist report and abnormal operation of units.

F. AC CONTROL CABINETS / RITALS


1. Disconnection of electrical terminal.
2. Pull out of the unit at slitter rittal machine.
3. Pressure wash filters, blades and evaporator & condenser case
4. Greasing /Oiling of fan blade shafting.
5. Submit checklist report and abnormal operation of units.
