Help for first-timers

HOUSEBUILDER Barratt West Midlands has launched an innovative scheme to help young homebuyers receive support from their parents when it comes to buying their new home. The developer, which was recently awarded the maximum five-star status by the Home Builders Federation for a second consecutive year, is now offering increased support for parents who wish to help their children to get onto the property ladder. It mans they are now able to apply for an unsecured personal loan of up to 50,000 through Hitachi Capital (UK). The scheme has been introduced because significant numbers of creditworthy firsttime buyers are largely dependent on parental support; they do not have the 20 or 25 per cent deposit which lenders now require. For example, Ian Hayden, aged 33, had help from his parents to move into a one-bedroom Dovedale-style apartment. Mr Hayden said: It can be hard for first time buyers to get Graydon Worthing, sales director for Barratt West Midlands, said: We see lots of cases like Ians where parents need to step in to help their children to move when they would otherwise not be able to. However, many parents who regard home ownership for their children as a sensible medium-term investment are often reluctant to fund a deposit if any loan has to be secured against the principal family property. Under the Hitachi Capital loan scheme, the typical buyer will only need to raise a deposit of five per cent. An 80 per cent mortgage is available from a number of High Street lenders. And the remaining 15 per cent of the purchase price can be met through an unsecured loan to the buyers parents or legal guardian. The unsecured loans of up to 50,000 are for a period of 12 years at a fixed rate of 5.4 per cent. There are no early repayment charges and unlimited overpayments are allowed at any time during the agreement without penalty.

a deposit but my family really helped me, knowing that it was my first home. Its been brilliant to have a place of my own. I work just down the road from my home now and Im close to the gym and other nearby facilities, too. His parents, Mary and Joe, saidthey were delighted to help their son. Mrs Hayden said: Lots of people struggle with getting a deposit for their first home so we decided to help Ian towards his deposit. He husband said: Its a big step to get onto the property ladder and were we pleased to help Ian.
