SPECIAL POWER OF ATTORNEY

BE IT KNOWN TO ALL MEN BY THESE PRESENTS THAT I, Mrs. Chitralekha

Bukshi,_w/o Late Mr. Vinay Kumar Bukshi, presently residing at
__________________________, and is in possession of and ownership of the portion
(demarked in red in the site plan of the Memorandum of Family Settlement dated
12.02.1988) of the residential plot admeasuring 1205 sq. yards, bearing Plot No. 16,
Block No. ‘A’ situated at West End, New Delhi – 110021 (the “Property”);

WHEREAS the Property is presently in the nature of a leasehold Property and has been
leased by the Delhi Development Authority (DDA) and has been sub-leased by the
Diplomatic Enclave Extension Co-operative House Building Society Ltd;

AND WHEREAS the Property at present stands mutated in the records of DDA in the
names of the Late Mrs. D.K. Kaul, the Late Mrs. Anuradha Sapru and Mrs. Chitralekha
Bukshi;

AND WHEREAS the Property Tax to the Municipal Corporation of Delhi (MCD) for the
entire property is being paid separately for the Ground Floor premises (in the name of my
elder sister, Late Mrs. Anuradha Sapru) and the first floor premises (in my name). The
Property Tax for the Ground Floor and the first floor of the Property is being paid as per
the Memorandum of Family Settlement dated 12.02.1988;

AND WHEREAS Mrs. D.K. Kaul passed away intestate on November 25, 1993;

AND WHEREAS Mrs. Anuradha Sapru passed away intestate on December 28, 2005;

AND WHEREAS after the demise of, Mrs. D.K. Kaul, part of her rights, title, share,
interest, possession & ownership in the Property were inherited by me. However, due to
some difficulties the my name have not yet been mutated as sub-lessees in the records of
the DDA;
AND WHEREAS I am desirous of updating the DDA records and mutating the Property
in my name;

AND WHEREAS I am desirous of converting the portion of Property from leasehold to

freehold by way of application to the DDA and the payment of the necessary charges.

AND WHEREAS due to some personal difficulties I am not being able to appear before
the DDA for mutation of the Property and conversion of the Property from leasehold to
freehold;

AND WHEREAS due to some personal difficulties, I am unable to appear before the
BSES Rajdhani Power Ltd. and Delhi Jal Board for transfer of the electricity (C.A. No.
_____________ & CRN No. ______________) and water (Region:___________, Sub-
Region Code:_______________________& Water Connection No.______________)
connections of the first floor of the Property in the name of Mr. Bhabesh Majumder;

AND WHEREAS Mrs. Chitralekah Bukshi is executing a Special Power of Attorney for
transfer of electricity connection, water connection, conversation of portion of property
from leasehold to freehold and mutation of her portion of Property her name;

I do therefore appoint ___________________ , s/o______________________

r/o___________________________, by this Special Power of Attorney, the attorney on
my behalf to do the following lawful acts with respect to the Property:

1. Apply to the MCD for mutation of the Property on my behalf and to do all other
lawful acts incidental and ancillary for this purpose and to appear before any
authority/person in this regard.

2. Apply to the DDA for mutation of the Property on my behalf and to do all other
lawful acts incidental and ancillary for this purpose and to appear before any
authority/person in this regard.
3. Apply to the DDA to convert the land from leasehold to freehold and to do all
other lawful acts incidental and ancillary to complete the conversion to freehold
and to appear before any authority/person in this regard.

4. Apply to the Diplomatic Enclave Extension Co-operative House Building Society

Ltd. to obtain approval/permission for the mutation of the property on my behalf
for conversion of the land from leasehold to freehold.

5. Apply to the BSES Rajdhani Power Ltd., for the transfer of the power connection
from my name to that of the name of Mr. Bhabesh Majumder,
s/o___________________, r/o________________________ and to do all other
lawful acts incidental and ancillary to complete the procedure of the transfer of
the power connection from my name (Chitralekha Bukshi) to the name of Mr.
Bhabesh Majumder and to appear before any authority/person in this regard.

6. Apply to the Delhi Jal Board, for the transfer of the water connection of the first
floor from the name of _____________________to that of the name of Mr.
Bhabesh Majumder, s/o_______________ , r/o____________________, and to
do all other lawful acts incidental and ancillary to complete the procedure of the
transfer of the water connection from the name of to the name of Mr. Bhabesh
Majumder and to appear before any authority/person in this regard.
