LEASE AGREEMENT

This agreement of lease, executed on 3rd day of January, 2011 between


---------------- S/o ---------------- R/o ---------------------, hereinafter referred to as
the “LESSOR” (which expression shall unless repugnant to the context
include his successors, heirs legal representative and nominees) on the one
hand

and

-------------------- having its corporate office at ---------------------------------


represented by its --------------------, on the second part hereinafter called
“LESSEE”

WHEREAS the lessor is the absolute owner of the premises known as “The
Premises” situated at -------------------------------, having full and unfettered rights
to let out the same or any portion thereof at such terms and conditions as they
may deem think fit.

WHEREAS the Lessor have agreed to let out and the Lessee has agreed to
take on Lease premises at ------------------------------------------, consisting of four
Bedrooms with Three Toilets, Drawing Cum Dining Room, Lobby, Kitchen,
with one car parking inside the gate, hereinafter referred to as the
“PREMISES”

According, the parties are executing this Lease Deed to reduce the terms of
the Lease in writing.

NOW THIS LEGAL AGREEMENT WITNESSETH AS UNDER:

1. That the Lessee shall pay a sum of Rs 30,000/- (Thirty Thousands oly)
per month Lessee will pay the rent for each month in advance by the
7th day of each English Calendar month.
2. That the lease of the said premises is for a period of 11months 29 days
commencing from 3rd January, 2011. This Lease can be extended
further for two intervals of each period of 11 (eleven) months 29 days
with an increase of 5% of the last paid rent.

3. That the Lessee shall pay to the Lessor Rs 60,000/- (Rupees Sixty
Thousands only) as interest free security deposit which will be refunded
to the Lessee at the time of vacation of the premises after necessary
adjustments of the cost of damages, losses if any except the normal
wear & tear and due to circumstances beyond control and any violation
of the terms hereinafter set down and agreed upon by the Lessee.

4. That the Lessee shall be responsible for the payment of the charge for
consumption of electricity and water as per meter reading or as per the
bills received from the authorities concerned. The deposit bills of
Electricity & Water in original shall kept by the Lessor and the Photostat
copies shall be in custody of the Lessee.

5. That the lessee shall keep the demised premises in good order and
condition and maintain all wood work, sanitary fittings and water
connection in order except natural wear and tear.

6. That the Lessee shall permit the Lessor, their authorized


representatives to enter upon the demised premises at all reasonable
time for the purpose either for inspection or repair of the demised
premises as and when necessary.

7. That the lessee shall not carry out any permanent structural additions or
alterations in the demised premises without the written consent of the
Lessor. However, the Lessor is permitted to install air conditioner,
coolers, geysers, phones etc. for its convenience without damaging
existing fittings, at its own cost.

8. That the Lessee shall deliver the demised premises to the Lessor on
the expiration or termination of the Lease, together with the fittings and
fixtures, in such condition as is consistent with the covenants and
conditions herein contained with allowance of normal wear and tear.
9. That the Lessee shall not sublet, assign or otherwise part with the
possession of the demised premises at any time without the written
consent of the Lessor.

10. That the Lessor and Lessee shall be entitled to terminate the
Lease upon serving 2 (two) months notice in writing of its intention to do
so during the course of the lease period.

11. That the Lessee shall not carry out any illegal activity in the
demised premises.

12. That the day to day repairs such as fuses or electricity, leakages
of water taps, maintenance of sanitary and electrical system be carried
by the Lessee at his own cost.

13. That the Lessee shall not cause any hindrance either to the
resident of the building or to locality and will allow the Lessor to inspect
the premises from time to time.

14. That the Lessor shall pay in respect of the leased premises, the
present and future house tax including scavenging tax, fire tax and other
municipal taxes, ground rent and any other property tax payable in
respect of the leased premises.

15. That the Lessee itself shall remain bound by the laws and bylaws
of the local authorities and Government.
16. That the Lessee shall not do, or cause to be done in or upon the
said premises any act, deed matter or thing which is nuisance or is
obnoxious or illegal and shall indemnify and keep indemnified the Lessor
in this behalf from and against the consequences of any breach.

17. That the terms and conditions of this agreement as stated above
shall be binding on both the parties. The terms and conditions of this
agreement are final and irreversible.

18. That on the Lesses’s paying the rent herein reserved and
observing the conditions herein contained, the Lessee shall be permitted
to quietly and peacefully possess and enjoy the leased premises during
the present lease term without any hindrance from the Lessor or from any
person(s) claiming authority.
