Sideways migrations are rampant


Darlings, In a way, Ill be glad when the air clears and all the Realtors have settled comfortably into their new digs, because then Ill finally be able to start talking about myself again. Petunias, I kind of wanted to tell you about my wanderings, but, noooo. Realtors keep playing musical offices, and I am compelled to selflessly report their whereabouts, so that when you, my dearest readers, decide to buy or sell a house, youll know just exactly where your Realtor is. Lets start here. When he moved to Santa Fe 25 years ago, he started out as a Realtor (actually, Kittens, he originally started out as a playboy but then decided hed get more respect if he had a career of some sort); then he segued into the title business (last stop ST&E); and today hes a Realtor once again. Alan Ball is now an associate broker at Keller Williams. Aside from being intrigued with KWs business model, Alan is a savvy guy. When it started looking like there were more closing agents in Santa Fe than Realtors, it seemed the perfect time for a switchback. Melissa Pippin-Carson and Roger Carson (formerly Sothebys) also moved to Keller Williams. Having read Gary Kellers definitive how-to-sell-real-estate book, The Millionaire Real Estate Agent when she first became a Realtor, Melissa was thrilled when Keller Williams opened an office in Santa Fe. Its the real estate opportunity she was waiting for, because she and Roger, like Alan, love KWs business model. Melissa credits Gary Kellers leadership and business philosophy for what Keller Williams is today: the second largest real estate franchise in the United States. Lemondrops, 860,000 agents nationwide cant be wrong, and Im betting Melissa isnt either. So who started the recent migration from Sothebys to Santa Fe Properties? Rick Green? I know he missed that hometown family feel of the old French & French offices before they merged with Sothebys. And Ill bet Liz Cales presence at SFP played a big role in his decision. (She would downplay this, of course, because modesty is one of Lizs strongest suits.) Rick said he had missed her (her leadership, Crumbcakes, nothing romantic) from the minute she left Sothebys/French & French, so I guess his move was just a matter of time. I think David Woodard felt the same way, and then, the funny thing is that some of the other Realtors at Sothebys felt that way about David. They missed him. And the next thing I know Marilyn Foss and Kevin Bobolsky are at Santa Fe Properties, too. To tell you the truth, Possums, I sort of thought Kevin would take a small sabbatical after being involved with the recent sale of Val Kilmers Pecos River Ranch for $18.5 million. But apparently hes like the rest of us slightly insane Realtors: addicted to high stress and multi-tasking. Marilyn, until moving to SFP, held the record for occupying a desk at Sothebys Washington Avenue office the longest, since she was one of the first Realtors to join Pat and Michael when they started French & French and opened that location in the mid-80s. Never shy about setting records, heres another first for Marilyn: putting a multi-million-dollar listing under contract within the first week of transferring to her new office. Marilyn will be the first (see, Cupcakes, another first) to admit that she couldnt have done this without the help of another Santa Fe Properties Realtor, Michael Morgner (also former Sothebys), who had the buyer who brought the offer to Marilyn who presented it to her client who had the $5.95 million Circle Drive home who at one time was owned by funny girl Carol Burnett. I could go on, but I wont, because Im a funny girl who knows when enough is enough. (Obviously not!) Michael isnt planning any sort of sabbatical, either. His addiction is having children, I believe, because he already

has six of them. (Mon dieux... he looks so young.) This means theres a lot of college tuition in his future. And that means no rest for the prolific, eh, ma petite chattes? As we know, Realtors change offices for all kinds of reasons. But for Dermot Monks, his move from Sothebys back to Santa Fe Properties was homesickness, Im pretty sure. His old pal, Ernie Zapata, remained at Santa Fe Properties, patiently waiting, never giving up hope that someday Dermot would return. It finally happened, and the Bromance Is Back On! Congratulations, boys, were so happy for you. Cornerstones Community Partnerships (one of the Realtors favorite nonprofits, because its all about preserving historic adobe structures) held its annual fundraiser, Noche Feliz, last month. A tremendous success, the highlight of the event was entertainment provided by the New Mexico School for the Arts (a charter school in Santa Fe). This very talented group of high school students (who could give GLEE a run for its money) consisted of a guitar ensemble, a string quartet, and chamber singers. Jovita Enrique got a standing ovation for her performance of Te Quedo Grande La Yegua, and the chamber singers ended with Adobe Sky, a song written by Roy Rogosin (director of choirs) specifically to commemorate the 25th anniversary of Cornerstones. Whats new? Just about everything.


Most of you know social networking is changing how we communicate online about virtually everything. For some of you, Twitter, Facebook and LinkedIn, along with Foursquare, Flickr, and Google Plus, are all exciting. For others, these sites are just plain scary. Regardless of how you feel about how technology, mobile phones and the internet have connected us to each other, and the pace of change is only accelerating. We are all experiencing a revolution in how we communicate with each other that is more profound than many of us are likely to see for the rest of our lives. For over a year in this column, I have encouraged you to try social networking to see what happens and to be flexible enough to experiment and see how it works and what works for you. People tell me every day they are struggling to understand or keep up with how social networking is impacting their families, work environment, businesses and lifestyle. Some people still tell me they see no need to adapt to these changes now. Yet, more and more of you ask me what is new on Facebook this week! Whats truly new is that everything is becoming a conversation. Marketing, like the news, is shifting from a monologue channel pushing out information to an online interactive conversation. People no longer just read advertising messages or even news stories; they comment; they provide feedback; they even disagree. They post pictures of their favorite desserts on Flickr. They promote websites with Google Plus. They champion their favorite place on Foursquare. Often they will turn their comments into a blog or even a podcast. The options are becoming endless. Whatever the site, people can now push their view out to their sphere of friends or followers in a nanosecond. People can now choose where they want to focus their attention. They no longer have to be interrupted by a pharmaceutical ad about erectile dysfunction when they are watching the TV news. They can now read the news online or follow their favorite journalists on Facebook or Twitter. The same applies to real estate. People can chose where they want to look for a home, online. The information is now shared between agents and their customers through numerous websites and blogs. Todays housingmarket conversations have moved from the dinner table to social media. What can you do if you are not ready or have no time for any of this social networking online? Remember that all changes are not the same. Some are more difficult to adapt to than others. Social networking can be uncomfortable. I remember when I had no clue. I wanted to do it right. I discovered it was better to jump in and learn, then unlearn,

Las Placitas Compound now half sold


here is not a heck of a lot of new-home construction happening in Santa Fe these days, but Las Placitas Compound would be noteworthy even if the market was hopping again. The project is being developed on a prime site on Garcia Street, in the middle of the citys fiercely protected Downtown and Eastside Historic District. Needless to say, the six homes Doug McDowell and Jim Satzinger are building there will fit into the neighborhoods dominant architectural theme. Since buying the 1.25-acre parcel in 2008, three homes have sold. All six are aimed at qualifying for the U.S. Green Building Councils Leadership in Energy & Environmental Design (LEED) Gold certification. At the site on a late-October afternoon, Realtor Kevin Bobolsky, Santa Fe Properties, pointed out a solar generator that workers are using to power the masonry saw, cement mixers, and other tools. At the front of the 1.25-acre lot on Garcia Street are piles of stones that were scraped off the site during groundwork for the construction of the houses. Were recycling everything, Bobolsky said. These are all being used for landscaping at the homes. Other green aspects include 4-kilowatt photovoltaic and solar-thermal panels on the roof; high-density insulation on hotand cold-water lines; lots of natural light from windows, clerestories and skylights; and a rainwater-catchment system with cistern storage and drip irrigation. LEED just gives you a better product in the end, McDowell said. If the house, and every piece of the house, doesnt have a good story, you probably shouldnt buy it. This story starts with the raw materials, where they come from, the companys commitment to the environment, and how the people who make it are being treated. Its getting away from it all being about just what it looks like. The homes range from 1,400 to 4,000 square feet and are priced from $1.2 million to $1.8 million. If you buy one of these houses, you also get a healthy stack of warranties and manuals, including a few thousand photographs from the construction, showing everything thats under the slab, in the walls, and on the roof. You also receive special training, for

example on how the solar systems work and how to use the energy recovery ventilation system. These houses are designed to work very well. Owners can expect to earn electricity credits in the summertime, and to qualify for renewable-energy tax credits. Theres also plenty of beauty, for example the master-bathroom shower fitted in gray-green travertine, and interior walls finished with elegant American Clay. These walls are beautiful in the way light hits the surface, because its not so perfectly flat, there are little shadows and tiny imperfections so you get a light thats more natural and muted, not glaring, McDowell said.

Human scale and usability are of primary importance in these homes. And a current emphasis on aging in place or universal living is part of whats happening at Las Placitas Compound. The entire house and patio is on one level, and there are wide doorways throughout and a

turnaround space in the master bathroom to accommodate wheelchairs. Universal design is something that we incorporated into the overall scheme, Satzinger said. Also we have what I call the cool roof system, which is a mini-attic above the ceiling insulation. Out on the patio, he pointed to a long, thin vent along the top of a window. Cool air is drawn up the outside of the building envelope and across the top of the trusses, over the insulation, which is R-50 to 60. The point is to make the air temperature only about 20 degrees warmer on top of the insulation than it is in the room. Its all about making the house a shading device rather than a reflecting device, and thereby eliminating the need for refrigerated cooling. The walls are built using Faswall blocks by ShelterWorks. These insulated concrete forms made of wood chips and cement are ideal as a strong, efficient construction method and as high-design insulation that minimizes temperature swings in the house. The houses boast custom cabinets by Paul Baglione, wrought-iron work by Cameron Stoker, wall finish by Javier Lath & Plaster, tilework by Hunter Tile, hydronic solar by Solar Skies, and photovoltaics by SolarWorld. Living room ceiling planks and beams are from standing-dead fir harvested sustainably in Montana. The wood has a nice, dark color but its not from staining. McDowell described a nontoxic treatment process involving vinegar and steel wool,

which react with the tannin in the wood to turn it dark. The same technique is used for wood elsewhere in the house, and in the courtyard portal. In these exterior spaces, the patio paving (permeable to allow rainwater to soak into the ground rather than running off) extends beyond the line of the portal roof, a European design aspect, McDowell said. Also in each courtyard are a fireplace, iron vine anchors in the enclosing walls, a water wall feature made of river-rock, and xeriscape plantings. Rainwater flows from canales to catchbasins, hard-piped into a 2,000-gallon cistern. If that overflows, the water drains to the lowest lot on the property, where theres a 100,000-gallon, underground evaporation system. McDowell founded his own construction company in 1974. Satzinger is principle of Satzinger Design Inc., founded in 1973 in Santa Monica, Calif., and with an office in Santa Fe. The concept of their collaborative project on Garcia Street is expressed in one quite long sentence at www. mcdowellsatzinger.com: Our challenge at Las Placitas was to design and build a LEED-certified infill project that would use a minimum of nonrenewable energy and produce a minimum of pollution while enhancing the health and safety of the people that live and work there, and to do so while respecting and adding to the historic nature of the Santa Fe Historic District and our established neighbors.

Our focus is on the agent first, through training and coaching, technology and marketing, and on our culture, which is an agent-focused model. Answering questions inside the building that formerly housed Prudential Santa Fe Real Estate, Dee Dee Trosclair of Keller Williams Realty, Inc., seemed to use the terms agentfocused and agent-centric in just about every sentence. And that encapsulates the difference between this company and others, she said. Most real-estate companies see themselves as the brand, where we see our agents as the brand. Trosclair is KWs regional director in New Mexico. The head of the Santa Fe office at 510 N. Guadalupe Street is Bruce Milner, who is spending time away from his home in Memphis to launch the office or market center as Keller Williams calls them. Smokey Garrett from Arlington, Texas, is our operating principal, our owner, but we do have other investors who are local, Trosclair said. Judy Camp, who was the president of Prudential Santa Fe Real Estate, is the new franchises qualifying broker, temporarily. Shes been helping with the transition but she will be in sales, by her choice. Yes, listing and selling property, Camp said. Its really what I love. This is a real high, if you want to know the truth. I did a lot of research about Keller Williams before I ever talked to them about coming here. You needed to have a different business model. Its not the company and then the broker; its the broker and then the company, which is totally different. The owners share their profit. Its just really fun. Im a business person and to me it makes total sense. Prudential Santa Fe had about 70 agents when it closed in August. Milner said 12 to 15 of them left at the beginning of the transition. In about 1992-1993, the franchise really exploded, Milner said. Today were number two, behind only Coldwell Banker. The nice thing about our franchise is it is individually owned. company now, yet we have a very specific purpose in the local market, so Gary is very driven by local market dynamics. In a late-October telephone interview, Trosclair went into some detail on the difference between KW and the traditional real estate office, as she referred to all others. Were a company based on systems and models, so we are also very agentcentered. They have a say in the company through the associate leadership council, which is like a board of directors. Each Keller Williams market center has an

associate leadership council comprised of the top 20 percent of the agents based on production. All of the agents are stakeholders in the company and we profitshare. She said Keller Williams generally does not hire people from outside industries to run the company, preferring to grow leaders from within. Most firms see themselves as the reason why buyers and sellers are doing business with the company, but we see ourselves as the support behind the agents, because the agents are the reasons why people are doing business with Keller Williams. How lucrative is this different structure for the companys agents? We have a capping system, she answered. The agents pay in a certain amount and then they cap for the year. So they have the ability to earn a lot more of their commissions. Its based on production. Our mission statement is a career worth having, a business worth owning, and a life worth living, so the more money they keep, the more opportunity theyre going to have to fulfill that mission. Sustainability is a priority for KW, according to its website. Its offices have the technology to be paperless, although Trosclair admitted there are still agents who are not quite there. Also, we use the marketing program eEdge that has an esignature program where they can generate a contract, but the mortgage companies are still requiring hard copies of contracts. Keller Williams is not specializing in particular segments of the real-estate market. Were doing all price ranges, from entry-level to luxury. In fact, our first luxury referral that came in to KW Santa Fe was a $6 million lead. The company supports agents having their own websites. Similar to one of the competing firms in Santa Fe that is known for Sothebys blue, KW people are expected to exhibit some allegiance to another part of the spectrum. We have a beautiful KW red that you can buy in Sherwin Williams, but we offer a lot of flexibility as long as youre using at least 50 percent of the Keller Williams red in your branding, Trosclair said.

Oldest street found in Drury hotel dig


cobblestone street that could be Santa Fes oldest was discovered last month by archaeologists digging just west of Marian Hall on E. Palace Avenue. The digs were made in an area that will be excavated for a hotel development next year. Drury Southwest plans to remodel Marian Hall and the adjacent former St. Vincent Hospital as hotels. The survey by the State Office of Archaeological Studies began on Sept. 19. One morning about three weeks later, Gavin Bird, an assistant archaeologist with OAS, was bent over a table on the Marian Hall porch, examining a pile of pottery sherds. This is all Tewa polychrome, he said. Its all 17th century. These are from bowls and other vessels made by Native people for Spanish use. Unlike other recent excavations a block or two west, this one was not expected to turn up anything prehistoric. This site was historically marsh and floodplain before much of the towns surface water was diminished by the construction of reservoirs on the Santa Fe River beginning in 1880 so Native Americans would not have lived here in pre-Spanish times. But the archaeologists did find a couple of significant features dating to the early Spanish period. One was part of a structure they had been calling a vault since encountering it in an earlier test pit. Were pretty certain that its a limeslaking pit for making plaster, said James L. Moore, an OAS project director. The pit may have been used to manufacture plaster for one of the several churches that have been constructed on the site including the Cathedral of St. Francis of Assisi dedicated in 1887 and still in use. The other, and bigger, find was a cobblestone street about four feet below the surface. Archaeologist Guadalupe A. Martinez said it could date to the founding of Santa Fe in the first decade of the 17th century, and it could even be the oldest cobblestone road discovered in the Southwest. Even though, down in the trench they had dug, they were just looking at a segment a few square feet of big river cobbles creating a fairly level surface they figured it was a roadway after using a laser and finding that it crowns in the center, for drainage to the sides. was built by just pounding stones into this clay and once it dried it was really, really hard, Martinez said. This is the only road weve ever found. The trash above it is also 17th-century material, and that includes majolica from Puebla, Mexico, and ceramics from China and Native ceramics from around here. Wait - a trash layer? All this black stuff in this layer is 17thcentury garbage, and its black because of charcoal, Martinez said, pointing to a dark layer in the cut. Besides cooking debris, the dirt holds pottery pieces and animal bone. Theres an old Santa Fe tradition

of throwing trash in the streets. There are reports from the 1700s about garbage in the plaza and in the 1880s the womens league was condemning the city for this. My familys been in Santa Fe for 400 years. This is probably my cousins trash, he quipped. Nobody knew about this street until I found it over in that corner in 2008. We had all kinds of magnetometers and groundpenetrating radar but theres so many electricity lines and sewer lines, they didnt work. So it was serendipitous. Moore elaborated that OAS had earlier dug two test pits. Over here near Palace

we found a layer of cobbles and pebbles and we thought it might be a room or a stable, he said. It wasnt until we opened this much up and found that its crowned and in a location where a 17th-century road had been conjectured to exist that we could really see what it is. Their excavation showed a series of layers. Deepest was fine, clean alluvial sands from a riverbed or flooding from the Santa Fe River. Next are the road cobbles. Above them is a thin layer of cienega clay, then the thick trash layer. Then most of the top three feet is debris from leveling activities following an 1896 fire. That blaze claimed the St. Vincents Sanitorium that the Sisters of Charity built on the site of todays Marian Hall. It might seem strange that such a record of history would be covered up, but that was the plan: dig, sift dirt for artifacts, record everything, and rebury it. The site, after all, is private land on which hotels are being developed, not a museum. Covering it protects it, Martinez said. Weve taken a lot of artifacts, a lot of dirt samples, and it will be made into slurries then run through a series of sieves, then the finds go to our ethnobotany laboratory. Wed really like to find grape seeds, because the Spanish supposedly brought a certain species of grape for wine. The old street appears to go at an angle. One possibility is that it was a predecessor of Otero Street that crossed Palace Avenue into the church area. However, the oldest map of Santa Fe is the Urrutia map (drawn in 1766, perhaps a century and a half after this street was created) and it only shows planted fields on the north side of Palace. So it is likely that the easement followed by Otero was not developed until later. Another idea is that the old cobblestone street angled off from Palace Avenue to a church on the site. In Sanctuaries of Spanish New Mexico, authors Marc Treib and Dorothe Imbert quote George Kubler in The Religious Architecture of New Mexico (1940) saying a rudimentary jacal chapel existed on the site as early as 1610. The Franciscan prelate Fray Alonso de Peinado supervised the construction of a more durable structure, but it didnt last very long. By about 1630, a permanent church had been built under the direction of Fray Alonso de Benavides. In fact, it is a logical possibility that the cobblestone path, which Martinez said was

constructed sturdily enough to support heavy carretas, could have been laid to convey building materials from Palace Avenue to the site of that church built in the 1620s. The archaeologists left most of the old road stones in place. The cobbles themselves are just rocks, Martinez said. Theres nothing on them that will tell you anything. You cant carbon-date anything. Maybe, maybe there will be a couple of metal adhesions from horseshoes on them, but that doesnt tell you much, either. Were documenting everything, then it will be reburied and thats it. The excavations were filled in on Oct. 21.

Drury had to do this survey, but doing it to this extent was elective, Martinez said. They were as curious as we were. Theyve been great clients. Drury has planned for several years to undertake a three-phase project: conversion of the century-old Marian Hall into a 30-room boutique hotel; renovation and expansion of the 1954 St. Vincent Hospital building as a hotel; and the construction of 60 casita suites. The company just finished another historic remodel on a 90-year-old hotel in Wichita, Kansas. The grand opening for the 200-room Drury Plaza Hotel Broadview took place on Oct. 19. Now the company can concentrate on Santa Fe.

Were starting to assemble our crew for Santa Fe, said company spokesman Brian Nenninger. Weve got a crane ready and we have our first building permit into the city, and well probably have another one coming in January. A year ago, he thought they would start with the smaller project, Marian Hall. Now the company plans to do the big project first: developing 181 rooms and a restaurant in the hospital building. The old boiler building with smokestacks nearby will be developed as a meeting room, although Nenningers personal preference is for a brewpub. Construction should begin at the site in December or January. Two of the first items on the program are utilities work and removal of the bridges or ambulatories that were added between the hospital and Marian Hall, probably in the 1970s. The city has given us the go-ahead to remove those links. It was actually encouraged by the city because one of the nicest facades is the chapel on [the east side of] Marian Hall. At one time it had stainedglass windows. We have the drawings that show the designs, although we dont have the colors, and I think were going to figure out a way to put that back together as a meeting room/chapel. Its the jewel on the site. There have been stories about ghosts in the old hospital. The long-abandoned buildings basement, which once included a morgue, is pretty darn creepy (this writer was there just before midnight a few years ago), but sightings of the rumored ghost

of a young boy in Room 311 have been spotty. Ive been in there all hours of the day and night and Ive never experienced anything, Nenninger said. But we had some folks filming up there a couple years ago and, according to our maintenance man, two gentlemen who were setting up came running out of the building. They said they heard the sound of running feet in a hallway and one of them said he saw a little boy running around a corner. They were scared! One of the organizing principles in the plans is a promenade that thematically extends the central path in Cathedral Park through the Drury project. Nenninger said his company will do a lot of work on the Palace Avenue facades within the guidelines of the downtown historic district. The aim is for a fairly highend hotel that is modern and comfortable but fits into the area. Its not well known that we came into this business to do select-service hotels and its still our bread and butter but that in the last eight years weve gotten into the full-service business, and Santa Fe will be the sixth or seventh of those. These hotels are closer to Hiltons and Marriotts, several steps above like what we have on Jefferson Street in Albuquerque. We should be open in January 2014 on that major part. It will look like the project is complete, with the exception of the Marian Hall exterior, because were doing a promenade. The entire five-acre site will look finished.

Interest rates remain amazingly low


Who would have guessed? Interest rates are continuing at a low mark not seen since the 1950s. A 30-year fixed rate is at 4 percent and that is without any points or origination fees. And look at the 15-year fixed rate! I just closed a loan at 3.375 percent with no points. Jumbo adjustable rates also are very low, saving thousands of dollars for borrowers. A 5year adjustable-rate mortgage (ARM) for a large jumbo is as low as 3.125 percent. Unbelievable. Why are these rates continuing so low? Is it the U.S. economy? The Federal Reserve? The European economy? Yes, all of these have contributed to the most unusual mixture of economics ever seen in our lifetime. All rates will continue low through 2012, in my opinion. As we enter into a big presidential campaign year, very little will change in terms of solving the high unemployment or changing the Federal Reserve policy of expanding our money supply. The countries in Europe, I expect, will not be solving their economic problems either between now and the end of 2012. Therefore, as a result of really very little change in the economy, interest rates should remain very favorable through the end of next year. So look for low rates to continue, and for the opportunities to purchase real estate with inexpensive money in Santa Fe to abound. Realtors and purchasers are pleased with this prospect of plenty of money and low rates for qualified borrower. Low interest rates represent the best contributing factor toward stimulating the housing sector of our economy. National lenders find their balance sheets with huge amounts of money for home mortgages. Lenders are cautious. They are beginning to require what are called overlay rules for underwriting. An overlay rule is one where the additional requirements are on top of or in addition to the Fannie Mae requirements that determine loan approval. Borrowers need to ask and learn about these overlays when applying for their loans. Lender underwriting rules are becoming very complex and not very logical, particularly for borrowers who are not straight salaried-income people. For example, several borrowers who are retired in Santa Fe with several millions in savings had difficultly because their assets were in individual accounts and not in retirement accounts. Not much common sense these days in underwriting! Another overlay example is a second appraisal to support value. Asking the borrower to verify the source of all deposits to his checking accounts in the last 60 days has even become a normal request. The low interest rates are there for all to enjoy. Buyers, Realtors and sellers all stand to benefit from these unusual times.

Second time around, Part 2


As I mentioned in the October issue of HOME, the kitchen and bathrooms were clearly the biggest challenge in our house. The storage space was inadequate in these rooms. The brick floors are dark, but in great shape. In renovating the kitchen, we removed the upper cabinets you see in the Before photo. Adjacent to the kitchen was an empty walk-through room from the garage. Perhaps the original intention was a mud room/utility room. Inside this room was a walk-in pantry, which is great. In the kitchen, the lower cabinets originally consisted of the typical doors with a single fixed shelf inside. I designed the lower cabinet area to consist of very large drawers; this feature is much more functional. This increased function and saves the knees! I store pots and pans, serving dishes, colanders and mixing bowls. The contents of the drawers can be seen at once glance. I love it! We increased the functionality of the kitchen and gained three times more storage by adding cabinets to the walkthrough room from the garage, thus creating a butlers pantry complete with upper and lower cabinets a wine cooler. We added a ceiling-suspended pot rack, hung art on the walls, and now enjoy added storage space and a great place to stage our dinner parties.

The heavy brocade texture on the walls and ceiling was a huge and messy challenge. There is no way that skipping this step was an option. A skim coat of drywall mud is rolled onto the walls, left to dry, then sanded smooth repeatedly until the walls are velvety smooth. This can take up to four layers. We added recessed lighting in the family room, kitchen and dining room to achieve layers of lovely lighting that serves our needs for task lighting and for

wonderful dimmed light for entertaining; this casts a beautiful glow and highlights art. I increased the size of the arched openings between the living room and dining room, and squared them off for a more open, contemporary look. I also opened up the wall between the living room and family room to create an airy feeling that works great for entertaining and for bringing more natural light into the family room. We selected yellow birch flooring with a

walnut stain for the dining room and living room, replacing the ghastly carpet. The original brick floor in the entryway, family room and kitchen still remains. The faux beams in the family room were removed and windows and doors replaced (choosing sliding glass doors to bring the outdoors in and create a lovely flow to outdoor areas.) The fireplace was updated by plastering over the brick faade with white Venetian plaster, and framed with a stainless steel

band. The brick hearth was covered in a modern porcelain tile with small metallic flecks, reflecting the stainless surround, and the brick mantle was covered with an oversized wood mantle made of alder and stained dark. Of course the walls are graced with art and objects of art are displayed on pedestals; one of our favorites is from Jay Etkin Gallery in the Railyard.

Recovery is on horizon
Last month, we went to Austin, Texas, for a national real-estate conference and met brokers from all over the country. The majority were thoroughly amazed when we spoke of our market and the current difficulties. Most we conversed with had markets with an average selling period of 90 days. Sure, they had short sales and foreclosures, too, but their markets were far improved. Since we rely heavily on our feeder markets and Santa Fe was the last to feel the decline, we saw this as a sign that we, too, will be on the mend. The Santa Fe Association of Realtors recently published its 3rd quarter statistics, so its time again to look at the numbers. While the summer is believed to be the best time to sell real estate, the wildfires kept buyers at bay. Both closed sales and pending sales were down slightly from the same time last year but new listings were down, too, with 687 properties listed versus 816. Also improved was days on market at 224 for the 3rd quarter versus 243 for 2010. The average sales price was $453,823, which was a 3.8 percent increase over the prior year. While the median sales price dropped a fraction (1 percent), the average sales price tells us that the entire market is recovering. For the different city areas, the big winner in activity goes to Southeast City Limits with a 54 percent increase in closed sales and a 34 percent reduction in overall inventory. Our runner-up was the Airport/ Agua Fria district with a 27 percent increase in closed sales and a 9 percent reduction in inventory. With 90 homes still available on the market and a median sales price of $183,100, it is no wonder that Santa Fes housing affordability index has increased to 107, an all-time high. The Northeast City Limits saw a 9 percent reduction in new listings and an increase in the median sales price year to date (YTD) of $560,000 over $517,500 for 2010. Southwest City Limits saw a reduction in new listings to 315 properties versus 400 for 2010. Here, the median sales price declined to $207,000 from $225,000 from the previous year. The toughest area in the city, Northwest City Limits, had a 20 percent increase in new listings and a 26 percent drop in closed sales. The median

sales price YTD is $266,000 down from $340,000 of 2010. For the county, the busiest area was Las Campanas with a 76 percent increase in closed sales YTD. However, the median sales price here has plummeted to $860,000 from $950,000 from the previous year. The areas surrounding Las Campanas had a 26 percent reduction in new listings but a 7 percent drop in median sales price to $637,500. Tesuque experienced a 50 percent increase in closed sales but a 12 percent decline in median selling price to $695,000 from $792,500 from 2010. Old Las Vegas Highway and surrounds had a 31 percent increase in closed sales and a decline in new listings. The median sales price here was $345,000. Highway 285 had a reduction in new listings but a drop in closed sales. The median sales price was $402,000. Eldorado has been consistent in closed sales YTD with a small drop in median price to $319,000. Inventory here hovers around 10 months. The area of Rancho Viejo saw a big drop in new listings and a 16 percent drop in closed sales. The median sales price increased 4 percent to $295,000. Southwest County had a 17 percent increase in median sales price to $280,950 but the inventory here remains high at 26 months. It will be worthwhile to look at the numbers again in a couple of months to see how Santa Fe finishes the year. Commercial market: not all bad news


ooking at the commercial real-estate market, whats big and new in the last year in Santa Fe, besides the Walmart Supercenter? Not a whole heck of a lot, said Anthony Johnson, president of Pegasus Retail. It was a very quiet year in Santa Fe, not unlike in the rest of the world. We had probably a half dozen new names appear in our restaurant landscape in Albuquerque and its typical that 12 to 18 months later they start to look at Santa Fe. Is there anything behind the rumor that Costco is coming in? Theyre veen looking at the Santa Fe market for five or six years. Are they going to do something in Santa Fe? Yes, eventually. Theres all kinds of good stuff on the horizon, Johnson said. Im working on a half dozen very significant transactions of 10,000 square feet and above. They will come to fruition eventually, but we have cloudy skies. Developers Ken and Deena Joseph, with consultant Don Wiviott, expect to begin work in December on a mixed-use project called Luna at the old Healy-Matthews site, 515 Cerrillos Road. The development will define the gateway to downtown Santa Fe by building upon the streamline architectural elements of its original use as a DeSoto car dealership, becoming an urban focal point, according to materials provided by the Josephs. The project features units that can flex back and forth over their life from office and commercial to loft uses. On the design team are Praxis Design/Build and Wood Metal Concrete Architects, with landscape design by Serquis & Associates. Davenport Construction is the contractor. The first phase of Luna is 63 percent pre-leased. Tenants include a gourmet international market, one of Santa Fes best-known coffee purveyors, and a bookstore. A big loss to Santa Feans (and other Americans across the country) is the demise of Borders Books. Johnson

said the small Borders space at Plaza Santa Fe should lease pretty quickly, but the big one downtown is another story. Lucky Bean Coffee House & Caf is in there, in the same space Borders served coffee. Boulder, Colo.-based GoLite Direct did popup appearances in the spring and from mid-September to mid-October to sell inventory, said Karen Mondragon, Sanbusco Center property manager. The only other prospect is Santa Fe Artists Market, which sponsors sponsors outdoor juried art exhibitions at the Railyard Park and Cathedral Park. This winter they will have booths like they do across from the Farmers Market, Mondragon said. Theyll be here from 7 to noon on Saturdays, January through March. During the past year we also have a new tenant, Rock Paper Scissor, that opened in August. Thats a hair salon and they do manicures and facials. And Teca Tu expanded. Regarding the big hole at the end of the mall, were out there looking. It will be a while. Lucchese is new on the Santa Fe Plaza this summer, coming into a storefront that was vacant for more than a year after the departure of Eagle Dancer. Newcomers in that stretch include Stan Nachez Studio, Samurai museum-quality arts and antiques, Le Gem Boutique, and La Casa Sena Wine & Spirits Shop. A significant hotel project by Drury Southwest (See story on page 24) will be under construction soon at Palace and Paseo de Peralta. A pair of rare (these days) new buildings in the central section of Cerrillos Road were for Amigo Tire and Taco Bell both businesses moved a few blocks south from their former locations. Duty & Germanas Architects has several project in the works. One is a new restaurant going up at the corner of Cerrillos Road and Christos. Another is a new building for Little Caesars Pizza on Cerrillos Road next to Long John Silvers. The Plaza Caf Downtown, serving good food since 1905, is still closed after a fire damaged the kitchen 14 months ago. But Leonard Razatos, one of the brothers who own the restaurant, said they hope to reopen in February or March with a brand-new kitchen and a bigger dining room. In other good food news, the venerable Palace Restaurant is up and running with new management. Plaza Real changed to Hotel Chimay de Santa Fe, expanded at the northeast corner, and opened the comfortable Tias Cocina restaurant upstairs. Izmi Sushi Bar moved from St. Michaels Drive to 105 E. Marcy Street. Whole Hog Caf moved from Cerrillos Road into the former Caf Dominic, 320 S. Guadalupe Street. At press time, signs for Fusion Fire Buffet & Grill had been hung at the recently departed

China Star, 3795 Cerrillos. And, way out at Fashion Outlets of Santa Fe is the fab new French restaurant Caf Vingt Cinq. Business is wonderful at the Outlets, said Ann Ackerman, director of marketing for AWE Talisman Companies, which also manages outlet malls in Las Vegas, Nev., and Niagara Falls, N.Y. Also new in the past year at Fashion Outlets are clothing stores Aropostale, Levis, Under Armour, and Guess. Things have been very quiet this calendar year in the Railyard, according to Richard Czoski, executive director of the Santa Fe Railyard Community Corporation. The proposal for a post-production facility by Masque Entertainment Studios has collapsed after several years hopes. At Market Station [the building with REI and Flying Star], the owners are working on refinancing their project and the city is considering leasing about 22,000 square feet of office space on the second floor. Then they could focus on the second building, which may be developed for a movie theater. The old La Puerta warehouse, approximately 11,700 square feet, in the Baca Area of the Railyard will be renovated and should be occupied by three tenants in the first quarter of 2012. That will really improve the appearance of the project as you come in off Cerrillos Road, Czoski said. At De Vargas Center, Leather Works and Kiva Pharmacy are gone. The space that formerly held Surrender Dorothy is still empty. As it did a year ago, Travelers Market will use the space for a holiday display. Newcomers at the mall include Blush Boutique, a womens clothing store; Rainbow Being/Anurakti, offering facials and inner beauty consultations; and Gold Buyers of America. Denice Sherwin is expected to open Life Vessel at the east end of the mall, joining Renewal by Anderson and Mattress Firm. Genesis Spas and Pool Supply has moved out of its space and into the breezeway next to Albertsons, so that space is empty. Were looking at using that for Travelers Market; theyve been wanting to come inside for a while, said the malls Katy Fitzgerald. We have such a great mix of destination stores that have been with us for years. We just need to go out and find the best of other departments to bring into the mall. near the community college. I expect to have the entire PNM building done in March. It would be ideal for city operations and it would be ideal for the State of New Mexico as an alternative to Las Soleras [the large, multi-use development proposed for the northeast quadrant of the I-25/Cerrillos Road intersection]. This is part of the whole discussion about keeping the state agencies where they are instead of stranding a whole lot of workers in the middle of nowhere, Shepler said. Heres something they can pick up for a little over $100/foot rather than spending maybe $250 plus the land out at Las Soleras. The former Silva Lanes, 33,000 square feet, has been closed for two or three years, but there are a few bowling operators looking at it. Back when times were flush, the appraisal was around $2.7 million and now its down to $1.7 million and change. Weve been aggressively discounting it to the point where it could even be changed to warehouse. Im optimistic something will happen there within a few months. On the commercial outlook, Shepler said, Weve weathered the things that we needed to weather. The

activity is coming back in bits and pieces and its all pretty positive right now. Marc Bertram, who had a great success with partner David Oberstein transforming an old hospital into the tony Hotel Parq Central in Albuquerque, agrees with Shepler about the Las Soleras project. We think that is a huge cloud hanging over the office market, certainly the landlords here do, because as long as the state, the 800pound gorilla, talks about building their own supercomplex out there and moving out of existing space, that would have a ripple effect throughout the market that would be very negative. To compare, Thornburg [Companies] leaving downtown opened up 50,000 to 60,000 square feet and its taking years to crawl back into that. With this state supercomplex, the initial conversation is over 200,000. Its a situation that this market just doesnt need at this juncture. Bertram said about 2,500 square feet of the space vacated by Thornburg at Marcy Plaza has been retenanted. We still have about 10,000 left and were sitting at about 75 percent

occupancy, which is really not too bad in the marketplace. At 215 Lincoln Avenue, another building Thornburg was in, we did individual office suites and were at about 60 percent occupancy there, up about 25 percent from last year. This is mostly just individuals looking for boutique office downtown with parking. David and I are busy running Parq Central, and people in Albuquerque ask me about Santa Fe. Everybody kept waiting for the other shoe to drop but it hasnt, and it never will. I dont believe that we are going to see vacancy rates or property values getting any worse here. If people are sitting on the fence waiting for that other shoe to drop, theyre going to wait a long time. One thing thats hugely better than last year is interest rates, Bertram said. If someone told me wed have 5 or 6 percent interest rates on commercial real estate 20 years ago, Id have said they were crazy, but thats what we have.

Having gratitude for safe water


There is nothing like an occasional reminder of how safe our water is in this country, and this is thanks to guidelines in the Safe Drinking Water Act originally passed by Congress in 1974, and enforced by the U.S. Environmental Protection Agency. Other countries should be so fortunate. We just returned from three weeks in Asia (Myanmar, Cambodia, Vietnam and China) and the only water we drank, starting with the trans-Pacific flight, was bottled water or water boiled for tea and (usually bad) coffee. I am no fan of bottled water, but it really did not bother me that I was violating one of my own principles when I considered the options. In public facilities everywhere we went there were signs indicating that the water was non-drinkable. And even when hotels claimed to have safe tap water, we still opted to drink bottled water, which was widely available and reasonably priced, except at major tourist sites. Even the locals drink only bottled water, or public water they had boiled. Just before leaving the Beijing Capital International Airport, we noticed waterdispensing stations with the label, The water in this machine has been purified to meet the national ((Life Tap Water Health Standard)). That exact language comes from a photo I patiently waited to take when there was no one in the queue. The breakdown of people in line appeared to be about half travelers and about half uniformed airport workers, for whom a fringe benefit was being able to drink safe water on the job as well as take full plastic bottles of this water to their homes. We know that the earth is about 70 percent covered by water, but only about 2.5 percent is fresh water and about 70 percent of that water is tied up in glaciers and ice caps. I do think it is safe to say that anthropogenic effects will ultimately tend to decrease this latter number through

time. Some might argue that water is the new oil, but there are some major differences. Water is returned to the global hydrologic cycle - Location is everything! - and the burning of oil constitutes the loss of a non-renewable fossil fuel with the negative side effects of carbon dioxide emission and acid rain production. The absolute amount of water on Earth is postulated to be relatively constant, but its distribution (particularly on land) is highly variable. Although not without some controversy, many scientists attribute the origin of water on Earth to collision by asteroids and comets after the planet was formed - supported by NASAs interpretation of recent photographs of comets. It seems unlikely that the amount of water on Earth will change. So with a relatively constant supply of water, and a rapidly growing global population (having recently surpassed 7 billion inhabitants) we are in for some changes on a global scale. Purifying our water for drinking may become a much simpler problem than having a water supply available for purification. Save water and energy by recycling


Recyling is mainstream. Many large and medium-sized cities have a recycling program in place. But why recycle when we have plenty of empty land in which to dump our trash? For as long as I can remember, my grandmother recycled. She thought it was just the right thing to do. Sending stuff to a landfill didnt make sense to her. She recycled as much as she could. She hauled newsletters to the local recycling center, took bottles back to the store and recycled unwanted or discarded items to local second-hand or Goodwill stores. In short, she was trying to have a smaller carbon footprint before those words entered the American vocabulary. Most larger Northern New Mexico communities now have recycling programs, including in Los Alamos, Taos, Santa Fe, and Albuquerque. In Santa Fe, we have had curbside recycling for more than a decade. It has changed over the years, but it now encompasses both businesses and residences. On an average month, all of us combined are recycling several hundred tons of material: paper, 270 tons; cardboard, 175 tons; plastic, 25 tons; tin, 15 tons; aluminum, 5 tons; and other materials, over 30 tons. This does not include materials that are being directly recycled by businesses not going through the City of Santa Fe program (for example, cardboard for cash). This is more than 500 tons of material not going to the landfill every month! Making products with recycled materials, instead of new, saves the environment from destruction, and saves energy and water. There is no limit to the number of times an aluminum can can be recycled. It is estimated that it takes just 5 percent of the energy to produce a new can from recycled material compared to making one from scratch. Just as important, recycling cardboard and paper not only saves trees; it also saves about 65 percent of the energy required

to produce new paper products. And it greatly reduces the bleaches and harmful chemicals used to produce new paper and cardboard. It is estimated that making a ton of paper from recycled materials saves about 7,000 gallons of water. Paper products are collected locally, bundled and shipped to recycling centers in New Mexico and Arizona. In as little as 30 days from the day recycled, a paper could be back on your doorstep as your New Mexican. A secret about recycling is that it creates new jobs hauling, sorting and manufacturing recycled goods. The more we recycle, the more jobs we create. Recycling is not only environmentally sound, it is also economically sound. Recycling, whether by a business or a residence, just makes good sense. My grandmother was clearly ahead of her time. Lets start saving a boat-load of water and a mountain of energy today. Begin recycling if you arent and increase what you recycle if you do. Multiplying the beauty of a Lumpkins

his beautiful house in the gated La Tierra Nueva community has a heart designed by William Lumpkins. Three years ago the current owners, working with Wolf Corporation, did a comprehensive remodel, and a substantial addition. But the old part of the house, built in the 1980s, has the Lumpkins touch. It holds todays living room, kitchen, and two bedrooms. The four-bedroom home is about 4,500 square feet. Its character is updated, contemporized Pueblo style but that does not mean a cubist fantasy in steel and glass. The walls are adobe, with earth-colored stucco on the exterior and American Clay finish inside. The houses aspect at the front entrance includes Apache plume, junipers, and other low-water landscaping; and, in the adjacent front courtyard, an autumn purple ash tree and a wall dressed in stacked stone. The courtyard, offering excellent views of the Jemez Mountains, has a generous lawn area surrounded by plantings of cotoneaster, Russian sage, lavender, scotch broom, and ornamental grasses. All the doors in the house are custom, and windows are all new Loewens. The floors in the public areas are laid with brick. In the bedrooms the floors are carpeted, and in the bathrooms they are ceramic tile. There is new track lighting, practical and stylish, throughout the home.

The living room features a large, stone fireplace and lots of built-in bookshelves. The ceiling here, as in most of the rest of the house, is coved plaster on vigas. The departure is in the kitchen, which sports Lumpkins square beams. All the appliances are new; they include a Viking induction cooktop, Kitchen Aid ovens, and a Maytag refrigerator. Custom cherry-wood cabinets contrast nicely with countertops of black granite. His office is graced by one of the homes four fireplaces, while hers is brightened by a row of clerestory windows; this would also make a great art studio. The master bedroom is equipped with a kiva fireplace and doors to the outdoor patio spaces. In the master bath are a spacious, glass-doored, handsomely tiled steam shower with a built-in banco. In the deep spa tub, the bather sees terrific views of the landscape. The whole bathroom is beautifully daylit by a long, opaque skylight over the twin sinks. Adjacent is one of the longest closet/dressing rooms you will see in a residence about 25 feet long, with scads of shelf, drawer and hanging space. The back courtyard has gravel pathways winding through the landscaping by Gwen Wardwell; it includes creeping thyme, Mahonia, and Plumbago. The long views here take in the Sangre de Cristo Mountains. The property at 34 E. Goodnight Trail is 10.35 acres, and horses are allowed. It is listed for $1,875,000 by Clara Dougherty, Dougherty Real Estate Company.

Congress action reduces loan access


In October, unfortunately, the U.S. Congress allowed conforming loan limits to revert from 125 percent to 115 percent of the local area median home price. This action has effectively reduced the size of conforming loans for many homebuyers across the country. These new loan limits will have a significant impact on our nations housing market including Santa Fe. The new loan limits mean fewer people will have access to affordable mortgage loans, and the loans that are available will be more expensive. The National Association of Realtors predicts that 5 percent to 10 percent of consumers will face higher mortgage rates as a result of this change, at a time when housing is still in recovery. The lower loan limits will impact 669 counties in 42 states and the District of Columbia, with an average Federal Housing Administration (FHA) loan-limit reduction of more than $68,000. Essentially, loan limits fell from $729,750 to $625,500 and in 2010 alone, mortgage lenders originated $30 billion in loans for homes in this price bracket. These home sales represent a considerable component of the housing market. With the housing industry still struggling, it doesnt make sense to throw cold water on any segment of market. Realtors are continuing to work closely with members of Congress and a coalition of industry partners to reinstate the higher loan limits as soon as possible, because Realtors want to make sure that homeownership is more affordable and accessible for hard-working families across America. Homebuyers arent the only ones who will feel the effects of the new loan limits: they will reduce the number of qualified buyers, which also means homeowners will have a harder time selling their homes. The FHA mortgage loan limits are critical to providing liquidity in todays housing market, especially since the private market has yet to return. FHA mortgage programs have played an important and vital role in the housing markets recovery and our leaders should not be doing anything to jeopardize that process. The local and national economies and wellbeing continues to rest on a full recovery of the housing market. For decades, many first-time homebuyers have relied on FHA-insured loans to purchase a home, especially since in many cases only a 3.5 percent down payment is required. According to the National Association of Realtors, one-third of recent buyers purchased their homes with the help of an FHA-insured mortgage. As the leading advocates for homeownership, Realtors are working hard to make sure anyone who is able and willing to assume the responsibilities of owning a home will have the opportunity to pursue that dream. Mortgage availability remains a top concern and Realtors are committed to reinstating the higher loan limits as quickly as possible.
