8-foot hearth of Colorado sandstone, was designed after the one in the lounge of the Inn on the Alameda, where the Stocktons stayed when the house was being built, in 1999 and 2000. On the wall above the fireplace is an antelope trophy head. Mark Stockton used to be an outfitter in Wyoming; today, hes a software developer. Im fortunate enough to work at home, which is about 80 minutes from Santa Fe. When we came here, he said, we were told there would never even be telephone available, but now we even have broadband internet. The kitchen has a central, walnut-topped island, and wraparound counters of Indian granite; and a painted-tile backsplash by La Madera artist Carolyn Barford. The appliance package includes a Sub Zero refrigerator, Dacor range and ovens (regular and convection), and Asko dishwasher. The spacious dining room has a coved-plaster ceiling and a built-in buffet topped with German granite. French doors open to the portal, with a kiva fireplace and views of Alta Mesa to the west. Stone (gas) fireplaces warm both the master bedroom on the houses south end and the guest room on the north. The master is accessed by a wood door with a relief carving based on a Margaret Tafoya wedding vase. In the master bathroom are a glass shower/ steam shower and a deep tub, both dressed in Italian travertine. the walk-in closet has a built-in ironing board. he grand, pueblo-style abode known as Rancho Querencia has extensive portales for the enjoyment of this tremendous Northern New Mexico setting. Located on a high (6,850 feet) mesa near the Rio Puerco in the Coyote-Youngsville area, the home is situated on 250 acres of rolling grasslands. The views take in Cerro Pedernal (which was a frequent subject for painter Georgia OKeeffe), red-rock cliffs, and horizons that go on forever. Wildlife in the area includes elk, deer, wild turkey, bobcat, and kit fox. A flagstone walkway leading to the front door from the parking area is bordered by sagebrush, butterfly bush, pion, and other drought-tolerant plantings. The main house, designed and built by owners Mark and Kathy Stockton, is 3,900 square feet with three bedrooms and four bathrooms. The 2 x 12 frame walls boast thick foam insulation. Inside, the walls are hand-plastered to a diamond finish. Floors are wood in bedrooms and Indian sandstone in the public areas. One highlight of the living room is big window facing the Pedernal, which has a pointy top from this perspective. Another is the front door by the (now-defunct company) John Gaw Meem Designs. The great room has a 15-foot ceiling vigas with latillas set herringbone-style and french doors opening out to a deep portal. A long ledge, built into one wall 10 feet up, is perfect for pottery and art display. The fireplace, anchored by an

An exercise room is smartly equipped with rubberized flooring, and just outside are a shower and hot tub. The guest room has a fireplace, private bath, and french doors to a cozy patio. Theres also a one-bedroom casita of about 400 square feet. Floored with Saltillo tile, the casita has a mini-kitchen and full bathroom. To the south of the house, state land leads to the Santa Fe National Forest. Beyond private land to the west is forest land leading to the Rio Chama Wilderness area. All the hillsides you see are national forest or wilderness, Mark Stockton said. This is the only home that can be built up on this llano. This was part of the old Piedra Lumbre land grant. We have 250 acres and the surrounding properties are 500-acre parcels. There are conservation easements and it can never be divided. You can actually ride all the way to Colorado from here and never cross private land. This is a horse property. It is entirely fenced and there is a small horse barn. There is also a dedicated well, with a reverse-osmosis system, providing water for the horses. The well serving the house is artesian, so no pump is necessary. Stockton said it has the capacity to deliver 44 gallons per minute with 22 pounds of pressure. Outside the house is a handy Generac automatic generator for backup power. The Santa Fe Association of Realtors provides its members with a wide variety of benefits and has added a few more this year. The association launched a new tool for its members in June allowing them to electronically add data to the Santa Fe multiple-listing service (MLS) forms through an online ZipForms product. MLS Connect, another added feature, allows Realtors to download MLS data directly into our local and state electronic forms. And the National Association of Realtors is offering a limited, free benefit from DocuSign, the worlds leading esignature service, permitting electronic signatures for a set number of envelopes each month. These tools add value to the home buying or selling experience for our Realtors and their customers by facilitating the transaction process. In July, the Santa Fe Association of Realtors (SFAR) launched a new Tech Helpline service to support our members. The Tech Helpline for Santa Fe Realtors can provide answers to questions about technology hardware, software, networking and digital devices. Tech Helpline analysts are technology experts who can assist our members via phone, fax, email or online chat. The analysts troubleshoot problems and offer solutions, often by remoting in to a members computer. They can also advise Realtors on hardware and software purchasing and because the service is provided by a Florida Realtor Association, the analysts understand brokers needs. Recently, SFAR asked members to share the types of member benefits that they would be interested in accessing or receiving in the future. With more than 8 percent of members responding, here are the results in order of importance: health or life insurance, DocuSign, cell phone discounts, restaurant discounts, car maintenance services, car purchase discounts, transaction management services, and camera discounts. Its not surprising that our members expressed keen interest in health insurance, since this is the number-one benefit sought nationally by members. Health insurance can be one the most significant expenses independent business owners face in operating. While the National Association of Realtors currently offers a limited health insurance benefit, the association will research other local options for our members. Other benefits mentioned by members included computer, laptop, printer, office supply, key making, copying and tire discounts. Newspaper advertising and other promotional needs like website design were suggested. With over 850 local Realtor and affiliate members, I invite local businesses to consider accessing this important member leverage by contacting SFAR with discounts. The Santa Fe Association of Realtors Membership Committee will soon be closely analyzing the membership

For the next two months, I will profile a design project and show before and after photos transforming a Santa Fe home. The first is on the south side of Santa Fe and is the home I share with my husband. Heres the profile: Married couple Professionals: executive coach and interior designer We both like clean lines; we prefer a neutral color palette We love entertaining friends and family Our home is 35 years old and was purchased by us from its original owner in 2005. The house was on the market for a very long time. Surely people who looked at the house saw an outdated house needing lots of work. We saw the house, and saw potential. We bought the worst house in a great neighborhood and, yes, the house was in need of serious updating! It featured minimal garden areas, minimal landscaping and a common sidewalk up to the front door, heavy brocade texture on interior walls,

faux beams, terrible lighting, brick floors, and lots of ghastly carpet. The kitchen and bathrooms were clearly the biggest challenge in our house. The storage space was inadequate in these rooms. The brick floors are dark, but in great shape. We chose to renovate the kitchen and the rooms in the common areas of the house first. We also built a six-and-a-half-foot wall to create a courtyard on the front of the house. New cabinets with very functional storage were key in the kitchen renovation. We did not change the footprint of the kitchen but we have three times more storage the old kitchen did and we eliminated half of the upper cabinets. We updated the appliances and plumbing fixtures and enjoy cooking in our kitchen now. Updating the living room and family room was relatively easy with the exception of the lighting. Of course in a home 35 years old, you would expect this to be the case. Making sure that our electrical service panel could provide for

an increased load to our lighting needs was the first step in this process. As you know if you are a regular reader of my column, lighting is often overlooked in the design process, but is critical to good design. Our outdoor spaces are still in an evolution of transforming, but for the most part reflect our love of the outdoors and are a welcoming place for us as well as our friends and family. Our front, walled courtyard features aspen trees for texture and sound, as well as tiger lilies, dahlias, irises, and a climbing wisteria vine. A water feature takes center stage and produces the wonderful sound of flowing water as it re-circulates and flows down the small river stones affixed to the sides of the vessel. The courtyard is shaded by billowing fabric panels that resist weather-related deterioration. The courtyard seats six to eight comfortably on outdoor furniture with colorful cushions around a steel and glass coffee table. Music is pumped to outdoor speakers that look like large rocks

in the garden. We have spent many an enchanted time in this courtyard. In the November issue of HOME I will share before-and-after photos and discuss in further detail the transforming of our house. Refinance to 15-year fixed?


As interest rates fall, more and more homeowners are taking advantage of the low rates in an uncommon way. For years the 30-year amortization has been vastly the most popular home-finance strategy, but the 15-year amortization is now surging in popularity. Why? Great question. Lets see: a homeowner comes to me for a refinance. His existing payment is $2,271 as a result of a $400,000 mortgage at 5.5 percent on the 30-year amortization. Their main choices are to either get a new 30-year fixed at 4.125 percent or to go with a 15-year fixed at 3.375 percent. The new 30-year loan drops the payment to $1,938, while the 15-year creates a new payment of $2,835. Then, I show him the amortization comparisons. After 10 years on the new 30-year loan, he still owes $316,460 on the home. After 10 years on the 15-year amortization, the mortgage balance is down to $156,322. Wow! Monthly payments on the 15-year loan are higher each month by $896, or by $107,568 after 10 years. Therefore, after one decade, the homeowner is ahead by $52,570. That is a huge difference. What this is all about is building equity, or creating more wealth for your family. Some homeowners in 2011 are asking themselves whether its better to invest money in the stock market or in the home? Which is safer? Which will yield the higher return? Well, in todays stock-market environment, the answer is an easy one: invest in your home. Many Americans are getting back to basics in this fragile financial world, and putting more equity in their homes makes a lot of financial sense. Today, homeowners have the opportunity to own their home

debt-free. The low, low interest rates of the 15-year fixed can accomplish this. Remember the mortgage-burning parties we heard that past generation enjoyed? Well, they can again become a reality. Many homeowners have made prepayments against the principal on their 30-year mortgage. This is always a good idea, but it is far better to go for the 15-year fixed at the lower rate. We all need to invest wisely in todays difficult times. I will always say that a home purchase is the best investment one can ever make. Sure, prices go up and down, but you have a hard asset to hang on to until the market gets back to a profitable position for you. If you are considering a home purchase and thus a home loan, think about the 15year fixed. Talk to a mortgage lender to determine if the payments are affordable.

Tile is main focus for Statements In...

Walk into Statements In Tile/Lighting/Kitchens/ Flooring and its like diving into fantasy. Theres just a dazzling variety of tile in the showroom on the corner of Cerrillos Road and Paseo de Peralta. Theres also a selection of stylish lighting fixtures. In the past we did cabinetry and carpet and vinyl flooring, said owner Kim White during a recent visit. I decided to focus on what we do best: tile and lighting. Just off the phone with someone who had a grout emergency, she explained that lighting is only about a third of the business now, in part because of the impact of the internet. But I love it. I cant give it up. She said business is steady, although definitely not where we were three years ago. Were working on more remodels and not that much new construction now. Three years ago, we were involved with a number of spec-home builders, including Barranca Builders and Tierra Concepts, and that was nice, because it was a more consistent flow of orders. Statements handles many unusual tile lines so is able to customize. One example bears a swirly pattern in teal and gold and also has a country quality. This designer comes from a textile background so the designs are sophisticated, and thats coupled with a rustic quality that is so appropriate for Santa Fe. We help people, White said. Weve seen a lot of tile and lighting and we try to guide our clients through the process. We also encouage people to come back multiple times and we keep track of what theyve seen. If they seem to love a certain tile time and time again, were pretty sure its the right one for them. As Kim Shanahan, director of the Santa Fe Area Home Builders Association, recently pointed out, this years Parade of Homes featured fewer spec homes, because there are fewer buyers for spec homes in the depressed housing market. As a result, though, more of the houses showcased distinctive design details for particular clients, rather than spec homes that must be tailored to a broader taste. Thats right. Theyre not all beige travertine, White said. But even when it is a spec home, I encourage them to develop a style not too wild, but a style. And I remind builders than when someone looks at a house, they see all the rooms in 20 minutes, so you want there to be a flow to the house. Statements stocks quite a few New Mexico products, generally in the art tile class. For instance, Timeless Tiles of Albuquerque offers santo-theme tiles, which can go outdoors; collagic poetic fragments pieces that incorporate text; and high-relief tilework that recalls the 14th-century sculptor Lucca Della Robbia. Stacie Pope Hein, also of Albuquerque, works with White on a series of art tiles based on petroglyphs. Another is Alessandra Haines, who did the unique Coyote Caf sign. We do a lot of projects with her. Were now working on a tile mural based on an 1852 map of Santa Fe. I will draw it and Alessandra will do the tile work. This summer, White did a drawing for a three-foottall mural, depicting an American Indian on horseback,

looking over the landscape from a mesa edge. That was based on a 1930s mural by the old Taylor Tile Company, Los Angeles. White is enthused that she now handles Oceanside Glasstile, a green company located in Carlsbad, California. I tried to get it for years, and Miles Chaffee recommended us as an Oceanside showroom after he shifted his business, Milestone, to wholesale. People find us by researching lines like this [glasstile.com] on the internet, then finding us listed as a showroom. One of the Oceanside designers is Erin Adams, who formerly had her own business in Albuquerque. Statements worked with her and the designer Kris Lajeskie on one project, copying the design in a Native American beaded saddle for tilework on 15 stair risers. More recent collaborations with Adams include a project with Victoria Price that will be featured on the HGTV program House Hunters On Vacation this winter; and a new home in Santa Fe designed by architect John Watson of Biostructures and designer Jeff Fenton. The available variety at Statements runs the gamut from almost glitzy, metallic-look porcelain tiles to traditional Tunisian tilework boasting subtle, natural colors in mosaics of very small pieces. People may choose these for a backsplash, an accents in the master bathroom, or sometimes as in insert in the floor. Another micro-mosaic tile is from Syzygy Tileworks in Silver City. Some of the Syzygy tile pieces are as colorful as candy. Others recall the Arts and Crafts Period. The company also produces huge tile moldings for use on a fireplace or kitchen hood. Statements collaborated with Heather Van Luchene (HVL Interiors) on Hotel Parq Central, a recent adaptivereuse project that transformed the old Memorial Hospital building in Albuquerque. Syzygy Tileworks produced the tiles for the columns in the lobby and replicated tile accents on some exterior windows. In the store, Statements Janet Marshall pointed out limestone and travertine vein-cut tile these show the patterns running through the stone, versus the more typical cross-cut tile that has a more consistent appearance. Veincut tile is in vogue right now, she said. Statements also sells a wide variety of stone flooring, glazed floor tile and porcelain tile and terracotta. White said, We carry a wide selection of products that are unique to Santa Fe, not just the commodity items that can be found at other retailers. We do not do internet sales, she added. I dont want to. And because we dont ship out, we accumulate packing materials and we recycle those, giving them to local businesses that can use it, including Santa Fe Pottery across the street. We also have quite a bit of broken tile and that goes to the Habitat for Humanity Re-Store. Habitat presented Statements with a certificate of appreciation for these donations in May 2011. White has a bachelors degree in art from the University of California at Santa Barbara. She worked in theater design in New York, then was employed in interior design for Knoll International, including doing trade shows all over the United States and in Paris and Milan. She decided to leave New York and work with designer/builder Jim Satzinger here in Santa Fe. In 1994, she began working at Statements, which was located where Chocolate Maven is now, on Second Street.

She advocated for a more visible location and the company moved in 1995. She bought the business in 1999. There are six full-time and three part-time people. Janet Marshall has a background in business, but has worked in the tile and stone business since she came to Santa Fe in the 1990s, White said. Marshall managed the showroom for Santa Fe Stone before that company closed eight years ago, then she began work at Statements. Lois Bealle De Laura, Whites other sales person who also has B.A. in fine arts, had a retail store with her mother, Ann Bealle, when they came to Santa Fe in the 1980s. She

worked in real-estate management for some years and then at J. Harris Marble & Granite before coming to Statements six years ago. One of the common challenges for Statements lighting business is the newcomer to Santa Fe who finds it impossible to illuminate art pieces in the typical Santa Festyle home. We have found that people tend to choose lighting fixtures based on their appearance, but you should start with how much light you need and where you need it, then look at fixtures that satisfy what you need, White said. Eleven years ago, some local permaculture practitioners started the Permaculture Credit Union. The first credit union to be charted by the state of New Mexico in 30 years, the PCU has few of the problems that traditional financial institutions have. To date, our member-supported financial institution has loaned out $14 million and has a default rate of 0.11 percent, CEO Bill Sommers said in a recent interview. Compared to national averages of 3.5 percent for consumer loans and almost 8 percent for residential real estate, this is one of many facts that are a testament to our membership. One of the few criteria for becoming a member of the PCU is that you must agree with the ethics of permaculture. According to Bill Mollisons Introduction to Permaculture and his larger book Permaculture: A Designers Manual, agreeing with these ethics means 1. caring for the Earth, 2. caring for people, 3. reinvesting surplus resources back into efforts that promote such caring, 4. setting limits to ones own consumption, and 5. taking responsibility for ones own existence and that of our children. Permaculturalists often say that you cant care for the Earth without caring for people, and you cant care for people without caring for the Earth. This brings us down from five ethics to four. But isnt reinvestment of surplus a form caring? If so, the third ethic is technically redundant. Similarly, setting limits to ones own consumption seems necessary and unavoidable if you are going to care for people in a world of limited resources. Finally, that parents should take responsibility their children is common sense. For these reasons, the ethics of permaculture can be boiled down to caring for the Earth and its inhabitants. If you have cares like these, you could be a member of the PCU.

In addition to the question of what is required, theres the question of what you can do to take your passion for permaculture a step further. Where are your resources needed most? There are at least as many answers to this question as there are permaculture projects across the globe, but the short answer is that the PCU is at a point in its evolution when it is actively accepting tax-deductable gifts. Weve been significantly hampered, Sommers said, by costs imposed on us by the 2008-2009 meltdown of the financial markets. Due to the mistakes and poor investments of other credit unions, weve taken a $60,000 direct hit to our bottom line. The assessments to recapitalize the insurance fund will disappear over time and interest rates will bounce back, but direct donations to the credit union, regardless of their size, will help us speed up the recovery process. The PCU holds a special place in my heart since I was its board chair back in the days of its infancy. Now the credit union seems to be experiencing a kind of pubescence. Its strong and growing, but it still needs support from its family, friends, and community. Another La Nia winter may be ahead


I think we are all disappointed to learn that weather forecasters are predicting another La Nia weather phenomenon occurring this winter. As encouraged as we have been by the late summer rains, at the time of this writing we are still about three inches below the average year-todate precipitation and, depending on precipitation during the next few months, possibly heading for the driest year in recorded history. This situation has implications for both water quantity and water quality. Of the citys three sources of supply aquifer water in the city and Buckman well fields, Rio Grande water delivered via the Buckman Direct Diversion (BDD) project, and the McClure and Nichols surface reservoirs the latter source requires the least processing because the water does not pass through aquifers and pick up additional minerals and contaminants. About one month ago, and before the monsoon rains really began, reservoirs were at 30 percent of combined capacity. Now (as of the last daily report on Sept. 14), and I must admit to being surprised, they are at just over 36 percent of combined capacity. Even though we have had some rather intense rain storms, at least locally, current capacity illustrates the point that snowmelt is our principal source of water to top off the reservoirs. Because of these relatively low water levels, the Canyon Water Treatment Plant, which normally processes the surface water, is temporarily shut down. For the last week, water production has averaged as follows: city wells 17 percent, Buckman wells 39.1 percent and Buckman Direct Diversion 43.9 percent. This was not exactly the plan for the first year of BDD as it was anticipated that the new plant would allow the city to rest the aquifers and allow them to recover. It was also reasonable to expect that the surface reservoirs would be making a contribution to the mix. You may have also recently

observed the state of the Santa Fe River: dry except immediately after storms. I think it is reasonable to assume that we would be on a higher level of water restrictions (rather than the current prohibition of outdoor irrigation between 10 a.m. and 6 p.m. through Oct. 31) if it had not been for the timely startup of BDD. Water-supply issues have been a topic of discussion at the last few Water Conservation Commission meetings and it is clear that it is a high priority with the city. The definition (operational water system supply as a percentage of operational water system demand) for imposing more stringent requirements are spelled out in Chapter 25 and Exhibits C and D of the City Code. You may judge for yourself whether the Water Emergency Management Plan provides adequate protection against another potential La Nia winter. We must give the city credit for planning ahead, but it is very difficult to predict natural phenomena (such as the La Nia weather phenomenon), fires of both natural and anthropogenic origin, high ash content of Rio Grande water, disruptions to supply and distribution, etc... all these factors in addition to the high predictability of low precipitation even in an average year. Solar hot water - it just makes cents


Last winter my brother and I fixed the solar hot-water system belonging to friends of ours. The piping on the roof had sprung a leak and needed a small repair. The longevity of this system (more than 20 years) and the tremendous cost and energy savings enjoyed during that time by the homes residents amazed me. But before I go into those details, let me first tell you a bit more about this system. This solar system is a simple two-panel thermosiphon system, meaning that it uses natural convection to circulate the liquid through the system, eliminating the need for a pump and thereby saving energy. The system was installed to be the primary water-heating system for this two-bedroom home in Eldorado. At some point, a traditional water heater was installed and the solar became the backup system, feeding hot water to the heaters cold-water inlet. This system will typically feed 120- to 130-degree water directly into the heater on the coldest winter days, thereby supplying most of the hot water required for this two-person household. On sunny days in the spring, summer and fall, water from the panels may exceed 160 degrees and supply all the hot-water needs. The system has no pump and no moving parts, so there is little to go wrong or maintain. The owner showed me a copy of the original brochure and I was astounded. Twenty years ago, the original system cost $895 for a single panel system installed and included a used water heater. Yes, $895 installed! Each panel contains more than 37 gallons of storage. They installed a two-panel system, and that plus the hot water tank holds more than 100 gallons of hot water far more than a two-person household would need. For two decades, this system has been supplying seemingly endless hot water to Allan and Francesca as well as to the homes prior residents. Factoring in inflation only, this $895 system would cost $1,600 today. Thats a real bargain considering that a typical system today probably costs more than $4,000. Assuming that this system has been running continually since installation, it has supplied well over 100,000 gallons of hot water to this home. A typical household will use 18 to 20 gallons of water per day. So assuming 20 years x 365 days x 20 gallons, thats 146,000 gallons! Taking a conservative estimate, lets assume that the system only supplied 75 percent of the homes hot water due to cloudy days; thats still about 90,000 gallons of free hot water! And its still providing hot water, at no additional cost, 20 years later. Not bad for a single solar hot-water system. It has saved thousands of dollars, helped the environment, and brought many, many years of personal satisfaction to its owners who know they are doing the right thing. It has been good for

the homeowners and good for the community. What a truly amazing system. Just imagine the impact if each of us installed a similar system. Good local resources on wood stoves

inter is not too far off. The nights are quickly getting cooler, and its time to think about your home heating, both in terms of comfort and expense. If youre in the country and youre using propane, a wood stove may help save you money in your winter heat bills, said Mark Shubatt, sales associate at The Firebird, located on Espinacitas

Street. If youre running natural gas through a central heat system, you can save money by getting a natural-gas stove thats more efficient. You can also use a fan on a forced-air system to circulate the heat from a centrally located wood stove. People are buying all types of stoves gas and wood and pellet stoves, he said. The Firebird has dozens of stoves in its showroom, some of the most handsome the

enameled cast-iron stoves from Jotul of Norway. Examples of freestanding gas stoves include the Hearthstone Modena and a stylish Heat & Glo model, both capable of heating 1,000 square feet at this altitude. The Eden gas stove by Avalon has a more traditional look, as do the very efficient soapstone-clad stoves by Hearthstone. The selection can be confusing, but Shubatt and others at the store can help you decide which type fits your needs

and budget. Regarding features, he said its helpful to have an ash drawer that is openable separate from the main compartment, so you can dump ash while the stove is burning if you want to. Its also good to have a side door so you can load logs as long as the stove will accommodate, especially when the front window is smaller. Thats another choice: some people prefer a larger front window for viewing the flames. Stoves have different kinds of construction and each one does a different job. Stoves made from sheet steel are less expensive and heat up more quickly, Shubatt said. A soapstone stove heats up slowly but stays hot longer. Its better if you work in your home or you want it to carry you through the night. But if you want a stove that heats up the room in a half hour, the sheet steel is the way to go. The newest general type is the pellet stove, in which an electrically controlled augur feeds small wood pellets from an integral hopper into the firebox. Its important that you pick a reputable store that is served by a dealer who will back them up and carry parts. We carry Avalon stoves and weve found them very reliable. Pellet stoves cost more because they have machinery and it pays to get good machinery. What kind of firewood is the best? Just watch out for green wood, Shubatt advised. Were heating with ponderosa pine and thats just fine. People shy away from aspen in fireplaces because it pops, but in a wood stove its just fine. Even Russian olive burns really well; its a hard wood. But people tend to stay away from elm because it stinks. Out at Pool & Spa Mart, 3985 Cerrillos Road, the selection starts with the simple, oldfashioned Logwood stoves and the 1869 Caboose potbelly stove from U.S. Stove Company. Its a good step up to the pretty, little Lennox freestanding gas stove with optional stone inserts on the top and sides; that one is about $2,500. One stove in the showroom is outfitted with optional chrome trim. Another one, a black Lennox pellet stove, boasts custom-painted details by store manager Tony Romilly. Pellet stoves are chosen by some for the convenience and neatness factor from using bags of wood pellets rather than firewood logs. The pellet stoves at Pool & Spa Mart are Whitfield stoves. Whitfield brought the first home pellet stove to market more than 25 years ago; its now part of Lennox Hearth Products. A lot of the stoves still use the same auger and the same blower, although there are also a lot of cool new features, Romilly said.

Weve picked up on the Ashley brand at our store, although weve had it for a number of years at our Albuquerque store. Ashley is the second largest manufacturer of stoves in the industry, second only to Lennox. And theyre the only two brands that are publicly traded, which means they have to carry parts going into the future. He said that Lennox woodstoves use NASA-developed ceramic-fiber blankets to store and slowly release heat, burning the fuel more efficiently, which results in a cleaner smoke. The two main lines carried by Big Jo Hardware on Siler Road are wood stoves from the Canadian company Pacific Energy and pellet stoves from Quadra-Fire, a brand of Hearth & Home Technologies out of Washington state. A Pacific Energy stove that costs $1,900 heats about 3,500 square feet, most efficiently using a denser and longer-burning wood such as pion, said sales associate Frank Trujillo. The Pacific Energy stove also has heat shields on the sides, so its approved for mobile homes. Trujillo pointed out that if youre installing a new wood stove, you should make sure the flue extends at least 18 inches above the highest point of the roof so that you get a good draft in the stove. Looking at pellet stoves, the Quadra-Fire Santa Fe model heats about 1,500 square feet and costs $2,159. The larger Classic Bay heats to about 2,500 square feet and its $2,459. These are also available as fireplace inserts, he said. The Classic Bay has an 80-pound hopper; that quantity of pellets will last you up to 40 hours. Two 40-pound bags of high-quality oak pellets will cost you $14 at Big Jos. How fast, and how hot, a pellet stove burns depends on the auger speed you set, so it can be tailored to the size of the room or house, and how cold it is outside. Big Jos also carries the Wonderwood wood-burning circulator, a $900 unit that will heat a fairly good-sized room. It has a different look, more like a gas heater, with a front mesh grill. The store still sells a good number of old-fashioned Logwood cast-iron woodburning stoves, and the Vogelzang potbellied 550 remains. I remember we had one in our old schoolhouse in Chupadero, Trujillo said. Theyre great for your workshop or garage.

Is it time to clean your chimney?


When you fire up your wood stove or fireplace for the first time this season, make sure its in good operating condition and that the flue is clear and clean. There is 13 percent less oxygen here than at sea level, so wood burns slower, said Richard Rice of Caseys Top Hat Chimney Sweeps. Back east, pine burns like cardboard, but here it acts like hardwood, getting down to a bed of coals and it just keeps burning. And our woods here are generally softer and the fire emits more creosote: unburned tars and gases that coat the inside of your flue. A blast furnace would burn hotter and more completely, but its like carbon building up in a car engine when your grandmother just uses it to putter around town. Creosote deposits on the inside walls of the flue reduce the draft through the chimney, which increases the probability that the wood fire is not getting enough air to burn at high temperature, and its a fire hazard. A very hot fire can ignite the creosote, causing a chimney fire, and that can endanger the house, either from burning material landing on the roof or from the hot flue igniting wood framing in the wall. Have you heard that you can burn that creosote out by building a very hot fire? Thats deceptive, Rice said. Once the chimneys cleaned, building a hot fire once a week is a good thing. But if its full of creosote, a hot fire can set it on fire. It happens with people burning wrappings and dried-out wreaths during the holiday season. That happened at the Hilton a couple seasons ago. Its really important to have your chimney cleaned and inspected. Theres so much expansion and contraction in our climate. When you build a hot fire in a cold chimney, everything is just radically expanding and you get mortar falling out between the bricks. Caseys also does chimney and firebox repair, such as re-lining old adobe flues with a stainless-steel liner or regrouting your fire brick. Repair is about 20 percent of what the company does. Caseys has been doing business for 33 years in Santa Fe. Started by Casey Ryan, it was bought by Rice 18 years ago. Asked about the best firewood, he said, Its very traditional here to burn whats available. But for a wood stove, cedar or oak gets a good, long burn. Oak? Yeah. Its more expensive but it burns slower, all night sometimes. They have it at the Firewood Company of Santa Fe. Rice said the cost of having your chimney cleaned and inspected is generally $95. Fall is here and its best to do it now, but we have discounts in the spring and some people have it done then. As our springtime ad says, Dont wait in line in the fall; save money when you call.

Real estate goes social


Social networking is now a familiar buzzword for most of us. With over 750 million active Facebook users and 200 million tweets per day on Twitter, the use of social media in real estate is now a hot topic. Only two years ago, anyone using social networking for real estate was a pioneer. Now there are smartphone, iPad and tablet apps for the top global real estate websites: Realtor.com, Zillow.com and Trulia.com. Recent consumer surveys report nearly 75 percent of consumers spend slightly over 32 hours online per week. Social networking is mainstream - no longer just for geeks and techies, as everyone from grandmothers to celebrities and politicians tweet. What we do and say there is a stream of real-time conversations, pictures and videos, which is changing how we communicate about real estate and how people are buying and selling homes. How did this happen so fast? I believe the catalyst for real estate going social has been the recession and the uneven recovery in the national housing sector. In this new landscape, both homebuyers and sellers are more concerned about home prices and value, neighborhood foreclosures and local market trends. Like most people, they are wary of all the mixed messages and daily media stories about another housing disaster. They want information from people they know, like and trust to help them navigate the real-estate market as they make the major financial decision of either relocating or buying or selling their home. People working in real estate have had to adapt to these new technologies and ways of communicating to compete for business and maximize the exposure of their clients properties. Only 10 years ago, a buyer would ask the agent if he or she had a computer. Now buyers are finding agents by their interaction with them on social-networking sites. Real estate is not all about the internet. It is about doing business with people we know, like and trust. The crux of social networking is all about relationships and building trust, so the match between real estate and social networking is a natural. Given the rush to social real estate and the staggering amount of information and content, where do buyers and sellers turn for high-quality information? How do they find trusted resources? Social networking online is not any different from networking offline. It is about personal connections, word of mouth and making a difference. Your socialnetworking friends and followers will appreciate an occasional new listing post; however, demonstrating your real-estate knowledge will do more to build your credible reputation. Selling short
While foreclosures seems to be on the decline, many experts agree that short sales are on the rise and will be with us for another two to four years. A short sale is a transaction in which the selling price of the property is not enough to satisfy the mortgages held against it. Approximately one out of every five transactions is a short sale and as the economy continues to flounder and home prices struggle, more and more people may find this avenue the only way out of hard times. You do not need to be behind in your mortgage payments to do a short sale. In fact, it would be better for your credit score to avoid the derogatory ratings created by the default prior to foreclosure. A short sale will affect your credit but not as badly as a foreclosure. The banks will require documentation from you to justify the short-sale process. You will need a hardship letter that succinctly explains your economic circumstances. You will need to provide two years of tax returns, three months of checkingaccount statements, your last two months of paycheck stubs, and a financial

worksheet. Most banks will not try to pursue the difference if they realize that you just dont have the money. Two years ago, short sales took over six months to close. Nowadays, closings have occurred in as little as 45 days. Obviously, working with a broker who is familiar with the process helps a great deal. Having all your paperwork in order will also speed up the process. Larger banks often use an intermediary called Equator. This company is web-based and allows your Realtor to upload and manage all files relating to your transaction. They in turn negotiate with the bank, who in turn must negotiate with Fannie Mae, Freddie Mac, or investor groups, since few banks actually hold the notes on the loans they service. If you have two or more mortgages on your property, the process will take longer. You will need the second lienholder to accept far less than what is owed to release the secondary lien. In many circumstances, it is this second lienholder who makes things tough when asked to give up their, say, $50,000 second mortgage

for $2,000. In a foreclosure, the primary lienholder can wash away a second so that is the worst-case scenario for them. Still, it is dealing with those tricky seconds that make the short sales difficult. If you are considering a short sale, hire a Realtor familiar with the process, because it is detailed and requires skill. Next, get all your financial paperwork ready to be submitted to the bank. Once a reasonable offer comes in and paperwork has been submitted, the bank will order a property valuation. If the offer is above 91 percent of the current evaluation, in most cases the banks will allow the transaction to continue. Based on your financials, they may stipulate you bring some cash to closing. This could range from $1,500 to $10,000. Be sure your purchase contract has language for you to back out of a transaction if the bank requires cash at closing or a promissory note for the difference if you are unable to accept those terms. Remember, these transactions must be arms length, meaning that a family member, neighbor, or friend is not

allowed to purchase your home. In many cases, these sales are a necessary way out for folks who are experiencing economic hardship. Buyers can take advantage of homes sold for less than market value with patience and persistence. While these transactions are difficult, they can be a win-win for all parties involved.
