Hamptons market retains value for buying and renting

MEMORIAL DAY WEEKEND MARKED the beginning of The Hamptons season. Most South Fork luxury renters and buyers have already pounced on their oceanside residences this year. It is more then evident that the most sought after town is Amagansett; followed, in no particular order, by Sagaponack, East Hampton, Water Mill, Bridgehampton and Wainscott. Geoff Gifkins, Senior Vice President at Nest Seekers International added that, Southampton Village is still one of the strongest sale markets. There seems to be activity in just about every categoryfinished homes, fixer uppers, teardowns, landas long as the location is good and the value can be established, according to Jennifer Brew, Associate Broker at Brown Harris Stevens of the Hamptons. Corcorans Executive Managing Director in Bridgehampton, Ernie Cervi, reported that sales have been especially strong this year. We saw an increase in units in the second quarter this year over the same period last year. While its late in the season to buy or rent, there is still great value in investigating your options. The market has officially stabilized in this coveted enclave, boosted by strong international buyers and renters, but there are still ways to come out on top despite the high demand. Mr. Cervi attributes the record high prices to an influx of international buyers hailing from Russia, France, Italy, Germany, England and China. This is an international resort and an excellent investment or second home for foreign buyers, he said. Ms. Brew explained that The Hamptons have become a global brand, attracting wealthy international socialites and moguls. [They] have a great deal of influence on this market since they contribute to demandthose people come to the Hamptons for luxury vacation homes that are also solid investments. Mr. Gifkins shared a similar belief regarding the Hamptons market. The market remains ideal for buyers with great prices and the lowest mortgage rates in years, she said. Mr. Brennan agreed and offered his advice: Buyers should not wait to buy. Now is the time due to low interest rates and ebb in market conditions. rentals are taken, or the homeowners have decided to use them. Ms. Brew, of Brown Harris Stevens, also believes that the summer season market for rentals has already ended for July occupancy. Now were getting a lot of requests for August rentals, she said. But buyers are still buying houseswe

arent really seeing the summer slack off that weve experienced over the past couple of years. This year, several of our buyers are former renters whove grown tired of rentingand tired of shopping for homes. The driving factor for most renters and buyers is location and everyone wants to be within close proximity to the ocean. Bay, ocean, pond or any waterfront in any hamlet, Mr. Cervi said. For those feeling a bit priced out, there are a few alternatives that still provide buyers and renters with ocean-front access. Shelter Island is a fabulous place to buy waterfront at lower prices than the Hamptons, reported Ms. Garston. Sag Harbor and Montauk are other popular hamlets that still have the complete Hamptons atmosphere and may provide friendlier price points. But dont despair!
