The year has flown by in a blink of an eye! Here we are with the year end festivities just around the corner. As we reflect on the past few months, I must say it has been a very eventful period.

Personally, I am deeply honoured to be named the Property Man of the Year 2007 in FIABCI Malaysia Property Award 2007. To me this is a team effort and I want to thank and share this award with my entire staff force who have stood behind me all these years. I hope they will continue to keep up the good work support my aim to make S P Setia an even better developer. I am also gratified that S P Setia has maintained our lead as the No. 1 developer in Malaysia for the third consecutive year as voted by Malaysias weekly financial magazine The Edge and the UK-based financial publication Euromoney. For this, I must thank our loyal customers for it is their continuous faith and patronage that has enabled us to excel. As always, we believe in rewarding our customers by organising free concerts that are ideal for the whole family and neighbours to get together for healthy and wholesome fun. In August, we presented the sensational Sally Yeh Live in S P Setia free concerts in three states while during the recent Hari Raya celebration, we invited local heartthrob Mawi for a mini concert. We are encouraged to see that each events attracted huge crowds that truly enjoyed themselves in the spirit of community-living and fostering neighbourly ties. On the corporate front, S P Setia is pursuing a dual-prong strategy to continue to deliver enhanced value to stakeholders, especially shareholders and customers. S P Setia is diversifying its product portfolio and geographical concentration. With the recent launch of Setia Walk, our first commercial project, S P Setia has evolved into a fully integrated developer with a complete suite of products, spanning the residential to commercial spectrum. Next on the cards to complete this transformation is the first luxury condominium named Setia Sky Residences in the heart of Kuala Lumpur, slated for launch in 2008. Leveraging on our proven expertise, the Group has also ventured abroad to expand our future earnings stream. Vietnam is our first stop with the EcoLakes project which will be developed jointly with Becamex IDC Corp, a state-owned conglomerate. TAN SRI LIEW KEE SIN A VISIONARY LEADER AND TRUE PHILANTHROPIST

Tan Sri Liew received the coveted award from the Guest of Honour, His Royal Highness The Sultan of Selangor, Sultan Sharafuddin Idris Shah. The FIABCI Malaysia Property Award, which is into its 15th year, annually honours outstanding developments in various categories that exemplify a strong force for engineering excellence and maturity. The prestigious Property Man of the Year Award is the yearly highlight, bestowed upon leaders of the property fraternity who have demonstrated outstanding achievements in developing the industry and made a remarkable difference in enhancing the overall welfare of the community. In his acceptance speech after receiving the award, Tan Sri Liew credited the success to the entire team of S P Setia employees for their dedication, perseverance and loyalty, which has brought S P Setia to where it is today. To me, this is not an individual achievement but a team success. Thank you Team Setia, he said to thundering applause from the floor. Tan Sri Liew also urged industry players to collectively raise industry standards to compete with international names and put Malaysia on the world map as a favourite real estate investment destination. He also paid tribute to his mentor, Mr Wong Chee Kooi, the former CEO of S P Setia for laying the strong foundation for the company and having faith in his ability to lead the company to greater heights. Tan Sri Liew ventured into property development after being a banker for five years upon graduating from University Malaya with an economics degree. He started his own company, Syarikat Kemajuan Jerai Sdn Bhd in 1989, which was eventually bought over by S P Setia Bhd through a reverse take-over exercise in 1996. Following that, Tan Sri Liew was appointed the CEO and GMD of S P Setia. Under his visionary leadership, S P Setia has grown exponentially into a RM5 billion real estate company within a decade. Tan Sri Liew has recently spearheaded the Groups international ambition with the first foreign venture in Vietnam. A true philanthropist at heart, Tan Sri Liew has also mooted the establishment of the S P Setia Foundation chaired by prominent social activist, Tan Sri Lee Lam Thye to reach out to those less fortunate in society. Since 2000, the S P Setia Foundation has raised some RM35 million to support various needy individuals and charitable causes.

S P SETIA NAMED BEST DEVELOPER IN MALAYSIA FOR THIRD STRAIGHT YEAR

S P Setia has scored a hat-trick by being ranked Malaysias No. 1 real estate developer for the third straight year in business weekly The Edge Malaysia Top Property Developers Awards 2007 and UK-based globally distributed Euromoneys Liquid Real Estate Awards 2007.

The Edges award surveys all developers listed on the Malaysian Bourse from the quantitative and qualitative perspectives. For the very first time, S P Setia also took the top spot in qualitative attributes which cover product quality, expertise, innovation, creativity, image and value creation. In the quantitative aspect which evaluates the developers financial strength, S P Setia came in second. Meanwhile, the annual award by Euromoney assesses real estate firms yearly performances and achievements in over 50 countries to identify the best firms in six categories covering developers, lenders, advisory firms, investment banks, investment managers and property management. The ranking is determined by worldwide nominations from industry players such as investment managers, investment banks, commercial bankers, developers, property managers and real estate advisory firms. We are deeply gratified to win these double prestigious awards for three consecutive years from 2005 to 2007 as the results are voted by the local and global real estate fraternity, said Tan Sri Liew Kee Sin, CEO and GMD of S P Setia. Tan Sri Liew said the honours reaffirmed S P Setias industry leadership in Malaysia and served to inspire the company to continue to push the limits of imagination and introduce more standard-setting and trend-driven developments.

SETIA ECO PARK VOTED WORLDS BEST MASTER PLAN DEVELOPMENT

Malaysias first and foremost eco-themed township, Setia Eco Park was voted the Worlds Best Master Plan Development by the Paris-headquartered Federation of International Real Estate (FIABCI) in its international Prix dExcellence Award, the most prestigious of global real estate accolades.

This latest triumph follows Setia Eco Parks win as Worlds Best Master Plan Development in the FIABCI Malaysia Property Awards in 2006. The national win qualified Setia Eco Park to compete for the coveted FIABCI International Prix dExcellence Award 2007. With the latest recognition, Setia Eco Park has achieved the rare honour of being ranked amongst other global real estate gems such as the Twin Waters on the Sunshine Coast in Australia, Trump World Tower in New York, Gardenville in Singapore and Tokyo Bayfront East in Japan. S P Setia Berhad CEO and GMD, Tan Sri Liew Kee Sin received the award from Mr Owen Gwyn, FIABCI World President 2006 2007 during the awards ceremony held in conjunction with FIABCIs 58th Annual World Congress themed "Finance and Information Technology in Global Real Estate in Barcelona, Spain, in May. We are greatly honoured that our ground-breaking Setia Eco Park development has won worldwide acclaim. When we first embarked on this project we aimed to redefine the Malaysian residential landscape by weaving the development theme around an eco-rich concept. It is indeed gratifying that our efforts have also been recognized globally, said Tan Sri Liew.

Sprawling over nearly 800 acres of gently undulating terrain next to the Bukit Cahaya Agricultural Park in Shah Alam, Setia Eco Park is a unique showcase of the integration between the built and natural environment. FIABCI annually awards the prestigious Prix dExcellence Award to global real estate projects deemed outstanding in design and construction. S P SETIA EMBARKS ON FIRST OVERSEAS PROJECT IN VIETNAM

S P Setia has joined forces with Vietnams top state-owned conglomerate, Becamex IDC Corp (Becamex) to develop its first overseas residential project in Vietnam.
Spread across 226 ha in the heart of the 4,200 ha MyPhuoc Industrial Park (MPIP) in the booming Binh Duong Province just 40 km north of Ho Chi Minh City, the project named EcoLakes carries an estimated gross development value (GDV) of RM2.1 billion with the development of a host of residential properties such as link houses, semi-Ds, villas, apartments and condominiums. The historic partnership was sealed during a signing ceremony to formalise the joint venture entity - SetiaBecamex Joint Stock Company. The occasion was witnessed by the Minister of Housing and Local Government Malaysia, YBhg Dato Seri Ong Ka Ting, Mr Mai The Trung, Chief Secretary of People Committee of Binh Duong Province and Mr Nguyen Hoang Son, Chairman of People Committee of Binh Duong Province. S P Setia was represented by its CEO and GMD, Tan Sri Liew Kee Sin while Becamex was represented by its Chairman and Chief Executive Officer, Mr Nguyen Van Hung. The coming together of two corporate giants with impeccable credentials in residential and infrastructure development heralds the dawn of new standards in master-planned townships in Vietnam. The signing today also marks the beginning of a new chapter in the history of S P Setia. Having established a dominant presence in the Malaysian property market over the past decade, we are now ready to export our expertise to foreign markets in tandem with our global expansion exercise. We have chosen Vietnam as our first overseas stop due to compelling factors such as strong economic growth, sizeable population and stable socio-political climate, said Tan Sri Liew. Tan Sri Liew said that S P Setia will bring to the partnership its international award-winning expertise in developing eco-themed projects as seen in Setia Eco Parks success in garnering the Fiabci Prix dExcellence Award 2007 for Best Master Plan Development. The strategic location of EcoLakes in MPIP, one of the most prominent industrial development zones in Binh Duong Province with a 200,000 population in the vicinity, provides a ready pool of potential purchasers for the upcoming project.

DUTA GRANDE SUPER LUXURIOUS TROPHY HOMES SET TO GREET KUALA LUMPUR
S P Setia will soon unveil an ultra-luxury enclave located in the upscale Bukit Tunku neighbourhood, one of the most elite addresses in the country to ride on the robust demand for high-end properties.
On 30 May 2007, S P Setia via its subsidiary, Sendiman Sdn Bhd has entered into a conditional Sale and Purchase Agreement with Tenaga Nasional Berhad to acquire 6.2 acres of freehold land in Bukit Tunku for RM73.9 million. The land is just 5km from the Kuala Lumpur City Centre and is easily accessible via Jalan Bukit Tunku and Jalan Girdle. Surrounding developments comprise mainly bungalows and a low-density condominium named Villa Bukit Tunku. Called Duta Grand with the tagline The White House in Kenny Hills, the project will build on the sold-out successes of S P Setias award-winning high-end enclaves such as Duta Nusantara and Duta Tropika in Sri Hartamas, Kuala Lumpur. With Duta Grand we aim to set a new price benchmark for super luxurious homes in the city center. RM1.2 BILLION SETIA ECO VILLAS PROJECT IN CYBERJAYA

Buoyed by the recent success of its Setia Eco Park project in being named the Worlds Best Master Plan Development in the FIABCI Prix dExcellence Award 2007, S P Setia aims to develop more similar projects to capitalise on the global penchant for green-themed developments.
Hence, S P Setia Berhad has proposed the purchase of 156.38 acres of net developable freehold land in Cyberjaya for cash RM190.6 million to develop an eco-themed project named Setia Eco Villas with an estimated gross development value (GDV) of RM1.2 billion. Slated for launch in 2008, Setia Eco Villas is positioned as a mid to high-end gated and guarded development comprising bungalows, semi-detached homes and commercial components. At the land deal signing ceremony, S P Setia CEO and GMD Tan Sri Liew Kee Sin inked the conditional Sale and Purchase Agreement with Cyberjayas master developer, Setia Haruman Sdn Bhd which was represented by its Chief Operating Officer, Mr CK Lao. With the Cyberjaya township coming into its own, we believe this is an opportune time for us to develop a unique project that will seamlessly blend the built space with the natural environment to serve the housing needs of the growing expatriate and neighbouring communities here, said Tan Sri Liew. Accessibility to Setia Eco Villas will be further enhanced with the expected completion of the Putrajaya Kuala Lumpur Expressway in early 2008. Setia Eco Villa is also connected by Putrajaya ERL link and is within traveling distance of 17 minutes from KL Sentral and 18 minutes from Kuala Lumpur International Airport via the ERL.
